1 FibraHotel ( FibraHotel ), the first real estate investment trust specialized in hotels in Mexico, announces its financial results and distribution corresponding to the third quarter of Mexico City, October 22 nd, FibraHotel (BMV: FIHO 12), the first real estate investment trust specialized in hotels in Mexico, announces its results and distribution corresponding to the third quarter of Except where noted, all figures included herein were prepared in accordance with IFRS and are stated in nominal Mexican pesos. 3 rd Quarter 2018 Highlights FibraHotel ended the third quarter of 2018 with 86 hotels and 12,555 rooms, including 84 hotels in operation (12,147 rooms) and 2 hotels under development (408 rooms). On a comparable property basis of 74 hotels 1, the average daily rate ( ADR ) was Ps. $1,129, representing an increase of 6.4% versus the third quarter of 2017, occupancy was 66.3%, representing a decrease of 149 bps versus the third quarter of 2017 and the revenue per available room ( RevPAR ) was Ps. $748, representing an increase of 4.1% versus the third quarter of The Fiesta Americana Condesa Cancun hotel had a Net Package ADR 2 of Ps. $4,342, occupancy was 72.2%, and Net Package RevPAR was Ps. $3,135. FibraHotel received lease revenue from the property of Ps. $38.9 million during the quarter. For the Total FibraHotel Portfolio of 83 properties in operation (excluding Fiesta Americana Condesa Cancun), ADR was Ps. $1,148, occupancy was 65.0%, and RevPAR was Ps. $746 representing a 6.3% increase against the second quarter of 2017 (Ps. $731), when FibraHotel s Portfolio consisted of 79 properties. For FibraHotel s Non-Stabilized Portfolio of 9 hotels 3, ADR was Ps. $1,358, occupancy was 53.5%, and RevPAR was Ps. $726. Total revenues for the quarter were Ps. $981 million. Lodging contribution 4 for the quarter was Ps. $320 million with a 32.6% margin. Adjusted funds from operations ( AFFO ) 5 for the quarter were Ps. $167 million. 1 Includes 64 stabilized properties as of the December 31 st, 2017 plus the following eight hotels which had more than one full fiscal year in operation: Fiesta Inn Los Mochis, One Cuautitlan, One Durango, Fairfield Inn & Suites Juriquilla, Fairfield Inn & Suites Nogales, Fiesta Americana Pabellon M, Grand Fiesta Americana Monterrey Valle, Live Aqua Monterrey Valle, AC by Marriott Queretaro, AC by Marriott Guadalajara, Fiesta Inn Lofts Monterrey la Fe. The portfolio excludes the Fiesta Americana Condesa Cancún hotel for being all-inclusive and the Fiesta Inn Ciudad del Carmen hotel which was rebranded and will be considered as not stabilized hotel for The net package indicators represent the metrics of the hotels taking into account room revenue as well as food & beverages packages. This metric does not include additional non-package revenue from the hotel such as up-sells. 3 Fiesta Americana Satélite hotel, which opened on September 24 th, 2018, is now part of the Non-Stabilized Portfolio. 4 Lodging contribution equals total revenues (room rental, food and beverage, leasing and other) minus costs and general expenses directly related to the hotel operation, excluding real estate expenses and FibraHotel s administration expenses. 2 FibraHotel will pay a distribution of Ps. $167 million, equivalent to cents per CBFI (Ps. $ per CBFI) 6. As of September 30 th, 2018, FibraHotel had a cash position of Ps. $855 million (Ps. $866 million including the reimbursement of VAT), and a debt position of Ps. $3,435 million. FibraHotel s net debt position as of September 30 th, 2018 was Ps. $2,580 million. As of September 30 th, 2018, total owner s equity was Ps. $13,006 million. During the third quarter of 2018 FibraHotel s operating results underperformed our expectations. RevPAR for the stabilized portfolio increased 4.1% y-o-y from a low comparable basis, as we have seen lower overall hotel demand across sectors and segments since May of this year. On the beach side, Cancun has been impacted by several factors including seaweed (sargassum), news regarding security, and additional competition from new hotels in the destination as well as from hotels in the non-mexican Caribbean region (a large portion of that inventory had been out of service due to last year s hurricane season). This situation made hotels take a more aggressive approach with rates during the quarter in order to maintain occupancy levels. On the business hotel side, we have seen weaker demand as companies have not reactivated their travel plans or projects due to a perception of uncertainty. Certain regions continue to be hard hit from recent highs, such as the central part of Mexico including Puebla and the Bajio region. These results were further impacted on the margin level as we saw significant increases in energetics and negative operating leverage coupled with a lower contribution from Cancun s rental income. During the quarter, we made solid progress with our development portfolio as we opened the 223- room Fiesta Americana Satelite hotel, and started pre-operating the Live Aqua San Miguel de Allende hotel which is expected to open in the next few weeks. With these openings will only have one hotel under development to complete the development cycle. We continue to have a solid balance sheet position with a 20% LTV and will continue acquiring CBFIs through the repurchase program at attractive prices. The distribution for the quarter will be cents per CBFI. 3 Additional portfolio information As part of our open architecture and asset management strategy, the Real Inn Guadalajara hotel changed its brand to Gamma Guadalajara on July 1 st, 2018, and is operated by Grupo Posadas. On September 24 th, 2018, FibraHotel opened the Fiesta Americana Satélite hotel with 223 full service rooms operated by Grupo Posadas. CBFI Repurchase Program On November 14 th, 2017, FibraHotel s CBFI Holders Assembly authorized the creation of a CBFI Repurchase Program for the purchase of up to 5% of the outstanding CBFIs in As of this report, FibraHotel has repurchased ,520 CBFIs at an average price of Ps. $ As of September 30 th, 2018, FibraHotel had repurchased ,223 CBFIs. These CBFIs are held in treasury and do not have economic (distribution) or corporate rights (vote) from the moment they were purchased and until further notice.

