3 The Ins and Outs of Green Remodeling Special Promotional Section 2010 Design Trends By Wendi Subers Regional Marketing Manager, Builders Design Approach interior design by first understanding what s important to each life stage, then focusing concepts around the priorities below. Old homes are notoriously leaky, which causes conditioned air to escape and heating and cooling systems to use more energy. And since many are equipped with inefficient heating and cooling systems, even more energy is used. Older homes also are more likely to have inefficient faucets, toilets, appliances and shower heads. According to the U.S. Environmental Protection Agency, a family of four can save up to 25,000 gallons of water per year by replacing older model toilets and installing high-efficiency toilets that use 1.6 gallons or less per flush. Though faced with the challenge of remodeling older homes to become greener, many remodelers were left out of the growing number of green building programs. Even nationally recognized programs did not provide opportunities for green remodeling projects to be certified as green until now. The National Green Building Standard provides a credible industry gauge and scoring process for green remodeling and renovation projects. The standard was developed through an open, consensusbased process, with participation from all interested stakeholders. It s the first green rating system approved by the American National Standards Institute, making it the benchmark for green residential construction. The standard recognizes a wide variety of green practices, which can be incorporated into residential development, construction and renovation on a national scale. It also encourages homeowners to operate and maintain their homes in an environmentally responsible manner. Green Remodeling Step-by-Step The National Green Building Standard provides in-depth guidance for green remodeling and a basis for such projects. Remodelers can use the online Green Scoring Tool, a free, easy-to-use software application for streamlining the process of planning and scoring a green remodeling project to the standard. The software is designed to guide users step-by-step through the green requirements. The scoring tool includes decision support information like How to Verify, Intent, How to Implement and Resources. It is also designed to provide online links, where appropriate, to green products that have been pre-approved for specific points in the standard. Two Paths to Green Remodeling Certification There are two possible remodeling paths to green certification. Homes built after 1980 follow the same path as newly constructed homes also called the Green Building Path using the notes for renovation and/or additions. A green home from Edgmont s Mingioni Construction For homes built before 1980, a remodeler can choose to follow the certification process for new-home construction or the Green Remodel Path. Both allow certification at the Bronze, Silver, Gold and Emerald levels for either singlefamily or multiunit homes. Remodelers should fully explore both paths and evaluate which one best meets their needs from a features, performance and cost perspective. Green Remodel Path The Green Remodel Path is available only to homes built before It has three required elements: Achieving a certain reduction in energy use. Achieving a certain reduction in water use. Complying with five mandatory indoor environmental quality practices. The reduction in energy and water consumption must range from a minimum of 20 percent for Bronze to at least 50 percent for Emerald certification. The home s water and energy use must be analyzed before and after the remodel. The verification process requires an inspection to verify the indoor air quality practices and a review of the energy and water analyses. The Green Scoring Tool will walk the remodeler through the necessary requirements for this certification path. Remodelers taking this path may make these recommendations to a homeowner for meeting certification to the standard: Conduct an energy audit to determine energy leaks in the house. Improve insulation and sealing, such as caulking and flashing, to reduce air and energy leaks. Install a more efficient and properly sized heating and air conditioning system while upgrading the ducts in the home, such as sealing and insulating to minimize leaks. Upgrade appliances with greater efficiency, such as Energy Star products, including a refrigerator, dishwasher and washing machine. Replace water fixtures with more efficient products, from toilets to faucets to a tank-less water heater. Use low- or no-voc paints and varnishes. Green Building Path This path requires a remodeler to incorporate a number of green building practices as part of the remodeling process. Homes built after 1980 must use this path, which can score renovations and additions. Each practice earns points or meets certain mandatory requirements toward certification. In addition to minimum threshold points in each of six green building categories, the standard designates overall totals for each certification level. There are several hundred practices to choose from, but remodelers only need enough practices to accumulate threshold points for the desired level of green certification. The practices in this path are generally the same as the practices for new construction, but some are modified specifically for renovation with Renovation Notes in the standard. The Renovation Notes often provide additional points. A Green Building Path renovation requires two inspections by an accredited verifier for certification. This certification path will be automated in the Green Scoring Tool within the next few months. In addition to the Green Remodel Path recommendations, remodelers might also offer these suggestions: Deconstruct instead of demolish rooms to be remodeled. Collect and donate (or sell) materials from the deconstruction for reuse or recycling. If building an addition to the home that expands the footprint, take action to conserve the natural resources of the land being used. This may also apply to minimizing changes in slope, managing storm water, maintaining a wildlife habitat and minimizing soil erosion. Insulate floors, foundations and crawl spaces. Reduce total hot water pipe length. Create a continuous air barrier between the garage and conditioned space in the home. Remove carpeting and either finish underlying flooring or install non-carpet materials. Vent bathrooms, clothes dryers, and kitchen exhaust or range hoods to outdoors. Third-Party Verification Visual third-party verification of the green features in every remodeling project that earns the Green Certified designation is a hallmark of the National Association of Home Builders Research Center s National Green Building Certification. Verifiers