NAIOP Hawaii has served as the state s foremost association of development industry leaders and decision makers since 1988, and our annual Kukulu Hale Awards program was established to recognize individuals and organizations that have made significant contributions to Hawaii s commercial real estate industry and economic well-being. We honor those who have enriched our community through their projects, professional achievements and civic service. 4 Ala Moana s expanded rooftop solar PV system is expected to generate over 3.2 million kwh of green electricity in company s other two Hawaii properties, Prince Kuhio Plaza in Hilo and Whalers Village in Kaanapali, also have been the focus of investment and renovation, and in 2014 GGP entered into a joint venture with The MacNaughton Group, Kobayashi Group and BlackSand Capital to develop the Park Lane Ala Moana condominium project, now under construction on the makai side of the mall. Acquired in 1995, Prince Kuhio Plaza is the largest indoor shopping center on Hawaii Island. Last December, GGP completed an interior renovation; a new building, completed in April 2017, added 11,000 square feet of retail and restaurant space. Whalers Village, located in the heart of Maui s Kaanapali Beach Resort, is the newest addition to GGP s Hawaii portfolio. It was acquired in 2005 and completed a major redevelopment and renovation project in December With over 90 stores and restaurants, Whalers Village serves as a primary shopping, dining and entertainment destination on the island. Continued on page 8 DEVELOPER OF THE YEAR KU HO OKELA AWARD GENERAL GROWTH PROPERTIES IN THE LAST 18 MONTHS, GGP (General Growth Properties) has completed significant redevelopment, renovation and expansion projects at its three Hawaii shopping centers, re-investing hundreds of millions of dollars into a portfolio of retail properties the company has grown and nurtured over three decades. GGP made its debut in Hawaii s retail real estate market in 1987 when the owners of Ala Moana Center hired General Growth Management to manage the property. Twelve years later, GGP acquired the center and subsequently has completed several significant redevelopment and expansion projects that have transformed the property into what is today the largest outdoor shopping mall in the Significant redevelopment and expansion projects in recent years have transformed Ala Moana Center into the world s largest outdoor shopping mall. world, comprising 2.3 million square feet of retail space and some 290 stores and restaurants. The center s most recent expansion was completed in late 2015: the multi-million-dollar redevelopment of the Ewa Wing, which added 320,000 square feet to Ala Moana s footprint and introduced shoppers to Hawaii s first Bloomingdales. Two more major projects are on track for completion this year. They include the addition of two new stores, Target and Saks Off 5th, to anchor the Mauka Wing in the former Nordstrom space, and a 18,000 squarefoot Food Hall that will bring a new dining concept to the center in late Ala Moana isn t the only property keeping GGP s development team busy over the past few years. 5 HALE DEVELOPER OF THE YEAR Together these three properties employ well over 3,000 full, part-time and seasonal employees and achieve over $ $1 billion in sales annually. Sustainability is an integral component of GGP s long-term success, and the company strives to incorporate sustainable practices into its development activities. During its recent expansion of Ala Moana Center, the company used a wide range of environmentally friendly materials and a construction waste management team that diverted 75% of all metals, wood, concrete, asphalt and masonry from Oahu s waste stream. The project also incorporated architectural elements that reduced heating and cooling costs, optimized energy efficiency and water usage, and enhanced the visitor experience by adding native trees and plants and shade structures to cool the concourse without impeding air flow. For more than 25 years the center has sponsored the annual 4th of July fireworks celebration at Ala Moana Beach Park, which is enjoyed by thousands of residents and visitors. 