4 PRODUCTOS MIVIVIENDA 11. Mortgage Credit Contract whereby a financial institution grants a credit to a person in order to acquire, build, improve or expand a house. That credit will be paid in terms and conditions agreed between and among the parties, providing real estate as guarantee. 2. Créditos Mivivienda Mortgage Credits financed by Intermediate Financial Institutions (IFI) with Fondo Mivivienda S.A (FMV) resources. Mivivienda Credits consist on: Nuevo Crédito Mivivienda, MiConstrucción, Financiamiento Complementario Techo Proprio, MiCasa Más and MiTerreno. A brief summary regarding the current products is shown, as follows: Nuevo Crédito Mivivienda: Mortgage credit given in Soles, fixed rate and 10 to 20-year financing term and a minimum down payment of 10%. This credit may finance the purchase of completed, in construction or in project houses that are of first sale or second use houses, which value ranges from 14 Applicable Tax Units (ATU) (S/ 56,700) to 100 ATU (S/ 405,000). MiConstrucción: Mortgage credit which allowing the real estate s owner to build, extend, improve or acquire a house with up to S/ 100,000 financing. This credit is given in Soles, fixed rate and up to 12-year financing term and prepayments without penalties may be performed. Financiamiento Complementario Techo Propio: Mortgage credit related to Techo Propio Program, given by a financial institution to cover the differential between the house s value to be acquired, built or improve and the family savings made along with the subsidy granted by the State. MiCasa Más: Mortgage credit given in Soles, fixed rate and 10 to 20-year financing term, with the possibility to make total or partial payments in advance. This credit allows the purchase of completed, in construction or in project houses, as long as they are of first sale or second use houses. The loan amount ranges from S/ 45,000 to S/ 270,000, with a minimum down payment of 20%, and the fee slippage of payment schedule in a chance occurrence or force majeure suspending temporally the income source. MiTerreno: Mortgage credit allowing the purchase of urban, private or public land for housing or workshop housing, which loan amount is up to S/ 50,000, with a minimum down payment of 30% of the land s value. This credit is given in Soles, with fixed rate and up to 8-year financing term. 3. Intermediate Financial Institutions (IFI) Financial System Companies that operate under the supervision of the Superintendencia de Banca, Seguros y AFP (SBS) and fullfill FMV's requirements. 44. Mortgage Delinquency The percentage of direct credits in default or in judicial collection regarding total credits. The mortgage delinquency rate of Mivivienda Credits presented in this bulletin measures the quality of Mivivienda Credits portfolio from IFI's in relation to subborrowers. 4

5 MIVIVIENDA PRODUCTS: SITUATION AT MARCH EXECUTIVE SUMMARY - Overall Figures In June 2017, 450 loans were placed, decreasing by 146 compared to May 2017 and by 272 compared to June In monetary terms, the amount disbursed was S/ 58.6 million, decreasing by S/ 21 million compared to the previous month and by S/ 18.6 million compared to June From January to June 2017, 3,298 loans were placed, decresing by 25.2% compared to the same period of In monetary terms, the amount disbursed was S/ 414 million, 13.2% less than the same period of In May 2017, the loans of Mivivienda Credit were 596 and its participation in the mortgage credits of the Financial System (calculated as the number of Mivivienda Credit s over the mortgage loans in the financial system) was 19.1%, decreasing by 6.4% compared to April 2017 and by 9.9% compared to May As of June 30 th 2017, the book value of the Mivivienda credit portfolio amounted to S/ 6,254 million, increasing by S/ 8 million compared to the end of May 2017 and by S/ 170 million compared to June By the end of June 2017, there were 90,694 mortgage debtors of Mivivenda credit, increasing by 691 compared to June 2016 and by 78 compared to May It is important to emphasize that, on May 2017, mortgage debtors of Mivivienda credit represented 38.5% of the total mortgage debtors of the financial system. On the other hand, as of May 31 th, 2017, the non-performing loan rate (that measures Mivivienda credit quality portfolio of mortgage loans placed by the financial institutions to sub-borrowers) was 3.84%, increasing by 30 basis points compared with the end of the previous month; this indicator measured without considering the portfolio of the CRAC Señor de Luren, an entity that was dissolved in June 2015, was 3.31%, increasing by 27 basis points compared to April Products In June 2017, the placements of Mivivienda credit by products were: Nuevo Crédito Mivivienda (main loan product of Fondo Mivivienda) 438 credits; Financiamiento Complementario Techo Propio 5; MiConstrucción 3, MiTerreno 3 and MiCasa Más 1, New Credit Mivivienda disbursed S/ 58.2 million, Financiamiento Complementario Techo Propio S/ 115 thousand, MiConstrucción S/ 141 thousand, and MiTerreno S/ 118 thousand. Financial Intermediaries By type of financial institution, out of 450 Mivivienda credit loans placed in June 2017, banks channeled 327 loans (73% of the total), mainly through BCP (163), Banco Financiero (41) and Interbank (47); Municipal Saving and Loan Institutions placed 45 (10% of the total), headed by Caja Huancayo with 25; Edpyme MiCasita placed 42 loans (9% of the total); and Financiera TFC placed 36 (8% of the total). Regions By geographic area, in June 2017, the placements in Metropolitan Lima (provinces of Lima and Callao) were 277 (equivalent to 62% of the total), decreasing by 111 credits compared to May Meanwhile, the placements in provinces (All Peru without considering Metropolitan Lima) were 173, increasing by 35 credits compared to May

