1 June 2017 FOR SALE INDIAN OCEAN BEACHFRONT- HEADLAND PLOT Rasini, Kimbiji, Kizito Huonjwa, Temeke, Dar es Salaam, Tanzania A UNIQUE opportunity to acquire 9 hectares/22 acres of natural cliff and beachfront land on the Indian Ocean for personal, hotel or real estate development. The plot includes 550m of Indian Ocean shoreline, three secluded beaches, stunning views in all directions plus an abundance of natural forest and wildlife and three roofed buildings nearing completion. It is within an hour s drive South of Dar es Salaam the commercial capital of Tanzania and less than 1km from Kimbiji, a village with key services, soon to become a satellite town as per Dar es Salaam municipal development plans.

2 The Plot Thanks to its exclusive location on a headland, the 9 hectares/22 acres plot has far reaching views in all directions. You can watch local fishermen returning to Kimbiji beach with their afternoon catch in their sailing ngalawas (outrigger canoes) and paddle canoes; the regular inshore traffic of fish-trading boats from Mafia and Rufiji Delta or commercial ships and large sailing dhows in the distance en route to Dar es Salaam and Zanzibar. General description The coastline comprises 550 m of fossil coral rocks with three secluded beaches and an impressive natural blowhole at its southern end. The main beach offers ideal swimming during high tide, while at low tide there are rock pools and a 40m long lagoon. Two small caves in the western cliff and a few mangrove trees are added features. Several footpaths allow access to most of the shoreline and much of the site. The coastal forest extends from the seaward edge to about 100m inland. It totals approximately 4 acres and has never been cut. The coastal forest is backed by areas of secondary forest, followed by fertile soil for the planting of fruit trees, coconuts and selected crops or landscaped gardens and grounds.

3 Wildlife Animals and reptiles recorded on the plot include bush buck, bush pig, duikers, vervet monkeys, hares; mongoose; and lizards. Over 150 species of forest, woodland, marine and coastal birds have been spotted, including fish eagles, pied kingfishers, palm nut vultures, the greater frigate bird, migrant waders and masked boobies (nesting on nearby Latham Island). And sea turtles and humpback whales (seasonally) are seen from the shores. Within a few kilometres there are large mangrove forests, miles of sand beach, including the famous turtle nesting of Kasa Beach to the south and the main Kimbiji village fishing beach. Plot Size The total land area is 9 Ha (22 acres). It is composed of 4.08 hectares (10 acres) officially surveyed, a portion of 60 m set-back distance along 550 m of coastline, plus a seaward portion and a more recent one-acre plot addition at the rear of the property that are not yet surveyed. The property was purchased from two local owners in 2003, through sale agreements witnessed and signed in a lawyer s office in Dar es Salaam. The Derivative Title, including only the officially surveyed portion, was issued on 29th June 2016, for 99 years, in favour of Samaki Consultants Ltd. with the development plan of an 'Environmental Studies Centre and Camp Site'. Samaki Consultants is a locally registered consulting company, with 100% British shareholders, registered with the Tanzania Investment Centre (TIC) in 2002.

4 Location and Access The property is located 34 km south of Dar es Salaam, near Kimbiji village. It s an hour s drive from Dar es Salaam using the new Kigamboni Bridge, or a 75 min drive using the Kigamboni ferry. The road to the site from Dar es Salaam is mainly paved. The last kilometer, from the Kimbiji junction, is a smooth and firm rocky track passable in all seasons. Existing Structures At present there are three roofed buildings, all low structures below the tree-line, and all constructed with vibrated concrete bricks, vibrated reinforced concrete columns and ALAF aluminium roofing. Timberwork focused on sustainable hard-wood, namely Neem timber, with treated cypress for roofing. Plumbing, electrics, flooring and some ceilings still are only partly installed. The building permit and construction follow-up are through Temeke Municipal Council. The individual building specifications are as follows: 1) Main Accommodation Building (98 m²), with two en suite bathrooms, large kitchen, and veranda (45 m²) along two sides, plus rooftop terrace (20 m²) that provides stunning views to the south (including the Ras Kanzi Lighthouse and Kasa Beach). A covered double space parking (64 m²) is included, with an option to double the number of rooms. The structure (ring-beam/columns) was designed to support a second floor.

5 2) Smaller (Groundsman's) House (78 m²) (ideal for permanently resident staff), with two bedrooms, living room, store, shower, toilet, terrace-access kitchen, and veranda (12 m²). 3) Roofed container-store (20 ft ) and toilet/shower unit (15 m²) for use by campers and visitors. Services Within a few hundred meters there is TANESCO electricity, a petrol station and the main Kimbiji village. Water supply remains to be finalised and is planned as groundwater use through a borehole, supplemented by rain harvesting. Current water storage includes 16 m³ reinforced concrete tank under the main building veranda, a smaller tank (9 m³) under the veranda of the Groundsman's House and a 5 m³ SIMTANK. The west neighbor recently (December 2016) discovered freshwater at 25 m depth, at a borehole location some 40 m from the western boundary. Thus, expectations of finding good quality groundwater are high. The sewage system comprises three VIP soak-aways connected to each of the three buildings. Security and maintenance is presently ensured 24/7 by a group of four local staff.