6 HOLO PONO AWARD LIFETIME ACHIEVEMENT BILL WILSON Ford Island Bridge, completed in 1998, was the first significant design-build project in the state. When completed in 2012, Disney s AulaniResort was the largest single project built in the state. FORMER CHAIRMAN AND PRESIDENT, HAWAIIAN DREDGING CONSTRUCTION COMPANY BILL WILSON HAS BEEN A FAMILIAR NAME in Hawaii s construction industry for more than four decades. He arrived in the Islands in 1974 having landed a management position at Dillingham Corporation fresh out of graduate school at Northwestern University, where he earned an MBA after completing a bachelor s degree in civil engineering. He and his wife, Gale, who was born and raised in Hawaii, met as undergraduates at Northwestern and married during his first year in graduate school, so he interviewed with several Hawaii-based firms as well as mainland firms. He decided Dillingham Corp. offered the best opportunity: a large diversified company with activities in energy, maritime, real estate development and construction and operations throughout the United States and a number of foreign countries. Wilson spent the next 17 years with Dillingham Corp. and three of its subsidiaries Hawaiian Bitumuls & Paving, Hawaiian Dredging Construction Company and California-based Dillingham Construction Corporation where he served as vice president of finance and chief financial officer for all three companies as well as controller for Dillingham Corp. He returned to Honolulu in 1991 as president of Hawaiian Bitumuls & Paving and then was named president of Hawaiian Dredging in He served as chairman of the company from 2014 until recently being named senior advisor. Under Wilson s leadership the company has maintained its historical and integral role in the development of Hawaii s economy and infrastructure by growing in size, sophistication and capabilities. Today, Hawaiian Dredging is Hawaii s oldest, largest and most diversified general contractor with countless projects spanning five divisions: Building, Commercial, Heavy, Power & Industrial, and Waterfront & Foundation. Revenue in 2016 was $700 million. While setting high standards for excellence at Hawaiian Dredging, Wilson also has demonstrated his industry leadership through his involvement in professional organizations. He is a director and past president of the General Contractors Association of Hawaii, life governor of the Associated General Contractors of America and a trustee of Pacific Resource Partnership. Several charitable organizations also have been the beneficiaries of Wilson s business acumen and commitment his community. NAIOP Hawaii invited him to share insights about his career. Hawaiian Dredging Q: has worked on many significant projects under your leadership. What are some of the highlights for you? BW: Hawaiian Dredging has completed several noteworthy projects that make me especially proud and reflect the company s diverse portfolio and expertise: Disney s Aulani Resort was the largest single project built in the state, and it created jobs for 1,000 construction workers during a period of economic recession. The Ford Island Bridge was the first significant design-build project in the state. HECO s Campbell Industrial Park power plant is the largest bio-diesel generation plant in the United States. Just last fall we completed the 801 South Street AULANI PHOTO BY ED GROSS / THE IMAGE GROUP, LLC. project comprising 1,045 affordable housing units built without government subsidy. Currently, the company is building a new consolidated rental car facility at Kahului Airport for the state Department of Transportation. It is the state s largest construction contract ever. What are the factors Q: you feel have contributed to the company s growth and success? BW: First and foremost: the people of Hawaiian Dredging, including our 1,000 current employees and the thousands more who have worked with our company through the years. All those parties committed to every project we build owners, designers, engineers, subcontractors, material suppliers, service providers, governmental authorities and labor unions also have been essential to our success. You have been active Q: in several community organizations. Which of them have been particularly meaningful for you, and why? BW: I have been fortunate to serve on the boards of two nonprofits that are vital to our community. The Waianae Coast Comprehensive Health Center provides health care services for residents of the Leeward Coast, many of whom work in the construction industry, including Hawaiian Dredging. The American Red Cross Hawaii Chapter provides support to everyone affected by natural disasters, without any government subsidy. Any final comments or Q: observations you would like to share about your years with Hawaiian Dredging? BW: I am deeply grateful for the opportunities afforded me to make contributions across our state to improve the quality of life for all. 10 // NAIOP HAWAII

