Our business is competitive and relies on our assets out-performing. We need to employ the best in class and Knight Frank performed for us. In tough market conditions, we were impressed with Knight Frank s focus and tenacity. Knight Frank let the vacant unit alongside a surrender of the adjacent unit allowing both units to be occupied by TNT. 4 Multi-Let Industrial Estates 2012 Track Record Percy Business Park, Oldbury, West Midlands Coltham Developments 14 units speculatively built ranging from 850 sq ft to 4,200 sq ft, adjoining an existing small unit estate of 28 units. Of the 14 new units 12 have been let or sold and of the existing space, occupancy levels have been kept high due to our re-letting of stock as it returns to market. The existing space has recently been subject to refurbishment in order to increase the rental profile. Tyne Tunnel Estate, North Shields, Tyne & Wear UK Land Estates 85 units 2,700 sq ft to 103,000 sq ft. All 4 vacant units were let before refurbishment works were complete. The Client is now rolling out a programme of refurbishments across the estate. Stanley Green Business Park, Cheadle Orbit Developments 3,000 sq ft to 80,000 sq ft. 10 lettings completed with the one remaining unit under offer. St Andrews Trading Estate, Bristol Commercial Estates Group 17 units 5,000 sq ft to 28,000 sq ft. Three deals in 2011 has transformed the estate from being 50% vacant to 90% let.

5 Multi-Let Industrial Estates 2012 Track Record Clandough Trading Estate, Cardiff Comments: Highcross Strategic Advisors 22 units 142,000 sq ft. Following High Cross purchase late in 2010, the premises was 50% vacant. We have advised on required refurbishment works and re-branding the estate. Through new lettings and re-gear only 5 units remain and headline rental levels have been maintained. Colvilles Park, Kelvin Industrial Estate, East Kilbride Hansteen UK Industrial Property Ltd Partnership 26 units 1,500 sq ft to 8,100 sq ft. Five lettings concluded in the first 12 months of our appointment, including Screwfix and Capital Hair & Beauty. Parkwood Industrial Estate, Sheffield Aviva Investors 25 units 200,000 sq ft. 7 units recently vacated and undergoing refurbishment. 2 lettings completed and 2 further units under offer. Waleswood Industrial Estate, Rotherham CBRE Global Investors 22 units 120,000 sq ft. Upon instruction we advised the client on refurbishment and disposal of the vacant units. Currently there is only 11,000 sq ft vacant with strong levels of interest following a new marketing campaign.

Since our appointment in 2011 we have added value by letting 65,000 sq ft in three units. Acorn Industrial Estate, Crayford, Kent Schroder Exempt Property Unit Trust 79 units 1,987 sq ft to 28,548 sq ft. 13 lettings on the estate in the last 24 months, as a result of new marketing initiatives introduced by Knight Frank. A further 5 units currently under offer. Westminster Industrial Estate, Woolwich, London AXA Real Estate Investment Managers 48 units 2,700 sq ft to 22,000 sq ft. Advised the client on an extensive refurbishment programme resulting in units being pre-let prior to practical completion. We have completed 14 lettings on the estate in the past 18 months. Springhead Enterprise Park, Northfleet, Gravesend, Kent CBRE Global Investors 8 units 5,185 sq ft to 15,427 sq ft. Instructed to market the 5 vacant units on the site. 3 units let and 1 under offer within 6 months of appointment.
