5 Introducing Madinat Al Irfan A catalyst for change Madinat Al Irfan / Investor Opportunities Madinat Al Irfan is the product of an exciting ambition to establish a new urban centre within Muscat. Situated in close proximity to the new international airport and enjoying excellent transport connections to the capital area and beyond, Madinat Al Irfan will become the gateway to Oman; creating a new downtown for residents, for business and for visitors. The city will establish an integrated, sustainable and inclusive community, catering for different ages, income groups, and ethnicities. With a Wadi Park as its spine, Irfan will be a city with public space as its heart. Madinat Al Irfan will become an exemplar both locally and regionally, providing a model for urban development. Importantly, Madinat Al Irfan will also become a catalyst for change in Oman; setting new benchmarks in terms of sustainability and urban design, providing public transport while creating a magnet for business, a centre for tourism and a great place to live and work. In order to ensure a project of the highest quality, Omran commissioned the Royal Institute of British Architects (RIBA) to organise an international competition to select a master-planner with the requisite experience and expertise. Upon completion of the competition, Allies and Morrison, designers of the Queen Elizabeth Olympic Park in London, were unanimously recommended by the competition jury and were appointed, together with Arup as engineering consultants, towards the end of Following appointment of the masterplanner, Omran also appointed the UK s Commission for Architecture and the Built Environment (CABE) to provide a panel of experts to undertake an independent peer review of the emerging design at key stages of development in order to ensure that design quality is achieved. 8 9

Celebrate the natural landscape Maximising access to nature, Irfan provides a network of open spaces for all. The masterplan delights in the undulating landscape, capitalises on the natural water resources and enhances its biodiversity. ELEVEN PRINCIPLES A comfortable environment for pedestrians Compact, mixed-use planning combined with shaded routes and footpaths will help create walkable neighbourhoods. Provide an integrated transport system A choice of public transport will be provided within Madinat Al Irfan. Connecting into the wider city network, the ambition is to simultaneously reduce car dependency while improving journey times. Complete at every stage At every stage of development, Madinat Al Irfan will be complete and independent from future phases. Embrace quality and diversity Buildings will respect the topography of the site, respond to the prevailing climatic conditions and reflect the local vernacular in a contemporary manner.
