2 Page 2 FACILITIES Sewage Collection System: On site, self-contained waste water treahent plant with the capacity to service 10,000 US gal per day, capacity to serve approximately 300 around-the-clock residents. Fresh & Salt Water Supply Two drilled wells satisfy the requirements for freshwater (190' & 320 deep). Freshwater is treated in Building #17 (3,900 square feet) for use in all on site facilities. A saltwater pumping station located on the waters edge is capable of supplying water to aquaculture-based businesses. It presently services the on-site hatchery. Site drainage is provided by storm drains, which lead to the ocean. Power & Lighting The on-site power lines are owned by the property owner. There are 18 power poles with lighting, set on timers Maintenance Maintenance staff varies depending upon accommodations, boiler usage and other seasonal variables. Significantly, though, the facility has employed full-time maintenance people, including a licensed boiler system engineer, since the Canadian Forces decommissioned the site in All systems are maintained, up to date, serviced and operating. Structures: steel framed high single story building with brick veneer exterior and concrete block interior partitioning Ceiling heights: mostly 12f, except in film production buildings, where ceiling height ranges from 24 foot (studio B) to 40 ft (studio A) Heating: steam, oil-fired boilers Electrical: 208 volt 3-phase generally with 600 volt, 3-phase in the manufacturing section Fire Protection Full facility sprinkler system and on-site hydrant network Central fire alarm system serving all buildings, including boiler alarm system All habitable rooms have commercial smoke and fume detection unit/alarms Transportation Infrastructure The facility is there miles from the primary Nova Scotia shore highway Route 103 Shelburne Park is located 66 miles from the Yarmouth Jetport and 136 miles from Halifax International Airport Shelburne Harbour is the third largest natural deep water harbour in the world. It currently has weekly visits from container lines and is historically along the primary ocean travel route between Europe and the Boston/New York maritime lanes. The site has been evaluated as an excellent high-end marina and docking facility. Yarmouth offers ferry service to Bar Harbour and Portland, ME and nearby Digby has ferry service to St. John, NB Local Services Shelburne serves the local population and an active tourism trade during best weather months (which in the case of the South West Shore, is April through October). The local government been exceedingly supportive of the facility s development and are responsive to requests for assistance. Mayor Al Delaney and South West Shore Development Authority CEO Frank Anderson have been supporters of efforts here and plans for the future. Roseway Hospital and Roseway Medical Clinic provide health services and are also located on Sandy Point Road.
