2 THE PROPERTY This remote, timbered property is situated in the heart of the Sierra Nevada Gold Country at altitudes ranging from 3,200 to 3,480 feet. It is located approximately 17 miles east of the little town of Plymouth and south and east of Mt. Aukum in El Dorado County. Access is by a combination of paved and graveled county maintained roads and a dirt road deeded easement through a locked gate on the neighbor s property. The property can be reached by standard vehicles through much of the year and 4-wheeldrive is required at times during the winter season. The terrain ranges from gentle slopes to steep, rolling hillsides. There are excellent graded dirt road systems within the boundary of the property that are well maintained by the owner. There are several meadow areas on the land, but most of it is covered with timber. At this elevation you re above the fog and smog of the Sacrament Valley and below the heavier snow of the High Sierras. The property can sometimes receive snow of up to two the three feet in depth in the winter but it usually melts off in a short period of time. The land shelters a variety of wildlife, including deer, wild turkey, bobcats, coyotes, black bear, raccoons, quail, red-tailed hawks and bald eagles. Aerial and topographical maps of the ranch are included in this brochure. The land is contiguous to many thousands of acres of land owned by Sierra Pacific Industries (Logging and forest development), BLM and the US Forest Service, allowing many opportunities for extended and productive hunting and horseback riding. This property s highest and best use is that of timberland with an approved Timber Harvest Plan in place. There is over 5.0 million board feet of timber on the land. The income potential is significant and the timber on the property is growing at the rate of 3% per year. Harvestable conifer timber is made up of Grand and Douglas Fir, Ponderosa and Sugar Pine, and Incense Cedar. A complete appraisal of the property was completed in Copies of the appraisal report and Timber Cruise Data Sheets are available to qualified buyers upon request. A fascinating history of the original homesteaders and their development of the property is available on request from the listing broker. On September 9, 2013, the property was appraised at $2,155,000.

3 Lee s Cabin IMPROVEMENTS ON THE PROPERTY The 900 square foot main house is a cabin that was originally built in It was subsequently rebuilt at various times and indoor plumbing was added. A second cabin, of approximately 745 square feet, called Lee s Cabin, was built near the west entrance to the property. It is frequently used by the current owner and his family. It is heated by a kitchen wood stove, has solar electricity, running water and is serviced by a well inside the detached garage. A small 20 X 24 hunting cabin with a porch is called the Cook Shack and is located near the eastern boundary of the property. All three cabins are served by well water. Two of these cabins are older and would need upgrading to be habitable year-round. There are two detached storage buildings totaling 1,164 square feet, as well as two detached equipment garages totaling over 2,200 square feet that are in good condition. Probably the most unique building on the property is the old sawmill that is over 6,600 square feet that was built in It burned down in 1951 and was partially rebuilt. The old mill was originally powered by a large boiler and steam engine. When it was rebuilt in 1957, a used diesel engine from a tugboat was installed to power the machinery. The mill is no longer usable but you can see the various production areas when you walk through the building. There are 3 wells on the property, an old gold mine, a small pond at the mouth of the mine with a pump house, and a fenced cemetery plot where the original homesteaders were buried.

4 ZONING AND POTENTIAL USES The Old Lumber Mill (Machinery not included) The property is zoned TPZ (Timber Production Zone). Uses allowed by right include timber and logging, hunting and outfitting activities and animal raising. This would be an excellent location for a horseback camp trailhead and gathering point. With a Conditional Use Permit, some of the following uses would be allowed: A new residence could be built Retreat Center Campground Health Resort Law enforcement drone and firearms training location Farming of berries, hops, Christmas trees Because of the TPZ zoning, the property has a very favorable property tax rate. The total 2015 property taxes were only $1,071. Under Timber Production Zone zoning, the zoning designation cannot be removed from the land without a severe penalty or through a 10-year buyout program. The minimum term for a contract is 10 years, renewing automatically every year unless the nonrenewal process is initiated.

