1 MINUTES OF MEETING OF THE ARCHITECTURAL AND HISTORIC REVIEW BOARD OF THE VILLAGE OF SAGAPONACK IN THE TOWN OF SOUTHAMPTON, COUNTY OF SUFFOLK AND STATE OF NEW YORK A regular monthly meeting of the Architectural and Historic Review Board of the Village of Sagaponack was held at 3:30 p.m. on Friday, May 18, 2012 at 3175 Montauk Highway, Sagaponack, N.Y. The meeting was called to order by Chairperson Sandford with a flag salute. Present were Vice Chairperson Tom White, Board Members Sean Selfe, and alternate member Robert Barandes. Also present were Village Building Inspector John Woudsma and Pat Arancio-Remkus, secretary. Absent were Gideon Mendelson, Barbara Slifka and Village Attorney Anthony Tohill. I. APPROVAL OF MINUTES MONTHLY MEETING The Minutes from the April 20, 2012 meeting were not ready in time for the meeting. II. OLD BUSINESS A. Amendments 1. Greene 11 Sagg Pond Court Applicant proposes amendment to building permit #P amendment of window design Rich Andrews of John Laffey Architects presented the application. He stated that they had previously proposed having a gable of the gambrel shape changed and changing the three separate individual windows in that gable to a wall unit, which is two units all together. We needed to have our client s approval He stated that the only other request is to change a Queen Ann light cut in the back of the house to five over one. He noted that they have made all of the other changes that the AHRB had asked for and he is presenting them to the Board now. Chairperson Sandford clarified that he has come back to the Board because the changes have now been confirmed with his client and he needs a motion to approve this change to which Mr. Andrews responded yes. 1

2 Chairperson Sandford asked for a motion to approve the amendment to building permit #P amendment of window design. A motion was offered by Tom White and it was seconded by Sean Selfe. It was unanimously approved. B. Additions/Renovations 1. Jonathan Sheffer 98 Daniels Lane Applicant proposes construction of a pergola and chicken coop As per the applicant s request, this application has been adjourned. C. New Construction 1. David Ebersholf and David Brownstein 72 Town Line Road Applicant proposes landscape plan for new construction of a single family residence and accessory structures Angela Inzarello of Blaze Makoid Architects presented the application. Francois Blehaut Jack Delashmet & Associates was also present. Ms. Inzarello stated that they are back before the AHRB with the landscape design. Mr. Blehaut noted that the AHRB is concerned with the relationship of the house to the street. He presented a drawing of the house. He stated that they added a simple wooden fence that is 4 high in the front yard with climbing hydrangea in front of it. There is also a double door gate. He noted that they will transplant existing privet hedge to the back side of the front fence. Mr. Blehaut stated that his clients would like to add some small live trees perpendicular to the fence. The trees will be 4 high and will not be seen from the street because of the 6 privet hedge. He explained that the gate will soften the architectural lines and the shade trees will add interest for the location. Mr. Blehaut noted that the site is wet and the garden will be low key. It will be a traditional beach garden with rose of sharon, hydrangea, lilac and magnolias. He stated that there will be a wooden boardwalk from the front entrance to the house. There will be no change to the grade. He stated that for the driveway they are considering using a local material such as oyster shell or a tan colored crushed gravel. Chairperson Sandford asked if it would stand up and would it be put directly on the soil to which Mr. Blehaut responded no, it will be put on a sub base that is approximately 2. Chairperson Sandford asked if the privet will be formally cut to which Mr. Blehaut responded that a more natural shape is preferred. It is shown trimmed on the drawing to give a better feel of the size of it. 2

