5 Mayfair & St James Mayfair & St James have long stood out among their historical neighbouring districts retaining their heritage charm while adapting through the years. These villages are well known for their architectural heritage, luxury retailing and exceptional dining as well as the proximity to a number of Royal Parks (St James, Green Park & Hyde Park) and squares (Grosvenor & Berkeley Square). It is well connected with the Elizabeth line, passing through Bond Street, helping to improve accessibility and increase capacity of the existing stations. The scheme involves removing the historic glacis to enable level public access to retail and restaurant uses and the hotel lobby, a re-modelled 6th floor and set back pavilion at the 7th floor. 2 Smithson Plaza Tishman Speyer Gerald Eve advised Tishman Speyer on the acquisition of the Smithson designed brutalist building, formerly known as The Economist Tower. As part of the instruction, Gerald Eve agreed both rent reviews and subsequently advised on the surrender of the leases along with the terms for a new letting of all buildings on a single lease. 10

One Euston Lendlease Gerald Eve s planning team has been appointed by Lendlease to advise on the over-station redevelopment of Euston HS2 Station and Station approaches which will transform Euston into a new gateway to London. King s Cross & Euston King s Cross is one of the largest and most exciting redevelopments in London. What was an underused industrial wasteland is being transformed into a new part of the city with homes, shops, offices, galleries, bars, restaurants, schools, and even a university. The location, the connections (Eurostar at St Pancras International), the canal-side setting, the rich and varied heritage, an exciting cultural scene, a thriving business community, and a strong sense of community all combine to make King s Cross a unique location. Centre Point Almacantar Gerald Eve was appointed by Almacantar to secure planning permission and listed building consent for the retention and comprehensive refurbishment including alterations and extensions to the one acre Centre Point site. Midtown One of the capital s most historic areas, originally home to the legal sector with The Inns of Courts and Royal Courts of Justice. Alongside the lawyers and traditional craftsman have emerged creative types from architecture and advertising as well as an emergence of a fashionable service industry, with cutting edge restaurants, hotels and shops attracting a younger diversified crowd. Planning permission was secured for an AHMM designed scheme providing 376,700 sq ft. 26 Shaftesbury Avenue Almacanter Gerald Eve secured planning permission for the substantial refurbishment of 125 Shaftesbury Avenue to create a new office building in the heart of the West End. The approved scheme will provide 345,000 sq ft of modern office floorspace and 26,000 sq ft of flexible retail (A1/A3). A new route through the site linking New and Old Compton Street formed part of the proposals and a 2.1million contribution to housing and affordable housing was agreed. 33 Holborn Island UOL Group / UIC Gerald Eve advised a client JV on acquistion and asset management of 2.6 acre Midtown island site accommodating c.350,000 sq ft of offices, retail and residential. 34 The Adelphi, John Adam Street Telereal Trillium Advised Telereal Trillium in respect of rent reviews and renewals and most recently section 18 advice for a dilapidations claim. 35 Victory House, Chancery Lane/ Kingsway Mapeley Rent review acting on behalf of head lessee in respect of surplus space

29 Southbank Southbank currently has one of the lowest vacancy rates in central London and is attracting a diverse range of occupiers. The area has seen significant investment in the commercial and residential sectors with new schemes including Southbank Place being developed and further significant schemes planned. The cultural attractions with The Tate Modern, London Eye and Shakespeare s Globe Theatre, together with the gastronomic delights of Borough Market and other restaurants has created a central London destination. The regeneration and transport improvements are continuing with the refurbished London Bridge Station now open. Gerald Eve was appointed to provide town planning advice in relation to the proposed extension and refurbishment of the Southbank Centre. We were also instructed to advise on the proposed creation of a new skateboarding area under Hungerford Bridge Westminster Bridge Road Urbanest Gerald Eve was instructed by Urbanest to deliver an education and student housing led development for this long vacant but prominent site in Waterloo. AHMM architects conceived a mixed-use design including a new D1 Alpha Plus Higher education establishment and affordable workspace and public realm enhancements. The scheme was supported by London Borough of Lambeth, the GLA, CABE and the local community Paris Garden, Southwark Overcourt Gerald Eve have been instructed by Overcourt to prepare a planning application for a Kohn Pederson Fox (now PLP) designed 484,000 sq ft office building close to Blackfriars Road. 40 Palace House, 3 Cathedral Street Kaplan Gerald Eve advised Kaplan on regearing of lease and acquiring a further 43,000 sq ft. 30

32 Our track record 41. Nova Landsec 32 Gerald Eve secured permission for Landsec s Victoria development portfolio consisting of c4.3 million sq ft office space, c75,000 sq ft retail space and 514 residential units.