4 Credit Lines On September 26 th, 2018, FibraHotel disbursed USD $13.0 million from a credit line with BBVA, its first disbursement in dollars, with an interest rate of LIBOR 91d bps. The disbursement allows FibraHotel to improve its financial cost and debt profile, as it better matches the currency of a part of our profits with its financing source. We expect to continue evaluating alternatives that improve our financial cost and structure. Development Portfolio: As of September 30 th, 2018 FibraHotel had 2 hotels in different stages of development. These hotels represent 408 rooms with an estimated investment of Ps. $1,380 million of which FibraHotel had invested Ps. $794 million as of September 30 th, of Additionally FibraHotel has invested Ps. $278 million in land reserves and other projects (including the Fiesta Americana Veracruz). As of September 30 th, 2018, FibraHotel had invested a total of Ps. $1,072 million in developments. 5 Illustrative portfolio of full service hotels As part of its investment process FibraHotel added a significant number of newly developed rooms to its portfolio over the past couple of years. FibraHotel selected a sample of its five largest development hotels opened during 2016 to illustratively show their operating trends. This illustrative portfolio includes only a portion FibraHotel s total portfolio and represent an investment of over Ps. $1,500 million. In the chart you can see the quarterly occupancy and lodging contribution over time, which show: (i) the KPI s continue their positive trend in line with expectations, (ii) the lodging contribution continues with a good trend and currently represents 13.8% of FibraHotel s quarterly lodging contribution with a margin of 29.6%.

9 Results for the third quarter of 2018 FibraHotel started the third quarter with 83 hotels in operation and finished it with 84 hotels, due to the opening of the Fiesta Americana Satélite Hotel, on September 24 th, of Total Revenues During the period, FibraHotel s total revenues were Ps. $981 million: Ps. $748 million of room rentals (76.2% of total revenues). Ps. $166 million of food and beverage (16.9% of total revenues). Ps. $61.8 million of leases comprised of: (i) four leased hotels 8, of which Fiesta Americana Condesa Cancun represented Ps. $38.2 million of lease revenue and (ii) retail and other leases in hotel properties (combined, 6.3% of total revenues). Ps. $5.5 million (0.6% of total revenues) corresponded to other revenues. Compared with the third quarter of 2017, total revenues increased by 11.7%. Costs and General Expenses During this period, FibraHotel s costs and general expenses were Ps. $661 million: Ps. $402 million of administrative costs and expenses including the payment of the operators fees (60.8% of costs and general expenses). Ps. $155 million of room expenses (23.4% of costs and general expenses). Ps. $104 million of food and beverage expenses (15.8% of costs and general expenses). 10 The lodging contribution margin in the third quarter of 2018 of the 71 stabilized managed hotels was 28.3%, and 26.6% for the 9 hotels in ramp-up period. Ps. $258 million of lodging contribution corresponded to managed hotels (28.1% margin versus 29.1% for 3Q 17), and Ps. $61.8 million corresponded to leases and other revenues (100% margin). Fiesta Americana Condesa Cancún Hotel, under a lease agreement, contributed Ps. $38.2 million of revenue. 11 Operating Profit Other operating expenses of Ps. $175 million consisted of: (i) depreciation of Ps. $107 million; (ii) advisory fee of Ps. $37.6 million; (iii) administrative expenses of Ps. $15.4 million; and (iv) real estate expenses of Ps. $15.5 million. The adjusted operating profit was Ps. $145 million, or 14.7% of total revenues. Compared with the third quarter of 2017, the operating profit increased by 16.5%. Adjusted Operating Profit During the third quarter of 2018, FibraHotel had Ps. $18.7 million of non-operating expenses, which corresponded mainly to pre-opening expenses of Fiesta Americana Satélite and Live Aqua San Miguel de Allende hotels of Ps. $16.5 million and professional fees of Ps. $2.2 million as well as other hotel development expenses. The adjusted operating profit was Ps. $126 million. Compared with the third quarter of 2017, the adjusted operating profit increased by 5.2%. Comprehensive Financial Cost FibraHotel ended the quarter with a net debt position of Ps. $2,580 and a total debt of Ps. $3,435 