Vättern char, fresh-water salmon and pike are considered to be world-class. The area has lots of bathing beaches. Hargebaden, rightly called Närke s Riviera, is only a few kilometers away. There are beaches with flat rocks jutting into the water, shallow sandy bays and a restaurant. At walking distance from Hammarterrassen lies Vätternterrassen, a restaurant and conference facility with hotel. And if you should ever wish to leave home to gather new impressions and experiences, you do not have to go very far. Only one kilometer away is Bastedalen, with its deep harbour, manor house, hotel and Sweden s only Chinese park. Tiveden offers ancient forests, caves, water courses and during high summer, you can see the unique red water lily flower in Fagertärn. Askersund Golf Club at Åmmeberg has 18 holes on a links course and gets top marks for great natural beauty and a good game. By boat, you can be there in around fifteen minutes. And while you can find both Floragatan and Norrtull in Askersund as well as in Stockholm, you are guaranteed no big city noise. In the town centre there is the harbour, the magnificent country church, cafés, restaurants, shops and craft workshops. The children even have their own island here: Borgmästarholmen. In the Askersund municipality, small and medium-sized companies dominate. When companies want to establish themselves here, tailor-made groups are formed to assist, to speed things up and to simplify establishment. And the municipality provides a company pilot, who works as a guide through bureaucracy, among other things. 6 7

5 Practical information Childcare and schools In Hammar, a few kilometers from Hammarterrassen, there is pre-school, junior school for years 1-6 and out-of-school care. Junior high school is in Askersund. Senior high schools can be found in both Hallsberg and Motala. Grocery shop The nearest grocery shop is in Hammar. Distances and public transport The distance from Hammarterrassen to Hammar is 1 km, and Askersund lies 12 km away. The distance from Hammarterrassen to Motala is 36 km, Örebro lies around 60 km away, and Stockholm and Gothenburg are each around 250 km away. Oslo is around 380 km away. Bus From Askersund, around twenty return trips leave every day for Hallsberg. Direct buses go to Örebro, stopping once on the way. There are bus links between most built-up areas within the Askersund municipality and to neighbouring municipalities. Train The closest railway station is Hallsberg, which has frequent links to Stockholm, Gothenburg and other parts of Sweden. The journey from Hallsberg to Stockholm takes around 90 minutes by X2000 train. There are also trains from Motala and Laxå. Air Journey time by car from Askersund to Örebro-Bofors airport is around 35 minutes. It offers daily departures for Arlanda/Stockholm, Copenhagen and Malmö. 6 Property description Location Hammarterrassen is located on the eastern shores of Lake Vättern, in its northern archipelago around 500 metres as the crow flies from Stora Hammarsundet sound. The area consists of a terraced and forested area, with fifteen building plots for permanent housing laid out. There are roads, a bathing beach, electricity and municipal water and sewage available. Directions On national road 50 from Askersund to Motala, cross Hammarbron bridge. The road to Hammarterrassen is the first exit on the right, around 400 metres after the bridge. Follow the metalled road until you see the sign for Hammarterrassen and Vätternterrassen. Registration name Askersund Skyrsta 4:32 4:46, in Askersund municipality, Hammar parish and Örebro county. Registered owner Inga-Lill and Mikael Gilbertsson, Stjärnsunds gård, SE Askersund. Telephone +46(0) , +46(0) Tax value No tax value has been assessed as yet, as the plots have been formed recently. Participation in jointly owned property Askersund Skyrsta S:5, GA:1, GA:3. S:5 are jointly owned properties, see below. Additionally, there is also joint ownership of a road leading east from Hammarterrassen. Area The fifteen plots have an average size of square metres. The smallest plot is square metres and the largest square metres. The size of the individual plots is shown on the attached plot map. The size of the plots is generous, in order to provide space and to enable the individual characteristics of each plot to be used well. The plots differ greatly in height above sea level. All the plots are located high above the lake. The eastern area is higher than the western. Thanks to the height difference and the size of the plots, each house can be located to optimize the view over the lake. Other land The entire area of Hammarterrassen is 28 hectares. Of this, around 6 hectares constitutes the building plots. The plot owners jointly own 18 hectares of land and 4 hectares of water under the registration Askersund Skyrsta S:5. The area envelops the plots with screening woodland towards the east and the south. An entrance road leads into the area. The area consists of forest, cleared to make it park-like, an area of water in Lake Vättern, a bathing beach in the bay, roads for vehicles and footpaths. There is a road to the bathing beach and electricity installed. An old boathouse is included. A management agreement for the area Skyrsta S:5 has been signed with Stjärnsunds gård. They will manage all maintenance of roads and the park area, and carry out such management of the area as is required. Costs will be debited on an annual basis. The agreement runs until 31 December What can be built? The detailed plan of the area that has been adopted allows: a jetty for small boats may be built. Planning permission is required to build a jetty. the plots may have one main building or one main building with a maximum of two outhouses including garage. a built area of up to 300 square metres, i.e. the footprint of the building on the ground houses with one and a half stories may be built. In addition, semi-basements are permitted as well as the stated number of floors. The location of the building shall take the characteristics and topography of the plot into consideration. Facades shall be mainly of wood and subdued in colour to suit the landscape. The roof may have a maximum angle of 38 degrees and shall be matt black, red or grey. Planning permission Before any building, the buyer shall submit an application for planning permission to Askersund municipality. Roads, water, etc There is a road, water and sewage installed to the edge of each plot. Pipes for telephone and electricity have been laid to a distribution box next to each plot. Preparations for electric lighting have been made along the local roads, as well as by the lake. Contracts for lighting and electricity points by the lake will be signed for the jointly owned property. Connection to the municipal water and sewage network is included in the price.
