The two-and-one-half story house s of frame constructon and rests on a brck foundaton. The Hotchkss House s sheathed wth weatherboards an the frst story level, wth xectangular shnglng on the second sto,ry and rectangular rregularly mbrcated shnglng on the two-and-one-half story level. The mult-gabled rmf s covered by hexagonal-shaped shngles. The exteror of the house combnes %.+. varous shapes of bay wndows, portcos and dormers whch provde a total eclectc effect. To the north of the entry door s a round-arched double-hung wndow wth unusual rectangular patterns n the upper sash. The north elevaton features a jerknhead roof wth shngled end. A small double-hung wndow s centered n the roof end. One of the most unusual features. of the house s the three staggered star wndows wth an aschtrave featurng L a scroll and fan desqn. A shed roof dormer, wth muntns n somewhat of a Chnese Chpgendale fashon, extends from the roof 'of the house just to the north of the jerknhead roof projecton. As was the custom n the predomnantly rural towns of southern Arkansas, the buldngs n the dstrct: occupy spacous lawns and are set: well back off the tree-lned streets. The buldngs range n style from srrple Vctoran cottages to elaborate Queen Prnne and! onal-revval mansons. For a town n Arkansas the sze of Montcello, the dlstret tans an nordnant: number of magnf cenc homes: a fact reflectve of the economc pros-! En~ty whch made Montcello one of the wealthest Arkansas ctes 2n 900. Asde from wealth, another factor contrbutng to the mpressve character of the dstrct s the presence of homes desgned by S, C. Hotchkss, a transplanted Chcago archtect who lved n Montcello for a number a years a ter.. 888, At that tme few Arkansas ctes boasted a professonal archtect.. The dstrct prmarly runs north and south along North Man ~tret and east and west along Xest Wood Avenue, and tqcontans ffty-fve buldngs and one sgnfcant ste. Of the : buldngs, twenty are rated as behg archtecturally sgnfcant and twerty-two are des- t pated as beng lnkng structures of lesser ndvdual sgnfcance but of great mportance to the overall character of the dstrck. Eght are lst& as ntrusons, but of these only two are dramatcally out of character w th the general appearance of the dstrct., Stuated n southeast Arkansas approxbately 40 mles equdstant both the Lousana brder n the south and the MssLsspp Rver n the east, Montoello was founded n 849 specf - cally for: the purpose of servng as the county seat of newly establshed Drew County (846),! The tm centered an area devoted'alnost &xclusvely to cotton fannng and t soon developed j nto a thrvng busness, swal and poltcal center for local farmexs, hrentu$lly many of the local plantaton owners establshed resdence n the town. Montcello was rmcorpor- ated on December 20, 852, makng t one of the older codtes n the state. The emergence of Xontcello as a commercal and ndustxal center can be traced to the con- structon of r ral Lne through the corn n 880. After the establshment of the lne, mowth was rapd. Around the turn of the century two new cash crops, tomatoes and peaches, were also added to the growng lst of agrcultural products shpped from Montcello. By 900 the populaton of MonteeLlo was 579 and the per capta ncome of ts ctzens was the hghest for any town n Arkansas; a testament to the success of the county's agrcultural producton and processng ndustres. n 909 the town was chosen as the ste for. one of four agrcultuxa colleges to be bult n Arkansas. The majorty of buldngs n the Plontcello North Man Street Hstorc Dstrct reflect the ' perod of expanson and prosperty between the years 880 and 90. n the ntervenng t years the economy of Montcello has become ncreasngly ndustral and less dependent on cash crops such as cotton. Lkewse, modern development has obscured or replaced much of! tm's early bult hertage. However, the North Man Street ~stor-c Dstrct s a! -lned enclave whch retans not only much of ts earler character, but also some of t?d'fnest structures bult n Monteello durng ts early years of expanson from 080 to 90. The MontceZlo Hstorc Dstrct s a resdental dstrct of archtectural mportance. Of the twenty sgnfcant structures ten have Eastlake detalng desgn elements. Common elements to the structures nclude: chamfered bays, ntrcate shngle work and bargeboards,, pdmented gables centered on front facades, and as~etrcal massng. The most elaborate of these houses s 406 North Man, whch ncorporates the precedng elements as well as a keyhole wndow and fan lght gabled dormers. However, ths buldng s not of pure style; + the porch has Cornthan columns ndcatve of Neo-Colonal Revval stylng. Sx-hundred North Man s purely ~eo-colonal Revval and 73 North Man, bult orgnallyas a Queen Anne structure, has been m odfd wth Cornthan columns. Whle the majorty of tho structures have unknown archtects, 600 and 850 North Man were desgned n the Neo-Colonal Revval style by W- A. Halley. 52 North Man, a brck bungalow was desgned by Lttle Rack archtect, Ray mrk. S. C, Hotchkss of Chcago, who moved to Montcello n the latter part of the last century, s responsble for 50'9 North Boyd, Eastlake; 73 North Man, Queen Anneand 403 West Wood, Neo-Colonal Revval. Hotchkss, who n a 907 MontcelZo newspaper, was credted-wth shapng the appearance of the cty, probably desgned more structures n the dstrct, especally those possessng Eastlake detalng, but fro documentaton s, at present, avalable.