7 OUTSTANDING SERVICE AWARD RICK BLANGIARDI GENERAL MANAGER, HAWAII NEWS NOW & DENNIS FRANCIS PRESIDENT, HONOLULU STAR-ADVERTISER REPORTERS COMPETE. NEWS ORGANIZATIONS COMPETE. But on the issue of homelessness in paradise possibly the most complex, entrenched and sprawling story of our time Hawaii News Now and the Honolulu Star-Advertiser decided the only way to impact the problem was to team up. The Homeless in Hawaii Project was a dramatic expansion of their previous collaborations, which had included a handful of jointly released projects, such as the future of Honolulu s Aloha Stadium and the pros and cons of electric vehicles. The idea of applying the partnership to homelessness crystalized in early summer 2015, as the problem had become a full-blown crisis. Hawaii was identified as the state with the highest population of homeless residents (per capita) in the country. Mentally ill and drugaddicted vagrants were offending tourists. An increasing number of families free to travel from Pacific nations in the Compact of Free Association established their own camps. For years, coverage of homelessness had focused on the threat to tourism. It was also constrained by the conventional editorial view that viewers and readers aren t attracted to stories about homeless people. That gave cover to politicians who didn t feel public pressure to make the expensive investment necessary for a long-term solution dealing with long-neglected social and mental health services, affordable housing and the cost of living. Rick Blangiardi, general manager of Hawaii News Now, and Dennis Francis, president and publisher of the Honolulu Star-Advertiser, decided the issue needed to be placed at the top of the news agenda and would be the major focus of their journalistic partnership. The mission of the public service partnership was extensively discussed and defined based on foundational journalistic values: Shed light on the current conditions and challenges posed by homelessness; investigate root causes and analyze the potential solutions; hold accountable government and responsible agencies for their performance. The campaign has included among its tactics: Hundreds of stories and investigative reports A joint poll specific to homelessness that found unprecedented levels of public engagement on the issue and high discontent with the response of government officials Travel to the U.S. Mainland and multiple islands to investigate conditions elsewhere and compare to Honolulu s problem Aggressive editorial positions Co-branding of newspaper, television and web platforms with all homeless stories shared on special sections of both websites as well as social service and government contact information for people needing help An end-of-year Hawaii News Now web video special showing the most powerful and impactful stories and summarizing the evolution of the issue in a comprehensive but accessible format Additionally, an independent, feature-length documentary, with seed funding from Hawaii News Now, exposed the unmeasured costs of homelessness and the difficulty in solving chronic homelessness. The documentary aired 4 times in primetime on KGMB and KHNL in An aggressive promotional campaign by the Star-Advertiser and Hawaii News Now, together with a live streaming of the documentary, helped insure widespread viewing. The Homeless in Hawaii project yielded an unusually quick response and seems to have generated long-term reform. An immediate ramping up of government action included formation of a joint planning committee on homelessness, hosted weekly by the governor; an emergency declaration to enable the state to cut red tape to spend money and rearrange positions to speed up response; rare collaboration by city, state and law enforcement to create new shelter space, pass new rules and remove the Kakaako squatters village; adoption of a statewide strategic plan to address homelessness; and new, long-term budgetary commitments by the state and county to invest in rental housing and new transitional shelters, expand the state mental hospital, and better collaboration with nonprofit and faith-based agencies serving the poor and homeless. While this community service project has been satisfying and effective for the journalists involved, Blangiardi and Francis concede the problem has not been solved, nor did they expect it to be after only one year. With no fixed end date for the campaign, the partnership and the two news organizations individually are committed to continuing pressure on this issue to ensure that the solutions are adopted and sustained. Their reason to take on the issue in the first place was the recognition that the underlying causes of homelessness unaffordable housing, a high cost of living and neglected social and mental health programs have an impact on every family in Hawaii. DEVELOPER/OWNER: Waialae Hale Holdings LP LEAD DESIGN FIRM: Architects Pacific, Inc. This four-story apartment complex was designed to fulfill the need for moderately-priced, market rentals in the UH Manoa area. Landlocked in a tight space bordered by King Street and the H-1 freeway, the Hawaii DOT did not allow for a driveway to access the site from King Street. The owner overcame this challenge by constructing a tunnel into an existing adjacent property, gaining access to the site and successfully completing the project under budget. HALE IWA STORE LOTS ENTRANT: G70 DEVELOPER/OWNER: Kamehameha Schools LEAD DESIGN FIRM: G70 This redevelopment project revitalizes existing businesses, including the popular Matsumoto Shave Ice, and provides essential infrastructure while retaining