3 LOCATION: The property has excellent access with San Juan Grade Road bordering the entire south side of the ranch. Access to Highway 101 is approximately 2 miles west via San Juan Grade Road and Boranda Avenue on/off ramp to 101. DESCRIPTION: The ranch is currently leased to vegetable and berry growers. Approximately acres is level to grade with the balance consisting of gently sloping hill land typical of the berry ground in the area. Vegetable crops have been and are currently grown on the hill ground. APN ACRES ZONING: The property has been given a zoning designation of F-40, an exclusive agricultural use as recommended by the Planning Commission of Monterey County. There is a residential development across San Juan Grade Road on the south side of the property. The Club at Crazy Horse Ranch Golf Course is located approximately ¼ mile or less just west of the subject property on San Juan Grade Road. In checking with the City of Salinas, the subject property is outside of the City s Sphere of Influence at this time. WILLIAMSON ACT: The property is currently enrolled in the Williamson Act, a land conservation program that is administered by the Board of Supervisors of Monterey County.
4 SOIL INFORMATION: The USDA Natural Resources Conservation Service National Cooperative Soil Survey indicates the soils on approximately +-80% of the property contain a soil rating of Grade(s) 1 and 2 while the remaining +-20% hold a rating of Grades 3 and 4. The lower rating for the soils at the time of the survey can often be improved through good farming practices and the addition of soil amendments.
5 IRRIGATION WATER and SYSTEM: Salinas Valley Underground Aquifer: The property is irrigated from deep wells as are almost all properties in the Salinas Valley. The Salinas Valley has one of the best underground water aquifers in California. The Salinas Valley is approximately 100 miles long and 35 miles wide at its widest point. It is bordered by the Santa Lucia Mountain Range on the west and the Gabilan Mountian Range on the east. Rainfall and some snow melt from both ranges drain into various tributaries such as the Nacimento and San Antonio Rivers and also directly into the Salinas River from smaller creeks. Water from these reservoirs is released throughout most of the year into the Salinas River which recharges the large underground aquifer that lies beneath the Salinas Valley. The Monterey County Water Resources Agency is responsible for managing conservation and regulating the water resources of the Salinas Valley and has on going projects to balance the in-flow and out-flow of the underground aquifer. 6 LEASES: The property has and continues to be leased to upwards of 3 to 5 berry and/or vegetable growers. The leases for berries and vegetables are reported to range from $1,800/acre and $2,200/acre. Some recent short term snow pea contracts have been for upwards of $2,800/ac for a +-60 day crop.
