Write in votes were received for Tony Kentroti (1 vote), Suzie Boe (1 vote) and Dan Silverstein (1 vote). The Carry Over Funds passed When the Association votes to move the year s surplus operating funds into the Reserves (which is what this ballot measure does) no Federal Income Taxes have to be paid on the surplus. Following the Annual Meeting the Board held a General Meeting and elected officers for the next 12 months as follows: Art Hawkins President Javed Siddiqui Vice President Jake Wagoner Treasurer Neil Cornell Secretary John Steitz Member at Large Financial Report The Association continues to be in good financial condition. As of September 30th: Cash in the Operating Account totaled $39,982. The Reserves Provision is funded at $232,928. Delinquent Receivables total $25,985. Of this all but $49 has been reserved as bad debts and 94% of the balance resides with a collection agency. YTD Receipts of 183,032 are $5,592 over budget. The majority of which is attributed to $4,100 in fines, $559 late fees and $880 in collection expenses billed to homeowners. The Board has a fiduciary responsibility to enforce the CC&Rs for the benefit of all homeowners and only resorts to fines to gain compliance when homeowners fail to comply. YTD Expenses are $170,973, less than budget by 4%. There has been only two dues increase in past 14 years. Dues in 2016 will remain at $220 per quarter since we forecast a slight surplus this year and only a 3% increase in operating expenses. President s Report At the Annual Meeting, President Art Hawkins gave an overview of the support committees. He recognized and thanked the many volunteers that make WBR a great place to live. The Architectural Control Committee is chaired by Bob Milano with Mike Zumot and Neil Cornell on the committee. The Activities Committee headed up by Mark Sawyer surveyed residents about moving the Annual Picnic from the 4th of July to September. The overwhelming majority approved a September date which provided a much more comfortable temperature with 160 residents attending. The food provided by Texas West BBQ was a great change from hamburgers. 160 residents and guests attended. Assisting Mark this year were his wife, Susan Andre, John & Trisha Steitz and Lloyd Gillespie. Mark also coordinated the very successful Horse and Carriage rides just before Christmas last year and is doing it again this year. Lake Park Reservations are handled by Liz Swithenbank whose contact information is on the last page of each newsletter. She can also be found in the Members-to-Members section of our website. Lake Park has already been reserved 31 times in 2015 exceeding 2014 s usage. Neil Cornell has served on the Board for 10 years and oversees all of the maintenance work performed by contractors in addition to doing a lot of the

2 2 WoodBridge Ranch Newsletter work himself saving the Association thousands of dollars each year. During the past year the following residents volunteered to assist Neil on various projects or he recruited them and they couldn t say no, Jake Wagoner, Leo Andre, Bob Markley, Ross Boland, Nathan Boland and Linda Trainor. Neil and Judy Cornell handle the bulk of the effort to keep the Canada geese from taking up residence in Lake Park. They are assisted by Rich Shoemaker and Art Hawkins. Jonathon Bird, our Webmaster is working with a web consultant who is porting our website over to a new software platform. Our current (antiquated) software ceased working and we have gone for a period of time where we haven t been able to do updates. The revised and updated website should be operational by mid-november. Alert & Neighborhood Watch - Art thanked Judy Cornell who has headed up WBR Neighborhood Watch for more than 20 years and Renee Wellhouse who represents the Roseville side. Art serves on the Orangevale side, is the primary sender of e-alerts as well as being the editor of the newsletter. Judy also sends out e-alerts. We continue to expand the number of participants on the Alert list. We now have 215 households signed up, only 22 do not get the alerts. This represents 91% participation. We have 315 resident cell phone numbers up from 197 last year. We had several incidents this year where we used cell phone numbers to contact residents about their home when they were at work or on vacation because there was an incident involving their house, yard or a pet. The phone directory is only distributed to the Board, Kocal Management and our security company. Contact Art Hawkins or Judy Cornell to be added to the alerts list and/or to provide your cell phone number(s). Following the Board s reports there was a question and answer period regarding various security issues, Mosquito Vector Control, Linda Creek s status update and nearby housing developments including the strawberry field across from the main entrance. Annual Security Summary Report As previously reported during the past twelve months to residents who subscribe to the e-alerts, there have been three (3) home break ins, two (2) attempted break ins, one (1) car break in, and the theft of a catalytic converter from a vehicle parked in a driveway. There was also vandalism in men s bathroom at Lake Park. Annual Maintenance Report During the meeting Neil Cornell reported on the maintenance projects completed the past 12 months. Nov 14 - New posts and chain gate at Petite Creek Park. Dec/Jan Various tree work completed and several signs replaced. Feb Sacramento County shored up the creek bed in Linda Creek below the bridge between Indian Creek Drive and Lake Park. Mar Bench slates replaced on 4 benches in the parks. Apr Swing seats replaced in Lake Park playground. May Repainted bathroom floors at Lake Park. No spring or fall flowers at the entrances to conserve water. Sep Masonry wall repaired at Hazel entrance and shrubs replaced paid by driver who did the damage. To conserve ground water, the lake level has been allowed to drop. The lake is filled from a well and winter rains usually bring the lake back to n o r m a l. Pickle Ball Court As announced at the Annual Meeting, the Tennis Court in Lake Park has been striped as a dual purpose court that now allows Pickle Ball to be played in addition to tennis. See the enclosed sheet for information on the game, rules and where to order equipment. Since the game is mostly; enjoyed playing doubles, Art Hawkins will compile a list of residents that want to be in a player directory so that play groups/dates can be organized.

