3 THE EXISTING SITE The Tehiyah campus is situated on 2.98 acres of land in the Mira Vista Highlands area of El Cerrito Hills, a quiet neighborhood of single family residences. The site is bound to the west by Carquinez Avenue, to the east by Tassajara Avenue, and to the south by Barrett Avenue across from a city park and playground. The northern property line borders residential property and is the boundary line between the cities of El Cerrito and Richmond. The City Planning Department requires a 12-foot average setback for structures along Tassajara and Carquinez Avenues, and a 10-foot average setback at Barrett Avenue. Built as a public school between 1948 and 1957, the property was purchased by Tehiyah from the Richmond Unified School District in The site s zoning allows private schools to operate with a Use Permit approved by the City Planning Commission. Prior to its purchase by the Richmond School District, the site consisted of a subdivision of Lots for residential constructrion. A single parking space for the disabled is located at the southeast corner of the site. The views from the campus are to the west towards the San Francisco Bay and to the east up into the El Cerrito Hills.