22 BONO FAMILIAR HABITACIONAL DE TECHO PROPIO - GLOSARIO Bono Familiar Habitacional (BFH) BFH is a one-time subsidy granted by the Government to families registered in the Techo Propio program and fullfill its requariments as a direct financial support, free of charge for reimbursement, in order to facilitate their access to a house in the Techo Propio Program. 22. Authorized Centers Are establishments located in local government offices with personnel trained to provide information about BFH and Mivivienda products. Authorized Centers are the result of the cooperation between local government and FMV. 33. Signed Agreements With the purpose of promoting the creation of social interest housing, as well as the access to a decent housing for population with lower resources, FMV signed Cooperation Agreements with several local governments. One of its objectives is to identify areas that can be assigned for real estate project development. 44. Technical Entities Technical entities are natural or legal entities in charge of promoting, developing, constructing and/or supervising Techo Propio Program construction projects. 22

23 BONO FAMILIAR HABITACIONAL: SITUATION AT MARCH EXECUTIVE SUMMARY - Products and Modalities In June 2017, 5,599 bonuses of Bono Familiar Habitacional (BFH) were granted. In monetary terms, S/ 108 million were disbursed in June By Modalities: Construction on Owned Land (main bonus mechanism) granted 5,298 bonuses (equivalent to S/ million); Housing Improvement granted 277 bonuses (equivalent to S/ 2.5 million); and New Housing Acquisition 27 bonuses (equivalent to S/ 512 thousand). Regions By regions, the 10 regions most benefited were: La Libertad with 926, Ica with 925, San Martín with 812, Junín with 479, Piura with 455, Lambayeque with 443, Lima with 419, Huancavelica with 349, Apurimac with 125 and Ancash with 124; which together represent 90% of BFHs granted. Authorized Centers and Signed Agreements As of June 30st, 2017, the number of authorized centers nationwide were 1,052 increasing by 1 compared to May The regions with the highest number of authorized centers are: Ayacucho with 100, Junín with 95, Arequipa with 82 and San Martin with 78. Meanwhile, signed agreements within the country reached 1,097, unchanged since September Therefore, as of March 31st, 2017, the regions with the largest number of signed agreements were: Junín with 110, Ayacucho with 103, Arequipa with 95 and Cusco with 87. Technical Entities As of June 30 th 2017, the number of active technical entities were 625, decreasing by 89 compared with the previous month. Regions where entities declined were: Lima by 10, La Libertad by 8, Ica by 3, Moquegua by 2, Cajamarca by 1, Junín by 1, Lambayeque by 1 and Ica by 1; although, in Ancash and San Martín there was an increase of 3 technical entity. 23

36 -EXECUTIVE SUMMARY- Bono de Protección de Viviendas Vulnerables a los Riesgos Sísmicos (BPVV) 1/ In June 2017, 35 bonuses were granted (equivalent to S/ 678 thousand), decreasing by 89 compared with May In Lima, the districts benefited by these bonuses were: Independencia with 9, Carabayllo 7 and San Juan de Lurigancho 1. While in Arequipa, the districts benefited by these bonuses were: Cabanaconde with 8, Madrigal with 6, Huambo with 2, Chivay with 1 and Coporaque with 1. Since the beginning of the program, 3,089 bonuses were granted, equivalent in monetary terms to S/ 46 million. The districts most benefited were San Juan de Lurigancho and Comas with 784 and 547 bonuses, respectively.