Within these borders are great rivers, lakes, gold mines, historic towns, incredible views and everything that nature has to offer. One of the interior roads on the ranch Over 52% of the county is managed by the US Forest Service and Bureau of Land Management, with incredible recreational opportunities such as wilderness hiking, camping, hunting, fishing, and kayaking on the South Fork of the American River, as well as world class skiing in the Lake Tahoe area. El Dorado County is just 30 miles east of Sacramento, California's State Capitol and only 40 miles west of Carson City, Nevada's State Capitol. San Francisco lies 125 miles to the west and Reno is a mere 50 miles to the northeast of the "Golden County." The county has many nice suburbs for those who need to commute to Sacramento during the week. The center of the Western Slope is Placerville, the County Seat for El Dorado County. Sitting at an elevation of about 2,000 feet, where oak lands begin the transition

8 into dense evergreen forests, the old section of town has been restored and offers great shopping. The City of Placerville owns and operates the Gold Bug Mine, the only gold mine in California that is open to visitors. A number of nineteenth century houses in El Dorado County have been converted into bed and breakfast inns, providing visitors quaint, affordable lodging. Meadow near Lee s Cabin The town of Coloma, north of Placerville, is where gold was first discovered in California over 150 years ago. The Coloma Gold Discovery Site has been restored to its 1840's style and is a living museum. A little further north are the little towns of Pilot Hill and Cool, which have attracted the interest of equestrian enthusiasts because of the availability of public horse trails, reasonably priced and usable land, and annual events such as the 100-mile Tevis Cup endurance event.

9 The country roads in southern El Dorado County will lead you through the best Wine Country in the Sierras. The congeniality of our small wineries will make you feel as if you are visiting old friends. East of Placerville is Camino, another historic community and home to popular "Apple Hill" where orchards and Christmas tree farms abound. This is a place to relax and take in the beauty especially in the fall when the apples are ripe and autumn shows off its brilliance of colors. Further east, the Sierras are home to logging industries, while providing great places to camp, hike, hunt, fish and ski. Lake Tahoe, the "mile high" lake is on our eastern border. On mountain peaks reaching over 10,000 feet high, you will find some of the best Alpine style skiing in the United States. 10 Near the Top of the 60-Acre Nursery Tree Area Economy The Lake Tahoe area and its ski resorts are excellent sources of revenue for El Dorado County. Skiers from all over the world visit during the winter months. El Dorado County also has a large agricultural economic base during the rest of the year. Apple orchards grow throughout the western and central parts of the county, and apple exports are a reliable source of seasonal income when the hustle and bustle of ski season ceases. The Sierra Nevada range provides additional economic stimulus through logging and Christmas tree farms. Gold is still found in El Dorado County, lending a feeling of excitement to the area s economic environment. Interior road

14 SOME LOCAL COLOR Located 25 miles southeast of Placerville near the El Dorado-Amador county border, Indian Diggings was founded in 1850 by prospectors from Fiddletown who happened upon some Miwok Indians panning for gold in the nearby Telegraph River. As the crow flies, Indian Diggins is about 3 miles north of the subject property. By the end of that year there were over 50 cabins, a store, and a saloon/gambling house. In 1853 the first post office opened. The population reached 2,000 in 1855 and there were nine stores, five hotels and numerous saloons. That same year it vied with Placerville to become the county seat which it lost by only a few votes. Indian Diggings had a dubious reputation. And many interesting if not violent anecdotes surround the history of the town. The colorful history was partly recorded by a series of correspondence from Indian Diggings which were published in the Weekly Ledger Newspaper, printed 23 miles away in Placerville, regarding news from the town. These were signed Miner. In another letter to a newspaper a miner who signed himself Flat Broke describes his visit to Indian Diggings and raves about the water system. An entire stretch of road known as Whorehouse gulch was ordered burned to the ground by Justice Jinkerson, hoping to somehow clear out the naughty night life. A Captain Cleghorn, a Civil War Veteran with mental challenges, was revered by local Native Americans and when he died his ghost was seen many times by locals. The father of the Birdman of Alcatraz Robert Stround lived in the town. In the summer of 1855 a man working on the Cedarville and Indian Creek ditches was caught in Nevada City after stealing the company s money and another man s wife. He gave back the money but kept the woman. In another situation, a man took another man s wife to a travelling circus performance. Confronted by the angry husband the man shot the husband in the leg who survived but was crippled for life. Two miners arguing over a gambling game (ten pins) decided to settle it over pistol duel in the middle of the street. Unable to hit each other one of the men went back to his cabin for his rifle. Friends intervened and stopped the men. Dr. White killed two miners living on Cedar Creek when they tried to destroy his dam. News reached Placerville and Coroner Eckalroth and a man named Mike Welch left for Indian Diggings. Arriving at Bucks Bar on the river late at night, Welch was washed down the rapids and never seen again; his body was never recovered. Dr. White fled to Tennessee where, when the Civil War came, he lost his life there. The ban on hydraulic mining spelled the end of Indian Diggings in the 1870s and today it is a very small community. Only a few buildings remain including the Indian Diggings schoolhouse. The cemetery is located on the road before the town site which is on private property.