33 Victoria Victoria s strategic location, linking the iconic West End districts of Mayfair, St James, Westminster and Belgravia, coupled with the area s excellent transport links and ongoing transformation of its office, retail, restaurant and residential accommodation, has established Victoria as a thriving West End address to be in. The public realm will provide new opportunities for improved connectivity in the Victoria area and an enhanced pedestrian experience on Victoria Street Grosvenor Place Grosvenor / The Hong Kong and Shanghai Hotels Ltd Gerald Eve secured planning permission for a strategic mixed-use development. The scheme will involve the delivery of a world class Peninsula Hotel for London, together with retail and residential apartments. Gerald Eve s development team provided a bespoke financial model to assess the viability of the scheme. 45 Portland House Landsec Planning permission was secured on behalf of Landsec for the regeneration and change of use of Portland House, a landmark tower in Victoria, London. The proposals were the subject of extensive pre-application negotiations with Westminster, the GLA and English Heritage, as well as other heritage bodies, local amenity societies and residents. 46 Eland House Tishman Speyer Planning permission was secured on behalf of Tishman Speyer for the comprehensive remodelling and extension of Eland House, a large office building. The proposals comprised alterations and extensions at roof level and infill of atria to create additional office floorspace. The total scheme comprises 430,500 sq ft including new retail use at ground floor. The proposals also involved new façades and public realm improvements. 44 The Peak, Victoria Guggenheim Gerald Eve were instructed to market high quality fitted accommodation at The Peak, SW1 on behalf of an established financial sector client. The agency and lease consultancy undertook a joint strategy that enabled a successful resolution of the rent review and securing an assignment of our client s lease

37 City of London Administratively, it forms one of the 33 local authority districts of Greater London; however, the City of London is not a London borough, a status reserved for the other 32 districts (including London s only other city, the City of Westminster). The City of London is widely referred to simply as the City and is also colloquially known as the Square Mile. The City has a resident population of about 7,000 but over 300,000 people commute to and work there, mainly in the financial services sector. Gerald Eve negotiated terms for a new lease on 60,000 sq ft in the former J.P.Morgan tower at 1 Angel Court EC2 which has been substantially rebuilt by Mitsui Fudosan and Stanhope Bishopsgate Mitsubishi Estate London & Stanhope Plc Gerald Eve was appointed by Mitsubishi Estate London and Stanhope to secure permission for the redevelopment of a prominent site at 6-8 Bishopsgate and 150 Leadenhall Street. The scheme, designed by Wilkinson Eyre Architects, involved the demolition of existing buildings and the erection of a part 8, part 20 and part 50 storey building to provide 753,500 sq ft of office space, flexible mixed use space and a public viewing gallery. 50 Minster Court London Underwriting Centre Gerald Eve valued the Towergate leasehold interests in Minster Court, of circa 42,500 sq ft. 51 Museum of London Museum of London Gerald Eve is advising on the new home for the Museum of London at Smithfield Market. The museum is moving from its current location to the existing vacant meat markets buildings. The new museum will be designed by Stanton Williams and Asif Khan. 38

Gerald Eve were subsequently instructed to sublet 50,000 sq ft which was surplus to requirements, in addition to dealing with the rent reviews London Wall Place Schroders Gerald Eve carried out negotiations with different landlords on an individual building to suit Schroders programme for a coordinated exit to its new 310,000 sq ft office at 1 London Wall Place London Bridge We are advising various tenants at 1 London Bridge in connection with rent reviews and rating appeals. Tenants names should not be mentioned. 55 Dewhurst House, West Smithfield Whitbread Group PLC Gerald Eve was instructed by Whitbread Group PLC to advise on the change of use and redevelopment of Dewhurst House, 24 West Smithfield. The proposal comprised the refurbishment of the front part of the existing building and the demolition and rebuilding of the rear element with extensions at roof level, `in association with its change of use from offices to a Premier Inn hotel. In total the building was extended by over 26,900 sq ft to provide 326 hotel rooms Gresham Street Beltane Asset Management & Angelo Gordon Gerald Eve advised Beltane Asset Management and Angelo Gordon in respect of the substantial refurbishment of 55 Gresham Street. The site occupies a prominent position, in close proximity to the Guildhall. Following extensive pre-application discussions with the City of London and the Greater London Authority, planning permission was secured for two additional floors, extended floorplates and a new façade. 41