accredited by the Research Center are expected to independently confirm through a process involving document reviews and on-site inspections that all green certification requirements and points specified by a builder or remodeler are in place for a candidate home. No self-certifications or affidavits are allowed. This is the cornerstone of the certification s credibility. Accredited verifiers are listed by state on the NAHBGreen website. Costs of Remodeling Green In general, the additional costs to remodel a home to any green building rating system fall into three categories: Additional costs for the building products to comply with the green practices. These will vary widely by project but aren t necessarily significant. Costs of the project s verification. Verifier fees vary by market and are negotiated between the remodeler and the verifier. National Green Building Certification fee. Certification fees were designed to be affordable across a broad range of remodeling projects. And, believe it or not, the white kitchen is back. It represents purity and clean, fresh, healthy living. Large kitchens that are open to the main family living areas are still important. It s all about togetherness, casual living, entertaining and flexible spaces. Computer areas: Computers are moving to the main areas of the home and are being incorporated into family living spaces. Docking stations (e-zones) are now an essential feature wanted by many buyers. The woman s command center on the main level continues to be popular. Pre- and post-recession changes seen in the marketplace (according to Big Builder magazine): Americans want smaller homes and are willing to strip some of yesterday s most popular rooms and features from them in order to accommodate changing lifestyles. Appliances: Then: Standard Now: Energy Star Then: Stainless steel Now: Black Stainless still maintains its appeal, but when it comes to trimming costs, opting for black (or white) appliances can save some bucks. Cabinet hardware: Then: Decorative Now: Standard or none Windows: Then: Standard glass Now: Low-emissivity glass For the budget-conscious buyer of today, lower energy costs spell long-term value that they ll pay for today. Flooring: Then: Ceramic tile Now: Vinyl Vinyl is a less expensive and easy-to-install alternative. New colors and patterns offer a modernized version of this flooring classic. Interior lighting: Then: Halogen light bulbs Now: Compact fluorescent light bulbs Energy efficient translates to budget friendly. It s a simple swap to enhance a home s appeal. Countertops: Then: Granite Now: Laminate Laminate is acceptable for the value-conscious home, with new colors and styles. Granite, however, is still the norm for move-up buyers. Cabinetry: Then: 42-inch wall cabinets Now: 30-inch wall cabinets Although homebuyers do love larger wall cabinets, 30-inch can keep costs lower to be more in line with first-time buyers. Bathrooms: Then: Garden/soaking tub Now: Standard tub/shower Luxury is giving way to efficiency, so builders are swapping big tubs and separate showers for economy combo packs or large showers only in master baths. Windows: Then: Varied sizes Now: Standardized Plans of years past included numerous window types for aesthetic appeal, but today s efficient home calls for fewer window sizes that are creatively combined. Millwork: Then: Crown molding Now: No trim Crown molding has been pulled out of homes aimed at entry-level buyers, and sizes of casings are smaller to shave costs. Ceilings: Then: 10 feet Now: 9 feet Just as square footage has shrunk, so have ceiling heights. Lower ceilings save on material costs without giving up much. Other trends: A home office/study is important. Most would rather have this space than a formal dining room. Main-floor master suites are a crucial feature for empty nesters. And they re getting more popular in general. Small is the new green-successful home. When striking a balance between open and defined spaces, important elements include a point of arrival, ample storage, 9-foot ceilings and a connection to the outdoors. 4 Going Green Big Time Event host the School at Church Farm to receive state solar grant. The School at Church Farm host of this year s Home & Garden Fall Event recently got some good news from state Sen. Andy Dinniman and Rep. Duane Milne: Its grant application to the Commonwealth of Pennsylvania s alternative energy investment program has been approved. The $1.19 million grant one of the largest to be made by the state this year is for a potential solar farm at the school. This is great news for CFS and gives a ringing endorsement to our plans to be a greener, leaner school certainly as far as environmental impact is concerned, says head of school Ned Sherrill. We re doing the right thing at the right time, and I m excited for our community especially the boys as we look to the future and our educational imperative to teach sustainability and make an institutional commitment to it. Anyone connected to CFS or familiar with its long-standing history of environmental stewardship should be pleased and heartened to know of our continuing dedication to our mission. The potential savings to the school is targeted to be about percent a figure that should escalate as deregulation comes to the area in January Moreover, the school s electricity needs will be met with significantly less reliance on fossil fuels and their carbon emissions. We can only begin to solve the greater issues the next generation will face by doing our part here and now, says Sherrill. Church Farm is presently engaged in an effort to raise the remainder of the approximately $5 million it will take to build a 4.5-acre facility capable of producing just over 1 megawatt of electricity. West Whiteland Township approvals will also be required before construction begins. Still, Sherrill expects the process to go well. We live in a township committed to the environment, he says. CFS looks forward to partnering with West Whiteland authorities on this and future projects, which should only further cement the valued relationship we ve held with our neighbors since The CFS grant is part of the state s expanding commitment to advancing clean solar energy with the investment of $18 million in 37 projects in 16 counties. These new projects are creating jobs while helping to make the development and deployment of solar technology more affordable, says Austin Burke, secretary of the Department of Community and Economic Development. This means substantial energy savings for families, businesses, schools and municipalities that use clean, renewable technologies. The School at Church Farm plans to devote 5 of its 150 picturesque acres to a new solar project that will reduce the Exton-based institution s carbon footprint and serve as a learning laboratory for students.
