2 We are passionate about the North and supporting the growth of its economy by helping to bring forward new homes, businesses and infrastructure. We ve delivered hundreds of successful projects across the region and our knowledge base is second to none. We have one of the largest combined teams of planning professionals in the North, who are committed to rising to the challenges and opportunities of devolution and the Northern Powerhouse.

3 Planning is about securing sustainable future uses for land and buildings, often balancing competing interests between key stakeholders and the requirements of our plan-led system. By specialising in planning alone, we maintain our focus on how best to navigate the planning system to achieve value driven objectives. We help landowners, developers, investors, occupiers and public sector organisations in regenerating places, stimulating growth, providing infrastructure and creating environments where people want to live, work and relax.

4 Housing is a basic human need. It also enables employment growth. The northern housing market is enjoying a surge in demand, complemented by growing investor confidence and government commitments to improve infrastructure and delivery of sevices. We assist our clients, including landowners, developers, housebuilders and investors, to deliver high density city centre and build-to-rent schemes, through to mixed family housing, provision for the elderly and social housing. Through our engagement and expertise, we work with communities and stakeholders to help them realise the true benefits of development. 5 The UK needs to build around 300,000 new homes every year, but where will we put them? Identifying, promoting and progressing new sites for the construction of homes and places of employment is a long term commitment. We ve been working with landowners and promoters for many years to devise strategies for promoting land through the plan making, application and EIA processes and have successfully delivered many thousands of new homes as part of comprehensive mixed-use schemes. Using our socio-economic skills, we have developed persuasive planning cases which optimise the chances for allocation and/or consent. 6 Retail continues to be a growing market, but is adapting to the changing face of local centres, online shopping and the rise of the retail park. We ve helped British Land, IKEA, Sainsbury s, Decathlon, Sports Direct and many more open new stores in the North of England. We are also working with owners and investors using retail as a catalyst for economic growth. Retail attitudes are changing and there is a revised approach to town centres. Whilst we continue to advise on the rationalisation of out-of-town assets, there is a move towards innovative, new retail and leisure uses/spaces within town centres. 7 People are adopting a far more flexible approach to work, mixing time in the office with homeworking and being on the move. Co-living and co-working business models are proving popular and those who provide workspace are adapting buildings to this period of tremendous change. Through our commercially-minded approach and working closely with clients, we are able to identify proactive measures for increasing their asset value. Innovative design and refurbishment to maximise use of space and create collaborative environments is key. Often that means projects struggle to conform to traditional use-type classification. 8 Big industrial sites face unique challenges: infrastructure connections, space, noise, visual impact and staying connected to their supply chain. They contribute towards sustainable economic growth and we help to keep businesses anchored in their communities. Many of our occupier clients trust us to help them expand or move as their business changes such as National Grid, Parcelforce and Royal Mail. 9 Government has long recognised the importance of infrastructure in securing growth of the economy and supporting existing and new industries. In recent years, there has been a refocus on the North and its connectivity. Projects including: HS2, Northern Powerhouse Rail, and the dualling of the A1 up to the Scottish Borders, are all helping boost investor confidence and strengthen the industrial growth of the area. We have been helping our clients to deliver new infrastructure projects - across the energy, transport and communications sectors - for more than 30 years. Infrastructure, whether strategic, regional, or local, is vital in ensuring sustainable development. 10 Life is about more than jobs and homes; it s also about making best use of our leisure time. We work hard to find space both in our lives and in our cities to relax, to stay fit and to have fun. The North is a great place to spend your leisure time. We have secured permission for new cinemas, gyms, eco holiday cabins and a number of bars and restaurants. 11 Associated Architects Education is changing in response to evolving digital technology, a global workforce and more competitive markets. Estate rationalisation is increasingly important to ensure space is used efficiently and surplus land and buildings are redeveloped to release revenue. Institutions are also looking at their estates to ensure they deliver the best student experience and facilitate research and educational activities. We have helped various institutions to deliver new academic buildings and environmental upgrades across campuses. 12 Our northern cities host a number of world class educational institutions, all of which are responding to changes in technology, student behaviours and business needs. Indigo has secured over 5,000 new student bed spaces across York, Leeds, Manchester and Hull. We helped bring a new-concept University Technical College to the On the Banks regeneration project in Burnley, Lancashire. We ve also secured permissions for new primary schools and assisted private schools and academies in enhancing their teaching and sports facilities. 13 Developments often comprise more than one land use - a mix of uses can add to the complexity but also the attractiveness and vibrancy of a scheme. Communities need new homes. They also need new sports facilities, shopping, workspaces, schools, and investment in transport and other supporting green infrastructure. 14 We all aim to be fit and well, and healthcare facilities play an important part of our towns and cities. We work with public and private hospitals, pharmacies and care providers to expand, move or adapt their facilities to meet changing needs, innovation and integrate their services into communities and townscapes.
