1 Welcome Premier Inn, in collaboration with the Daniel Department Store, is bringing forward plans for a new hotel in central Windsor, set back above the department store itself. Premier Inn is the UK s top rated hotel chain as named by Which? in their UK hotel chains 2015 report. Whitbread PLC is the owner of Premier Inn and operates a number of hospitality brands employing 48,500 people across the UK. 2 Design In discussion with the Design Council (CABE), Historic England and the Royal Borough of Windsor and Maidenhead we have carried out a thorough design process ensuring the proposals respond sensitively to the setting of the Windsor Town Centre Conservation Area. The scheme will be designed to ensure the building performs well in environmental and energy terms and meets BREEAM Excellent requirements. The aerial views shown to the right are a useful means to show the proposal, but it should be remembered that this is a viewpoint that very few people will see. Most views of the scheme will be glimpses from nearby street level positions or more distant views in which it is seen in a much wider context. Because of the difficulty of showing how a scheme will actually be viewed by the public we have prepared a 3D fly-through video to show what the scheme might look like. 3 Views As part of the ongoing visual appraisal a wide range of views towards the site has been considered so that the effects of the new hotel can be tested and adjustments made to the massing, layout and details of the architecture accordingly. The scheme has been designed to sit back from Peascod Street so that close range views of the hotel will be limited and screened from view by existing buildings. 4 There will be some longer distance views and it is important that these are carefully considered. An analysis has been undertaken to establish potential viewpoints towards the site. Longer views of the town centre are dominated by the Castle in its hill top position and great care is needed to ensure that the proposed hotel integrates with the townscape and does not adversely impact on the sky line. For example, from the Copper Horse the proposal will sit below the horizon but it will only be very small with limited impact. 6 Jobs and Training Opportunities The proposed hotel on Peascod Street will create around 40 new jobs comprising 18 full and 22 part-time jobs. If granted planning permission Whitbread will work with Royal Borough of Windsor and Maidenhead and local job centres to provide local opportunities for work. As the country s leading hospitality company, Whitbread offers its staff a great career path and extensive training opportunities. A number of apprenticeship programmes allow staff to look ahead and make a career in the industry. 7 Working alongside local traders The Premier Inn will play an important role in encouraging day tourists to Windsor to stay in the town centre, rather than outlying areas, as well as attracting new visitors to the town. The proposed 112 bedroom hotel at Windsor would accommodate around 40,000 guests a year to the area. Visitors that stay overnight in the town bring significant benefits for local businesses and employment, and the new Premier Inn would make an important contribution in achieving these benefits. The food and beverage area will primarily provide breakfast for guests, beyond that the offer will be relatively limited, meaning guests will tend to use the variety of facilities nearby. The nature of the hotel will mean that guests will tend to use local facilities such as restaurants, cafes and local shops during their stay and we believe that as such, the scheme will give local businesses a major boost. Bringing greater vibrancy to central Windsor will help local traders, with more potential customers in the area seven days a week. Peascod Street businesses
