1 President s Message I hope you have enjoyed the wonderful summer weather we ve had this past month. The summer days are flying by fast! School will be starting again soon. We would like to thank the many volunteers who helped us with our 4th of July Party. A special thanks goes to Pam Daiss-Sitzmann who coordinated the event. It s always fun to meet neighbors and enjoy our pool and great food. As promised, August is the month we will begin sending notices to homeowners that have covenant violations. We have been very pleased to notice how many of our homes are kept in excellent condition. The most common covenant violation is actually having garbage cans visible from the street. Many of you probably didn t even realize this was part of the covenants. In the Declaration of Protective Covenants and Restrictions Article VI Section 12 it states: Owner Maintenance Obligations: Each owner shall be required to maintain his or her lot which shall include cutting of weeds, removal of rubbish, trash or garbage. All equipment, garbage cans, wood piles, or storage piles shall be kept screened by adequate planting or fencing so as to be concealed from view of bridle paths, neighboring residences and streets. We realize that most of the garbage cans visible from the street are the large Waste Management containers and they may be hard to store in your garage. We invite you to find ways to handle this issue. We also reiterate that yard equipment and storage piles should be concealed. We appreciate your cooperation. The second most common violation is dead trees and shrubs. We recognize what a difficult winter we had, and that many of our bushes and trees are totally or partially dead. We had a rainy May, and many of us waited to see if the trees/shrubs would revive. But realistically now, we can tell that many are dead. We encourage you to cut them back as needed. Remember you can put bundles out with your garbage. 1

2 We are fortunate to live in a wonderful community. We appreciate the great efforts of our neighbors to keep our properties well maintained. Thanks for your support! There is no HOA meeting in August Visits from our Wild Friends While at a gathering of neighbors this week we shared tales of visits from our furry wild friends. They came to feast on garbage from our trash cans, eat bark from our trees, feast on the rabbits we feed with our lush lawns and gardens, and check to see if our cats were outside lounging around. Mr. and Mrs. Coyote are out and about looking for that easy meal we too often provide. So watch those cats, small dogs and other potential food to a coyote! The masked man, Mr. Raccoon, visited some garbage cans and had a feast but did not at all clean up after himself. He has easy pickings in Chapparal so we need to make it harder for him. Please don t put the trash out until the day of the pick up, and keep it covered and enclosed until then. A porcupine made a visit and had a meal of pine bark. Unfortunately the trees on which she was feeding will likely be dead next year, as she ate all of the bark. Some shielding maybe needed if we see more of these critters in our neighborhood. 2

3 Tennis Courts Update As many residents are aware, the surface of the Chapparal tennis courts has been degrading for several years. Arapahoe County Water and Wastewater Authority (ACWWA) is responsible for maintaining the surface of the courts. Recently several meetings and on-site inspections with ACWWA, the HOA representative, and the Chaparral Metro District have taken place. It has been determined that a simple re-surfacing would likely result in the same deterioration quickly, and a longer term solution is needed. ACWWA engineers working with the water tank engineers, concrete restoration company, and tennis court construction companies are in the final stages of a plan. Details of the plan will be in September s newsletter and ACWWA representatives will be at the September HOA meeting to answer questions. During the meetings a possible shift in the use of the courts came up. A name with an unusual name Pickleball has been gaining popularity across the country, specially with Baby Boomers. The Denver Post ran a story about its appeal in February that you can read here. It may be possible to convert one court to dual use, or convert it entirely if the community expresses interest. Given that the courts remain snow-free and dry almost all winter, a game that almost all can enjoy might be a perfect outdoor draw. 3

4 Let s Talk Trash A tour of the neighborhood will reveal that we have an epidemic of trash containers, garbage cans, and rubbish piles that are visible from the street and/or neighbor s yard. The visible storage of these containers and materials is a direct violation of the community s covenants: Each owner shall be required to maintain his or her lot which shall include cutting of weeds, removal of rubbish, trash or garbage. All equipment, garbage cans, wood piles, or storage piles shall be kept screened by adequate planting or fencing so as to be concealed from view of the bridle paths, neighboring residences and streets. So please look around your property and if you have a pile of junk, wood, a trash can or two that are visible from the streets or your neighbors property, please take some action to conceal it. If some fencing needs to be installed, do remember to submit the plans to the ACC prior to embarking on the project. The same for plantings or other types of concealment techniques. Please get them approved prior to the beginning of the project! You are also reminded to conceal your equipment like mowers, wheelbarrows, yard trailers, snow plows, and so forth as also mentioned above. Let s work together to improve our looks! 4

5 Community News ANNUAL FOURTH OF JULY PARADE AND POOL PARTY It was a lovely sunny Saturday for the parade and pool party. In spite of many of our Chapparal community members being out of town, we had about 170 participants. Those who didn t make it were missed, and we hope to see them next year. The parade lined up for a block and a half. The pool games began at 1:30 pm and lasted until the showers came. Realign Sellers did a tremendous job with the games. Thanks to all the volunteers! n 5