43 Docklands Canary Wharf is a major business district located in Tower Hamlets, East London. It is one of the UK s two main financial centres and contains many of Europe s tallest buildings, including the second-tallest in the UK, One Canada Square. Canary Wharf contains around 16 million sq ft of office and retail space and is home to the world or European headquarters of numerous major banks, professional services firms and media organisations. From 1802 to 1939, the area was one of the busiest docks in the world. 44 Docklands 57 Baltimore Wharf Baltimore Wharf SLP Gerald Eve was instructed to provide planning advice in relation to the mixed use redevelopment at Baltimore Wharf, Isle of Dogs, London Borough of Tower Hamlets, the site of the former London Area. The scheme comprises of residential, retail, leisure, hotel and serviced apartments with nine buildings and located around two central courtyards. 58 Barking Wharf be:here Gerald Eve provided planning and viability advice to secure permission for the redevelopment of Abbey Retail Park (South) in London Borough Barking and Dagenham to provide a c.600 unit scheme known as Barking Wharf. The scheme proposed a 100% Build to Rent development designed with a core focus on tenant experience, amenity space and community provision. 59 Riverside South, Canary Wharf J.P.Morgan Gerald Eve was instructed to assist J.P.Morgan on its new European Headquarters in Canary Wharf. Planning permission was granted for the Rogers Stirk Harbour and Partners designed scheme which comprises two towers measuring 241m and 191m tall respectively together with a central link building measuring 80m in height. The total floorspace of the building is 3,680,000 sq ft Canada Square Advising the tenant in respect of the rent review for this 500,000 sq ft building

47 Tech Belt The City Fringe has become strategically important to London s economy and has over recent years attracted businesses in the tech sector. The growth of this sector has sustained substantial investment in the economy of the area, leading to a vibrant mix of development and uses. The area continues to grow as developers and tenants see this area as a genuine alternative to the West End and City markets. The scheme will provide 134,500 sq ft of office floorspace, 11,800 sq ft of flexible lower ground and ground floor uses and a new area of public realm Back Church Lane Boultbee Brooks Leasing of new development totalling 25,200 sq ft to Diabetes UK Ropemaker Old Park Lane Management Limited Gerald Eve secured permission for a new MAK designed 27 storey, 217,600 sq ft office building for Old Deer Park Land Management and CORE in the London Borough of Islington. 64 London Fruit and Wool Exchange Exemplar Properties Gerald Eve advised Exemplar Properties on the substantial redevelopment of the London Fruit and Wool Exchange building and the adjacent multi storey car park. The proposals, designed by Bennetts Associates architects, comprise a mixed use scheme providing circa 376,000 sq ft GEA of office floorspace, 21,500 sq ft GEA of Small Medium Enterprise floorspace and 32,000 sq ft GEA of flexible retail floorspace. 48

Planning permission and listed building consent was granted. 67 Wembley Park Masterplan Quintain Gerald Eve advised Quintain on development strategy, affordable housing and financial viability matters in relation to comprehensive mixed-use redevelopment of 18 ha of land surrounding Wembley Stadium. In addition to open green spaces, the new Masterplan will deliver 4,850 new homes, along with c.1 million sq ft of offices and also retail, student accommodation and a hotel. 68 Twickenham Rugby Football Union (RFU) Gerald Eve was appointed to provide comprehensive planning advice in relation to the extension of the East Stand of Twickenham Stadium in the London Borough of Richmond Upon Thames. 69 Wandsworth Telereal Trillium Gerald Eve advised Telereal Trillium in respect of offices in Wandsworth settling the rent review by negotiation during the course of arbitration proceedings. The result saw a very material decrease in the rental increase being sought by the landlord

55 70 Westfield Westfield Shoppingtowns Gerald Eve s planning & development team was instructed by Westfield Shoppingtowns to undertake a detailed financial viability assessment in support of the outline planning application for a northern extension to the existing shopping centre at White City. The scheme proposed to create 73,100 sq ft of a vibrant, high-quality retail space and 1,347 residential units to the north of the site. Planning permission was secured in Bridge House, Uxbridge Legal & General Gerald Eve provided planning consultancy advice in respect of the redevelopment of the site, doubling the floor space currently on site whilst maintaining car parking ratios. The resultant design provides a gateway building on the northern approach to the town. 72 Greenwich Peninsula Quintain / Lendlease, English Partnerships & AEG Planning permission was secured for the largest planning application in London since the Second World War. The Greenwich Peninsula application submitted jointly by Quintain, Lendlease, English Partnerships and the Anschutz Entertainment Group proposed a total of 15 million sq ft over 200 acres, including a 26,000 seat Arena, 10,000 homes, 3.5 million sq ft of offices, 107,600 sq ft of retail, leisure and entertainment uses, a 650 bed hotel, community facilities, and open spaces and parks. 73 Stag Brewery City Developments Limited Gerald Eve s planning & development team are appointed to advise on the significant redevelopment of the Stag Brewery site in Mortlake, West London. The site, which has a 200m River Thames frontage, extends to over 22 acres.