3 Chairperson Sandford stated that the gate and fence are kind of imposing and it is really different from what was demolished and what was so much more open to the neighborhood and the street. That is the conversation we had last time. Ms. Inzarello responded that the fence that currently is there is a split rail fence and the owner has three dogs and will need some type of enclosure to accommodate their lifestyle. Chairperson Sandford stated that they are also asking for approval of gates and it looks as if you can not see through that gate. That is not something that the AHRB can support. Mr. Inzarello responded that they will apply for the gates under a separate application. Right now they are just applying for the construction of the house and we were asked to come back and show a landscaping plan. Mr. Blehaut provided a photo of the existing gate. He stated that there are many different gates in the area and he provided pictures of those gates. Chairperson Sandford stated that the AHRB is interested in the view from the street. Mr. Blehaut stated that another concern they have is the fence on the sides of the property. He noted that it jumps from 4 to 5 to 6 and then back to 4 across the front. He stated that the request is to put a 4 fence at the front of the property and to have a 5 6 from that point on the sides to the back of the property to which Chairperson Sandford responded that they will have to take it up with John Woudsma. Ms. Inzarello responded that she will take care of that at a later time. Chairperson Sandford asked the AHRB members how they felt about the changes in the materials for the driveway to which the Board responded they liked it. Ms. Inzarello stated that they talked about it in depth and it did not seem plausible as the clients will be more year round residents and the grass would not grow. As an alternative they thought of using a local material for the driveway. Chairperson Sandford asked Ms. Inzarello if it was understood that they are not talking about the gates today to which Ms. Inzarello responded yes. Tom White asked if there was a split rail fence with wire behind it currently to which Mr. Inzarello responded yes. Tom White noted that a split rail fence allows an open feeling. Chairperson Sandford noted that this is a wall row to which Ms. Inzarello responded that the rendering makes it seem more imposing. The idea is not to construct a wall. Even if every three rails come out.just some type of enclosure for practical reasons for their dogs. 3

4 Chairperson Sandford asked for a motion to approve the landscape plan for new construction of a single family residence and accessory structures without the gate and fence. A motion was offered by Robert Barandes and seconded by Sean Selfe. It was unanimously approved. III. NEW BUSINESS A. Signs B. Amendments 1. Three Jacks Properties LLC 780 Daniels Lane Applicant proposes amendment to building permit #P construction of a driveway gate with stone piers Val Florio, architect, presented the application. He stated that his clients are proposing driveway gates and he noted that the house faces Daniels Lane and set back. Chairperson Sandford asked if this is the house at the corner of Ericas Lane and Daniels Lane to which Mr. Florio responded yes. Mr. Florio stated that they are proposing a 4 high gate as per the code with stone piers. He showed a photo of a gate on Parsonage Lane that was built under Southampton Town Code when you could build a 6 gate. He stated that his client liked the proportion of the detail work. There is a transparent fence and what he has done is taken the detail and pushed it down to the 4 height. It is similar and is according to our code. He wants to propose a white gate, but he is not sure the Board would approve it, so he is proposing a natural cedar or mahogany gate, left natural. It has 1 x 2 ½ slots with spacing and can see through the gate. Chairperson Sandford asked what type of stone to which Mr. Florio responded that it will be a grey Connecticut stone in a flagstone pattern. He noted that they will be matching the chimneys and the veneer on the front of the house. Robert Barandes asked if there was a stone wall at the house to which Mr. Florio responded that it is actually a fence. He spoke to Village Building Inspector John Woudsma, who said that as long as it is not retaining anything, you can have a wall used as a fence on your property. Chairperson Sandford asked if the gate is set in further on property line to which Mr. Florio responded that the call box has to be on owner s property, and you have to have another 8 10 so you would be able to pull a car off the road to access the call box. He stated that the entire fence would be 8 from the property line. Chairperson Sandford asked if everyone was ok with this to which Robert Barandes responded no, but.. He noted that every house gets enclosed more and more. It is a 4 stone wall sitting there that blocks everything. 4