(See Insert) 6 th Annual Holiday Horse & Carriage Rides Welcome all WoodBridge Ranch residents and guests for the Holiday Horse and Carriage Ride. The carriage rides will be on December 19th, from 5:00 PM to 8:00 PM at the Lake Park Parking Lot. Rides departing every half hour will last approximately 20 minutes. This is on a first come, first serve basis and we expect this event to again be a sellout. Please make your reservations starting on December 1st. Hot coca and cookies will be served. You are encouraged to bring family and friends. SAVE THE DATE for our second WoodBridge Ranch Progressive Dinner and New Year s Eve Party. We will all end up at the same dessert stop for a sock hop hosted by Lloyd & Marylou Gillespie in their basketball gym. The New Year will be celebrated at 10:00 pm (Chicago s Central Time Zone.) We will send out an invite towards the end of November to everyone who is signed up in the WoodBridge Ranch Social Register. If you are not in the register and would like to be invited to participate in social events like progressive dinners and the Annual Driveway Social send an to Jonathon Bird at WBRSocial@surewest.net. Attendance will be capped at 48 participants so be sure to sign up promptly when the invitation is sent out. There will be a wait-list if more than 48 sign up. For those who have not participated in a progressive dinner this is how the evening unfolds: - 6:00 6:50 Appetizers - 7:00 7:50 Soup / Salad - 8:00 8:50 Entrée - 9:00 10:15 Dessert * * plus dancing and celebrating the New Year when it turns 2016 in Chicago. Progressive dinners are designed to maximize conversations with a different group of residents at each course. Each participant will host three other couples for one of the four courses. Adult beverages will be served. We encourage our many singles in WBR to participate and, upon request, can co-host with another single participant. Dead Trees Unfortunately some homeowners have lost one or more trees resulting from their water conservation efforts. Association rules require all dead trees to be removed in a timely manner. Redwood trees die from the top down to the point where there is enough water being supplied to support the tree to that point. Redwoods can be revitalized with

4 4 WoodBridge Ranch Newsletter deep soakings and may start growing a new leader. The dead upper section should be removed or it is likely to break off and fall to the ground. With the arrival of the first rains of the season weeds will be growing with reckless abandon. Don t let them take over your yard. An application of pre-emergent can greatly reduce the number that germinate between now and spring. Remember, weeds 6 or taller must be removed even if they are dead. Disconnected Land Line Phones If you have terminated your land line phone please notify Art so that we can update your emergency contact information. We ve had several incidents where Capital Private Patrol has tried to contact residents because their garage door was open late at night and the phone line was disconnected.