million. During the quarter, the total debt position generated a financing cost of Ps. $78.6 million. In accordance with the IFRS, financing costs related to development projects are capitalized as part of the investment in each project. During the third quarter of 2018, approximately 36.0% of the financing costs were linked with development projects, therefore Ps. $31.3 million of interest expense was capitalized (the actual interest payments were made with the cash available for development). Once each development is open, its interest expense will stop being capitalized and the expense will be part of the profit and loss statement, in accordance with the IFRS. The net cash flow from investment activities was a negative (Ps. $330 million), mainly due to: (i) investments in properties under development of (Ps. $244 million), (ii) capital expenditures during the quarter including the remodeling of the Fiesta Americana Condesa Cancun hotel of (Ps. $103 million), and (iii) interest generated from our cash position of Ps. $16.6 million. We expect to continue evaluating alternatives that improve our financial cost and structure. Regulation applicable to FIBRAs Leverage level FibraHotel ended the third quarter of 2018 with Ps. $3,435 million indebtedness and total asset value of Ps. $17,051 million, resulting in a 20.1% leverage level (LTV). Please note that FibraHotel s trust agreement establishes a maximum leverage of 40%, while the regulation for FIBRAs in general establishes a maximum leverage of 50%. Debt service coverage ratio As of September 30 th, 2018, the debt service coverage ratio for FibraHotel is 1.78x. The Debt service coverage ratio must be higher than 1.0x.

15 For FibraHotel, the estimated obligations correspond to: (i) debt service (principal and interests); (ii) capital expenditures (maintenance CapEx in hotels); y (iii) non-discretionary capital expenditures (developments), and available resources correspond to: (i) cash and cash equivalents (excluding restricted cash); (ii) VAT receivable; (iii) Operating result after distribution payment (including depreciation and interest income); and (iv) available credit facilities. Capital Expenditures ( CapEx ) As of September 30 th, 2018, the available maintenance capital expenditures reserve was Ps. $130 million compared with Ps. $151 million as of June 30 th, The capital expenditure reserve is generated to maintain the standards of our hotels in operation and is constituted on a monthly basis based on percentage of total revenues. During the third quarter of 2018, the most relevant capital expenditures of FibraHotel were: Maintenance capex of Ps. $59.1 million. Repositioning expenses in the following hotels: o Fiesta Americana Condesa Cancún: Repositioning of public areas. This repositioning has a budget of Ps. $120 million, of which FibraHotel has to cover Ps. $60.0 million, which as of September 30 th, 2018, Ps. $32.6 million have been invested (Ps. $28.3 million during the third quarter of 2018). o Fiesta Americana Hacienda Galindo: Repositioning of (i) rooms and (ii) public areas. This repositioning has a budget of Ps. $153 million, which as of September 30 th, 2018, Ps. $153 million have been invested (PS. $10.5 million during the third quarter of 2018).

16 Information about the CFBIs issued and with economic rights: As of this report, FibraHotel has ,768 CBFIs with economic rights ( ,288 outstanding CBFIs 10 minus ,520 CBFIs acquired via the Repurchase Program which do not have economic rights). As of September 30 th, 2018 FibraHotel had ,065 CBFIs with economic rights ( ,288 outstanding CBFIs minus ,223 CBFIs acquired via the Repurchase Program which do not have economic rights). Distribution corresponding to the third quarter of FibraHotel looks to generate value for its certificate holders, and therefore on October 18 th, 2018, FibraHotel s Technical Committee approved a distribution of Ps. $167 million, equivalent to cents (Ps. $0.2074) per CBFI, calculated based on the outstanding CBFIs excluding the CBFIs which currently do not have economic rights. This distribution is based on the results and operations of FibraHotel between July 1 st and September 30 th, The distribution will be paid on November 5 th, The distribution payment is comprised as follows 12 : Amount Concept per CBFI Total Under Mexican law, FibraHotel is required to pay at least 95% of its annual taxable income to holders of CBFIs at least once a year.
