BYO wine Holiday Beer Exchange Thursday December 14, 2017 While the ladies are upstairs having tea and cookies, the guys will be downstairs tasting the beers each of you bring to the Beer Exchange. This one s easy simply bring a Six Pack of your favorite beer or selection of six assorted beers. We will have a tasting room set up to sample many of the beers. Then what s left over, if any, you will be able to share and take a couple to enjoy at home. This should be a fun couple of hours and will even include a little pool playing. No RSVP Just show up with beers in hand! YES Same day December 14th and time as the Cookie Exchange. Did You Know Why do we give gifts? Traditionally, gifts were not a part of Hanukkah. Instead gelt -- a small amount of money or chocolate coins -- was given to children. However, some parents now include gift giving in their Hanukkah festivities. Hanukkah celebrates the miracle of oil, as a little amount of it that was supposed to only be enough for one night lasted eight days. One of the main reasons we have the custom of giving and receiving presents at Christmas, is to remind us of the presents given to Jesus by the Wise Men: Frankincense, Gold and Myrrh.

3 PRESIDENT S MESSAGE - Dave Robertson Happy December to all! We are on the verge of the winter solstice and the New Year is almost here is already upon us and I recall Y2K seems to be just a few short years ago. Where does the time go? 2018 BUDGET The mailing of the 2018 budget went out last week and you all should have received it. It shows a modest monthly HOA dues increase of six dollars. That is approximately a 1.75% increase. Landscape maintenance and snowplowing are the major maintenance items in the budget. As you may already know, these services are now under a five year contract without an increase. (Usually these contracts run for just two years.) The major capital expense items remain roofing, gutters, and chimneys. In order to cover 2016 and 2017 chimney expense, without a special assessment, we reallocated funds from roofing to chimney repair. However, last March Wedgewood suffered a severe wind storm that damaged approximately 40 roofs. (Some roofs simply experienced blown off shingles. Others more severe damage.) This led to the urgent need to replace three building cluster roofs and one partial building cluster. In addition, this year we also needed to reroof 3 garages. The grand total for roofing expense, during calendar year 2017, exceeded $110,000 The good news is we are now installing a higher quality architectural style roof material with a 50 year life expectancy. This was funded by a surplus from 2016 and 2017 funding. Chimney repairs were $30,651. At this time, a special assessment is not planned to meet these significant expenses. GUTTERS On Saturday November 25, gutters were cleaned by the gutter contractor. If you witness gutter problems please report to LMM Management BOARD OF MANAGERS Wedgewood s December board meeting is set for the first Monday in December. At this meeting we will be saying goodbye to two board members. Mr. Larry Drake, 1st Treasurer, and Mr. Paul Waas, 2nd Vice President terms are set to expire. Mr. Drake began his Wedgewood board service in 2007 as 2nd Treasurer and in 2010 began his tenure in his current office. He did an excellent job keeping Wedgewood s financial assets and accounts in the black and in balance. Mr Paul Waas term began two years ago. Stepping in to fill a board vacancy, he quickly assumed responsibility of clubhouse, pool and tennis court facilities and operations. He then was named to the 2nd Vice President office. He did an excellent job managing the communities' recreational assets. On behalf of all residents, I want to extend a gracious thank you to both for your contributions to the well being of our community. Happy Holidays! CLUBHOUSE MONITORS - John Group December conjures up scenes of snow covered landscapes, kitchens heated by wood burning stoves, warm cocoa, and perhaps skiing in the crisp air. It is a time of excitement and anticipation for the coming holidays and preparation for family gatherings and large meals. May all who are of goodwill be blessed with peace and contentment, and may they extend that goodwill toward all people of all faiths and beliefs throughout the world. Please remember to take a few minutes and look around the outside of your unit and make sure you are prepared for the long winter months ahead. Remove your hoses from the faucets and use the interior shutoffs to turn off your hose bibs; rake up and remove any leaves inside your backyard; make sure you have stored away your grills and patio furniture; all awnings should have been removed by the end of October; check to make sure you have clear access to any vents from your high efficiency furnace/hot water tank; get your ice melt ready to use on walkways inside and outside your back gate; hook open your back gate if you signed up with LMM to have your back inside walkway shoveled; and take care of any other misc. items you can think of to get prepared for the next few months. The gutters have been cleaned out now that the leaves are off the trees. It s a slow few months for the Maintenance Committee. Contact LMM directly if you have any issues that need attention. Happy Holidays and stay WARM! Our Community Sign is all aglow with some festive holiday lights. The orange Fall lights were enjoyed by the residents and their guests and have been retired until next season. The new holiday lights were donated by John & Serena Group and Jan & Mike Hilimon. Thank you to Jan Hilimon for decorating the sign and surrounding trees for the holidays hope you and your visiting guests enjoy them during the upcoming month.
