2 WINDCREST EAST HOA BOD MEETING JANUARY 20, 2015 The meeting was called to order by Felicia Ayoub at 10:15 A.M. The attendees were Felicia Ayoub(via phone), Walter Blanck, Barbara Caramore, Frank Cavallaro and Jack Tyniec. The Minutes of the meeting of December 22, 2014 were reviewed, Motion made by Jack and seconded by Frank to accept the Minutes; all in favor, Motion approved. Financial Report December income was $54,626 and operating expenses were $58,890 for a variance of ($4,264). Year to date income was $682,870 and expenses were $713,488 for a variance of $30,618. Year to date expenses are over budget due to several unexpected repairs and do not include capital items, which were paid from the working capital (reserve) account. Some of these were detailed in the September report and a full explanation was provided at the annual meeting. January checks issued through January 20 totaled $65, Bank balances (as of December 31) for the HOA are as follows: Operating account $ Working Capital account $240, Capital Reserve Account (SFCU) $120, Capital Reserve Account (BCU) $125, Bank balances (as of December 31) for the Condos are: Condo I checking $3, Condo I savings $11, Condo II checking $8, Condo II savings $3, Old Business Drainage work at the rear of (address) and (address) has been completed. The homeowner of one of the residences sent a note to the BOD expressing appreciation for the job that was done. The owner of North Fork Seal Coating was contacted and advised that Precision Asset Management is the property manager for WCE and that PAM will be contacting them, when weather conditions permit, to make whatever adjustments are necessary. DC Electric has advised us that the damaged street lights have not been repaired because of a delay in obtaining the fixtures. The fixtures are on order and will be delivered to DC as soon as they become available. 3 New Business Holiday decorations have been taken down and stored by Decorative Gardens and the Clubhouse decorations have been taken down and stored by the Social Committee. Homeowners who have not removed their holiday decorations by January 15, as stated in the WCE HOA House Rules, will be reminded to do so by PAM. DC Electric has replaced the non-functioning GFI outlet in the Clubhouse kitchen. Frank Cavallaro s name is being added to the WCE checking accounts at Chase. Each member of the HOA BOD is listed as a signatory on these accounts. Jack has obtained the final 2014 financial figures from PAM and is in the process of completing the HOA s year-end report. At one of our weekly meetings, Vince Occhipinti of Precision Asset Management advised that the paperwork needed to determine the manufacturer s responsibility for the roof staining on many of the residences in WCE has been submitted by PAM to CertainTeed, the manufacturer of the shingles. Residents of WCE voted in favor of a pickle board court. The BOD will obtain estimates from at least two contractors to do the lining of the court for use in the Spring. The next meeting of the BOD will be Tuesday, February 24, 2015 at 10:30 A.M. The meeting was adjourned at 11:10 A.M. REMINDER: Anyone needing replacement front gate transmitters or clubhouse keys should contact Jack Tyniec at jtyniec@aol.com. There will be a $25 charge for each item. UPCOMING EVENTS WINDCREST EAST BOOK CLUB Our next meeting of the book club will be held at the clubhouse on Wednesday, February 11 th at 7 PM The book we have chosen for this month is: The Husband's Secret by Liane Moriarty We invite all to attend and let us know of any good reading that you would like to share. The AARP Defensive Driving Course will be offered in our community on Friday, April 10 th and a second class on Friday, April 17 th if the first is filled. This is a 6 hour class with a half hour lunch break and is limited to 30 people. Cost is $20 for AARP Members and $25 for nonmembers. Call Rosalie or Stuart Rock ( ) or them at stuartrock@hotmail.com. You must let them know if you wish to attend. (Please note: The dates are Fridays, not Saturday as listed in the January Breeze) St. Patrick s Day is coming next month and we would like to hold our annual St. Patricks s Day dinner or party. But we need a chairperson. Anyone interested contact Pat Dodge as soon as possible.
5 BAGEL BREAKFAST The first Bagel Breakfast for this year is scheduled for Sunday, February 15 th at 10 A.M. Cost of $7.00 per person will include: fruit, bagels, rolls, pastry, coffee and tea. Sign up is Monday, Feb. 9 th 1 2 & 7 8pm. Hosting this event: Carol Hartung & Rosalie Rock PAST EVENTS Thanks to those of you who helped take down the holiday decorations and pack them away. See you in November or December when we take them out again! THIS & THAT Pizza Night will continue the first Wednesday of every month at 6 p.m. This month it is February 4 th. Come join the fun. Anyone wishing to hold a Ladies luncheon this year, contact Dee Willoe WE ARE PROUD This is your spot for bragging rights. Anyone?? FYI Notice to all residents: Please do not put your garbage out until after dusk the night before pick-up. CLOTHING STILL NEEDED When you clean out your closets, if you have any clean, usable clothing you no longer want, call Bruno Meloni at He will collect them and take them to the Living Waters Church, Riverhead, for use by the needy in the town. They are in need of warm, winter clothes and shoes now.
6 Calverton / Baiting Hollow Civic Association meets the 2nd Wednesday of each month, at 7:30pm in the Riley Avenue School cafeteria. Come down and support your community. CLUBHOUSE KITCHEN All beverages stocked in the clubhouse--soda, water, coffee or tea cost $.50 each. Please put your money in the box on the counter next to the refrigerator. If you wish to bring your own coffee or tea k-pod, there is no charge for using the Keurig. Thanks. Also, if you have any bottles or cans (5 cent deposit) you wish to recycle, put them in a bag and leave them at Linda Nemeth s garage door (9 Black Pine St.) and she will cash them in and give the proceeds to the Social Committee. KITCHEN DUTY: Over the years, the Social Committee has assumed the duty of keeping the kitchen stocked for the community. Now that the membership in the Social Committee has decreased and so few new members have come forward, we may not be able to continue to provide this service. We are therefore asking anyone who uses the clubhouse to please contribute your time for one month a year. These duties include keeping the refrigerator and pantry stocked (there is a list that states quantity of items), collecting the money from the sale of beverages, and taking out the trash the day before collection day. Trash goes only as far as the bins by the pool house. No need to put the cans out at the curb or bring them in again. Members of the Social Committee will be available to guide you through these duties. Please sign up with Pat Dodge or call her at If we do not get the help we need, we will be forced to not supply the kitchen and you will no longer have the beverages you now have. Thank you. 7 Once again the list of upcoming events is very sparse. And once again we are asking our neighbors to join the Social Committee to help plan and implement our calendar of events. We cannot remain the vibrant, wonderful, exciting community we have always been if we don t have new members to continue the work. We also would like to remind you that you do not have to be a member of the Social Community to hold a social event. Pizza Night, which is always popular, is not a Social Committee event, but is run by Alma & Frank Cavallaro. Cabaret Night was another example of a successful function not run by the Social Committee. Please consider joining the Social Committee. They meet the third Thursday of each month at 7 P.M. You don t even have to be here all winter to take part. Also, if you have an idea for a function or event, come down and present it to the Committee. They will be happy to help you in every way possible. Please think about coming to the next meeting - THURSDAY, FEBRUARY 19 th at 7 PM. SOMETHING FUN TO TRY: Did You Know???
