A Branch Office was set up in a shop in Hay Street. Perth had a population of approximately 5,000 and it was the capital of a colony of approximately 32,000 people. A building site at 103 St George s Terrace was purchased and despite being, in the opinion of the Principal Board in Sydney, perhaps a little distant from the business centre of the city, the directors were planning for posterity. The newly elected Government instigated an extensive public works program and AMP assisted in the development by means of loans to the Government to finance the construction of roads, railways and the provision of water utilities.
7 AMP HAS BEEN PART OF PERTH S SKYLINE FOR OVER 140 YEARS A site on the corner of St Georges Terrace and William Street was purchased for 25,000 and AMP staff moved into the new building in April A contemporary article about AMP said that the hub of the business district needed open space to accentuate the heart of Perth. AMP s architects were instructed to surround the building with an environment which would be an asset to Perth and Western Australia. 140 St Georges Terrace was opened. AMP Capital commenced management of 2 Mill Street on behalf of a major institutional client. AMP Capital Wholesale Office Fund purchases 50% of Exchange Tower. Today, 140 St Georges Terrace continues to set new possibilities in workplace experiences in the heart of the CBD. 7

18 BUILDING SPECIFICATIONS AIR CONDITIONING The air conditioning has been upgraded to ensure optimal internal conditions of comfort for occupants, whilst energy efficiency is maximised irrespective of external climatic conditions. Internal and perimeter zoning of the air conditioning coupled with high performance non-reflective solar film and translucent solar fabric blinds to the windows ensures maximum control of conditions irrespective of the outlook, layout or location of an individual s working environment. Requirements to support tenants supplementary equipment (e.g. computer rooms) are met at each level through a condenser water supply. The condenser water system is provided via a dedicated supplementary cooling tower and associated plant and equipment. Occupants within all tenancies are able to access after-hours air conditioning, using the proximity access card reader located in the service lift lobby. WORKPLACE ENVIRONMENT High performance window tinting enhances views while cutting heat loading by up to 15%. This, in tandem with a building management system which integrates state of the art air conditioning, security and energy saving features, provides the most comfortable possible working environment with the highest possible degree of efficiency while cutting 30% in greenhouse gas emissions. PASSENGER LIFTS The office tower levels are serviced by 12 lifts arranged in two groups each having 6 lifts of 20 person capacity. The lift banks service levels 1-14 and levels SECURITY AND AFTER HOURS ACCESS The building provides secure 24 hour swipe card access with security controlling perimeter doors, individual floors, lifts and tenancies and parking. 140 St Georges Terrace has dedicated manned security and the Security Control Room is situated at ground level with round the clock security for tenancies and public areas. CAR PARK 140 St Georges Terrace has an exceptionally high car parking ratio. Its offering of one parking space to every 138 square metres of office accommodation is almost double the normal ratio in the Perth CBD. Public car parking is available next door at Central Park. AMP CAPITAL / 140 ST GEORGES TERRACE
19 GOODS LIFT A dedicated goods lift serves two levels of car parking, ground floor and office levels 1 to 28 as well as the storage facilities on Level 29. TELEPHONE Block cabling is provided in the form of a 100 pair cat 5E cable to the Intermediate Distribution Frame on each floor. FLOORPLATE 140 St Georges Terrace enjoys the benefit of large, efficient and column free floors of 1,055 square metres in the low rise and 1,100 square metres in the high rise. Boasting windows on four sides, excellent natural light and its unrivalled island site location means outstanding views are offered in all directions in the upper levels. The general office floor-to-floor height is 3.66 metres with a ceiling height of 2.74 metres. DATA A riser duct is available for tenants to run inter-floor data cabling etc. Sufficient space is provided within the ceiling of each floor to permit the distribution of data cables to all points on the floor.