5 Tom White asked what is there now to which Mr. Florio responded there is nothing, it is wild. Robert Barandes responded that everything has been pulled out. Mr. Florio stated that there were cherries that were relocated on the property. He stated that there will be grass in front with low plantings. Chairperson Sandford asked for a motion to approve the amendment to building permit #P construction of a driveway gate with stone piers. A motion was offered by Tom White and seconded by Sean Selfe. It was unanimously approved. Robert Barandes pondered if these homeowners have moved to Sagaponack so they can lock themselves behind a wall. 2. Outes 828 Sagg Main Street Applicant proposes amendment to building permit #P modification of pool house design from two structures to one Val Florio presented the application. He stated that they were originally approved for two pool cabanas and now the owner wants to merge them. It will make them less busy and it will be the same square footage. Mr. Florio stated that the pool house will be on the north side of property and will not be visible to the neighbors. Tom White asked what the height of the originally approved pool house was to which Mr. Florio responded that it was 14 8 and is now 16. He noted that they only stretched the width and increased the height slightly. Mr. Florio stated that it will have a peaked roof and it originally was shingled and will now be clapboard cedar siding, left natural. Chairperson Sandford noted that it is very busy to which Mr. Florio responded that they can do shingles if the AHRB would prefer to which Chairperson Sandford responded that she does not feel that strongly about it. Mr. Florio stated that more contemporary homes are using cedar wood slats. He noted that the interior is very modern. It makes it unique and more contemporary. Chairperson Sandford asked for a motion to approve the amendment to building permit #P modification of pool house design from two structures to one. A motion was offered by Sean Selfe and seconded by Robert Barandes. It was unanimously approved. 5

6 3. Frederick Berner/Elizabeth Mann 110 Old Farm Road Applicant proposes amendment to building permit #P addition of windows to pool house Michael Haverland, architect, presented the application. He stated that he was before the Board prior to this meeting with regards to the main house. Chairperson Sandford noted that the main house is a modern home to which Mr. Haverland agreed. Mr. Haverland explained that the plan was to turn the existing steel shed, which is in the back of the property, into a pool house. He noted that they would like to add windows so it engages the existing house and opens it up. The exterior will remain the same. They believe that standard aluminum windows were appropriate for a metal shed to keep within that character. They think it would be a nice contrast to the main house that is being restored. Chairperson Sandford asked if they will be painting the shed red to which Mr. Haverland responded that the color is existing. Sean Selfe asked what kind of aluminum they will be using to which Mr. Haverland responded that it is anodized aluminum. They thought they should express the metal and it is opposite of the cedar of the house. Chairperson Sandford asked for a motion to approve the amendment to building permit #P addition of windows to pool house. A motion was offered by Sean Selfe and seconded by Robert Barandes. It was unanimously approved. B. Additions/Renovations 1. Raoul Witteveen 368 Daniels Lane Applicant proposes construction of an 85 sq. ft. roofed porch addition Bruce Bennett, contractor, presented the application. He stated that they are proposing to bump out the 2 nd fl deck, which will be under the existing roof, and they will use the existing columns. He noted that they plan on placing tables there and they will be under the roof. Sean Selfe suggested that if they are moving the columns that they make them square to which Mr. Bennett responded that the architect said the columns are salvageable and they want us to use them. Robert Barandes asked if you can see it as you drive by to which Mr. Bennett responded no because there is a high hedge. 6

7 Chairperson Sandford asked for a motion to approve the construction of an 85 sq. ft. roofed porch addition. A motion was offered by Robert Barandes and seconded by Sean Selfe. It was unanimously approved. C. Demolitions 1. Rovner 271 Sagaponack Main Street Applicant proposes demolition of a single family dwelling John Whelan and Michael Lomont of Stelle Architects and Dan Thorpe of Chris LaGuardia Landscape Architects presented the application. They presented a photograph of the existing house and noted that this was formerly Price Topping s mother s house. Mr. Lomont stated that the existing structure was constructed in 1963 and has the look of several pieces pushed together. Chairperson Sandford asked if there were any comments to which there were none. Chairperson Sandford asked for a motion to approve the demolition of a single family dwelling. A motion was offered by Robert Barandes and seconded by Sean Selfe. It was unanimously approved. D. New Construction 1. Rovner 271 Sagaponack Main Street Applicant proposes construction of a two story, single family dwelling with attached one car garage, sunken patio, 1 st & 2 nd Fl unroofed decks, 1 st & 2 nd Fl covered porches, pergola, swimming pool with code compliant enclosure and driveway gates John Whelan and Michael Lomont of Stelle Architects and Dan Thorpe of Chris LaGuardia Landscape Architects presented the application. Mr. Thorpe stated that the site has mature vegetation right along Sagg Main Street. There are approximately beautiful existing spruce trees and cherry trees. The height of that vegetation is added on to because the topography rolls up from the street. It is very well screened along Sagg Main Street as there is a 15 high privet hedge that will remain. They will also add screening around the perimeter. They are adding a fence and privet all around the property line to intensify that screening. He noted that currently the entrance is off of Sagg Main Street and they are changing it to come in off of Farmview. There will be driveway gates. There is a winding driveway that they have worked through. There are huge existing trees on the property. There is a huge Norway maple and a couple of London Planes and honey locust that they will preserve. They will slide the driveway through those trees and the parking area is at the front left center of the house, a staggered walkway to the front door and there will be flowering trees and ornamental grasses. As you work your way to the east side of the 7

