5 5 Parking The Asset Class Investment in car parking has increased significantly in the past years as the asset class has become established in the alternative investment arena. With allocated parking in central London fetching up to 350k for a single space, the trend towards investing in large-scale car parks like those at inner city locations has made the highly lucrative asset class more accessible to a wider demographic of investors, whether that be retail or institutional. 6 6 Car Parking in Liverpool Liverpool Named As the 12th Worst City in the UK for Traffic Congestion Liverpool is an extremely busy city for business, leisure, tourism and of course, shopping. Finding convenient car parking is increasingly difficult as local government invests record amounts to reduce inner city congestion, with more parking restrictions and expensive penalties for unauthorised street parking than ever before. According to last year s TomTom Traffic Index, average journey times in the centre of Liverpool are 29% slower as a result of increased traffic on the roads, which is having significant impact on the ability of local businesses to operate. The main reason there is so much traffic on the streets of Liverpool is because of the lack of parking spaces outside the city s major retail complex, Liverpool One. For people who want to park their car quickly and securely and don t necessarily need access to the retail delights of Liverpool One, there are scant alternatives in the city. For the thousands working in Liverpool, the cost of daily parking is significant and finding vacancies at a suitable car park can take a while, particularly during the rush hour. The result is congestion at the busiest times of day when we really need traffic to be running smoothly. Predicated pre-tax profits of 37.4m for current financial year Signature s car park in the same building as the Shankly hotel introduces another option for commuters and visitors in Liverpool and one that will be affordable, while offering complete security to customers.
