For you who went home for the summer, you ve heard it has been an unusual summer here in Green Valley. Excessive heat for a record setting period, and now we are experiencing a record setting monsoon! This year s monsoon has produced unbelievable growth of both plants and weeds! Winter Residents the growth of weeds, and plants makes it obvious that your home is unoccupied! It s for your protection that your home has a lived-in look. Please contact your landscaper. Also, your neighbors will appreciate your maintaining your properties appearance in your absence. The summer is always a quiet season, but not without activity. The Farrington s sold their home, so Jan had to resign from the Board. Sandy Hill expressed interest and was appointed by the Board to complete Jan s term. Thank you, Sandy, for volunteering; we look forward to your leadership. And, we all look forward to the return of winter friends. 2 ARCHITECTURAL COMMITTEE View Preservation Guideline We have had much discussion regarding view preservation and our CC & R language pertaining specifically to Section 12, 14, page 19. Our main objective as a Board is to preserve property values, and protecting views is a key element. At several of our recent Board meetings we discussed how best to manage view issues. The question becomes do we enforce the CC & R s across the board meaning all vegetation (palm trees and Ocotillo exempted) must be kept to parapet height or do we only enforce our parapet rule when there is a complaint? For clarification, we all are obligated to abide by our CC & R s. If there is a complaint and the vegetation exceeds the parapet height, then the homeowner of the vegetation is obligated to trim to parapet height. If vegetation has been let go by the owner and not kept trimmed, the owner is still responsible for trimming even if it endangers the health of a tree. When planting new vegetation, an owner should consider the potential height and trimming requirements. Everyone has the right to expect that the CC & R s will be enforced. So that everyone is aware, we plan to notify all those who have vegetation that is above the parapet. Even though there may not be a complaint at the present time, there may well be one in the future, and delaying the necessary trimming could result in loss of the vegetation. We intend to give notice to all those who have vegetation above the parapet; however, if there is no complaint there will be no action taken. The only exception will be in the event of a sale of the home, at which time the compliance check will require trimming if the members of the Architectural Committee believe there is a potential for a future complaint. 2
3 CANOA SECA ESTATES II SEPTEMBER 2017 ARC COMMITTEE (continued) The summer has been fairly active with several homeowners making improvements to their homes. Thanks to all for getting approval for their projects. The Architectural Committee appreciates everyone following the rules of the HOA. With all the wet weather everything is growing at a faster than normal rate. Please make sure your trees are trimmed if needed and all weeds are taken care of. I hope everyone has had a great summer and we all look forward to the cooler weather. A big thank you goes out to Mike North for a great job keeping the common areas in great shape with limited funds. 4 WELCOME OUR NEW NEIGHBORS Jim & Marion Zerilli are very familiar with CSE II since Marion is Tim Stewart s sister. Marion was visiting Tim & Julie in late spring with no intention of buying a house. While walking the neighborhood with Tim, Marion looked at Susie & Peter Martin s home at 3762 Reyecuelo, and bought it. Several months earlier the Martins had purchased and moved to their new home at 3891 Tejedor. During their career years, Marion was a nurse and Jim was a police officer in St. Clair Shores, Michigan. The Zerillis will soon be walking around CSE II with their two dogs Echo & Pepper, and meeting their new neighbors Cliff & Jean Shekter are the new homeowners at 3891 Tordo. They had been renting the Apple s home on Tejedor for several winter months. They enjoyed meeting our friendly neighbors at the Posada Java Thursday afternoon social and other CSE II activities. On the day they were packing for their return to Lansing, Michigan, Jean attended a CSE II Ladies Coffee at Cayley Cakes. There she heard about a beautiful home on Tordo (just on the market). They toured the home and made an offer. All in one day! Cliff retired as a major in the US Army. Tours of duty were in Germany, Korea and the DC area. Jean retired from the State of Michigan. She worked as an Environmental Quality Analyst. They look forward to meeting the CSE II neighbors and being active in the Green Valley lifestyle Eva & Gary Rungius found Green Valley on one of their many RV trips around the USA and Alaska. While staying at De Anza RV Park in 2011 they purchased a winter home in Las Campanas. Their career years were mostly in Washington State. Eva, after years as an elementary special needs teacher went into the banking business. Gary s career was in industrial sales covering the Pacific NW & Alaska. They are very impressed with all GVR has to offer, including table tennis. Before buying their home at 3811 Tejedor (formerly the Farrington s) Gary has played with neighbors CJ DeLange and Rick & Donna Flynn. 4

8 WASTE MANAGEMENT FRIDAY PICK-UP TRASH & RECYCLING Notes on Recycling: 1. Recycling pick-up is first, often quite early. Waste Management requests: Place the recycle bin at least 3 feet away from the trash container. They suggest recycle on one side of the driveway, trash on the other side. Place the recycle bin at the curb, facing the street. 2. All recycle materials must be in the recycle bin, with the lid closed because the recycle bin is picked up mechanically. The truck driver does not get out of the truck. 3. Cut down cardboard boxes to fit in the recycle container. Do not tie in bundles. 4. No Styrofoam products are recyclable. Check the Waste Management website for a listing of recyclable items: The Recycling truck driver will thank you! 8