the rural scale and plantation character of the Haleiwa Special District. Retail frontage was expanded with new in-line storefronts and the preservation/reconstruction of selected historic structures. The project also increases pedestrian walkways and safety; provides a central gathering place; and improves area drainage, traffic flow and parking. NEW PROJECT AWARD COMMERCIAL/OTHER OVER 40,000 SF 801 SOUTH ST BUILDING B ENTRANT: Bank of Hawaii - Commercial Real Estate Loan Division DEVELOPER/OWNER: Downtown Capital LLC LEAD DESIGN FIRM: Kazu Yato, AIA & Associates, Inc. This 410-unit condominium was developed by Downtown Capital LLC and led by workforce housing developer Marshall Hung, who has captured the market through his success in several other workforce housing projects. Aligned with the mission of revitalizing Kakaako, 801 South provides a livable and sustainable residential community at prices affordable for Hawaii s working families, bringing to reality the dream of home ownership in urban Honolulu. NEW PROJECT AWARD COMMERCIAL/OTHER OVER 40,000 SF INTERNATIONAL MARKET PLACE ENTRANT: WCIT Architecture DEVELOPER/OWNER: The Taubman Company CO-LEAD DESIGN FIRMS: WCIT Architecture & 505Design Inc. The reimagined International Market Place is a new open-air retail, dining and entertainment destination in the heart of Waikiki that celebrates the island s culture, the original International Market Place and the legacy of Queen Emma. Project features include up to 100 stores, nearly half of which are unique to the island; Hawaii s only Saks Fifth Avenue; a Grand Lanai with 10 chef-driven restaurants; the 160-year-old banyan tree and a recreation of the banyan treehouse; and various water features. RENOVATION AWARD COMMERCIAL/OTHER OVER 40,000 SF HYATT CENTRIC WAIKIKI BEACH ENTRANTS: G70 & Swinerton Builders DEVELOPER/OWNER: WTC Oahu Property LLC LEAD DESIGN FIRM: G70 A complex, adaptive reuse renovation of the iconic yet underutilized Waikiki Trade Center transformed the building into a modern, full-service Hyatt Centric Hotel featuring 230 distinctive and above-market-size room layouts, stunning and innovative interior design, and unique Diamond Head and ocean views from its signature circular windows. The project also included a complete repositioning of the retail tenants and podium, in keeping with the retail transformation along Kuhio Avenue. RENOVATION AWARD COMMERCIAL/OTHER OVER 40,000 SF SALT AT OUR KAKA AKO ENTRANT: Kamehameha Schools DEVELOPER/OWNER: Kamehameha Schools LEAD DESIGN FIRM: INK Architects SALT at Our Kaka ako is Honolulu s innovative, new epicenter for local culture, food, shopping and events. Comprising 85,000 square feet and a dynamic mixture of local small businesses and national brands, this vibrant urban center of repurposed and new structures is designed for exploration and engagement with retail, restaurants, and essential services for area residents. It was created as a focal point for collaboration to seed this new urban community in downtown Honolulu. 14 // NAIOP HAWAII AWARDS // 15

9 PUBLIC/GOVERNMENT PROJECT AWARD BALDWIN HIGH SCHOOL LIBRARY ENTRANT: Design Partners Incorporated DEVELOPER/OWNER: State of Hawaii, Department of Education LEAD DESIGN FIRM: Design Partners Incorporated The new library was designed to Hawaii High Performance School guidelines and earned the USGBC LEED for Schools Gold designation by maximizing energy performance through use of natural daylighting and energy-efficient building systems. The open ceiling with its large ridge-skylight provides abundant daylight, diffused and dispersed by suspended acoustic baffles. Light also comes through high clerestory windows. Eighty percent of the main space s lighting levels is from natural daylight. The acoustic baffles also serve as a sound-dampening feature, creating a visually stunning and highly functional space for study, research, group projects and lectures. NONPROFIT PROJECT AWARD KAPI OLANI MEDICAL CENTER FOR WOMEN AND CHILDREN DIAMOND HEAD TOWER ENTRANT: Layton Construction DEVELOPER/OWNER: Hawaii Pacific Health Kapi olani Medical Center LEAD DESIGN FIRM: HDR Architecture Kapi olani Medical Center is nationally recognized as Hawaii s leader in the care of women, infants and children. The new Diamond Head Tower replaces outdated inpatient facilities and features 70 private Neonatal ICU rooms and 26 private Pediatric ICU rooms. Importantly, the expanded space now allows parents and family to stay with their children throughout their hospitalization, providing the comfort and support that only a parent/family member can provide, and which research shows helps children recover faster. Extending a Mahalo to our design team, Waialae Hale Holdings LP, IC Construction, Inc., and all participants on this project 938C Kapahulu Ave, Hon., HI GREEN BUILDING AWARD LIHUE BASEYARD IMPROVEMENTS, DEPARTMENT OF WATER ENTRANT: Unlimited Construction Services, Inc.