8 house there is a walkway that brings you to the back. The back is a contained area centered around a lawn panel. He continued that on the west side is a grape arbor and on the east side there is a pool, trellis, outdoor living area and all of that looks out over an existing fruit tree orchard. There are peach trees, apple trees and cherry trees. He stated that their idea is to organize those trees in those areas and keep what is there. There will be rolling meadows and meadow grasses and native shrubbery. Chairperson Sandford asked what his definition of a meadow was to which Mr. Thorpe responded that a meadow grasses fescues that are mowed twice a year. They will use sheep fescues and red fescues. They want to achieve that Sagaponack feel meadows simple. Everything will be organized and contained off the back side of the house. Chairperson Sandford asked what material they will use on the driveway to which Mr. Thorpe responded crushed quartz or stone. Chairperson Sandford asked if they will be using edging to which Mr. Thorpe responded that they will use low profile steel edging to contain the gravel. He showed the AHRB cross sections showing the amenities in the back, cross sections from Sagg Main Street showing the existing vegetation and how the topography rolls up. Mr. Lomont stated that there is a 6 masonry wall that has a wooden arbor above that will be planted so the idea is that the wall will be planted with greenery on both sides and the arbor will be planted. The wall will provide an acoustic benefit, is the backdrop for the garden and is also a support for the grape arbor. Chairperson Sandford asked what the materials for the wall will be to which Mr. Lomont responded that it will either be stone or masonry. Mr. Thorpe stated that the wood fence is set 5 back from the property line and will not be visible as it is sandwiched between two privet hedges. Tom White noted that on page two of the cross sections from underneath the porch can see the neighbor s house to which Mr. Lomont responded that the house is on the other side of the privet hedge. The privet had not been trimmed in 20 years and was just done two weeks ago. He noted that by next year that hedge will have grown back and will provide screening. The branches of that privet are 2 3 thick and will be a very tall green wall. They needed to cut it back to make it healthier. Mr. Lomont stated that the pool runs north/south, there is a covered seating area on the east side of the pool. On the east side of the house is a covered porch. There is a roof overhang on south side for shade from summer sun. He noted that there are many sustainable features in this house. They will use high performance glass, high performance insulation package. The siding will be cedar that is stained grey. The roof will be matt weathered zinc. Chairperson Sandford asked if it will weather to a light grey to which Mr. Lomont responded that it will be a powdered grey, powdery blue/grey patina. 8

9 Mr. Lomont stated that there is a wood open louver outdoor shower that is off the deck of the master bedroom on the 2 nd Fl. Below is a wood box that houses the BBQ. He stated that the house is organized into two pavilions - a 2 story pavilion that runs from east to west and a single story piece that heads north that creates an entry courtyard and reduces the scale of this piece that comes out towards the street. There is a 1 car garage. It is a 3500 sq. ft. house. Chairperson Sandford asked what the acreage is to which Mr. Thorpe responded that it is 1.89 acres. Mr. Lomont stated that the owners have two children, a boy and a girl. There will be three bedrooms for family upstairs and a guest room on the 1 st Fl. There will be a bedroom in the basement, an exercise room and family room with a TV. Chairperson Sandford asked what the cement board is for to which Mr. Lomont responded that the corner of the kitchen is carved out to make the plan with the kitchen work and to break down the scale of the building. By carving away the corner of the building, the cement board, which is an innocuous material and is gray, will differentiate from the wood siding and it will overall reduce the scale. Robert Barandes stated that he would be happy if this were closer to the beach than the farmlands. He noted that a house this modern should be closer to the beach. This is an incredible old looking area. Mr. Lomont stated that there is a chimney in middle of the roof 2 above the roof. It is a masonry box that comes 2-3 above roof. Chairperson Sandford noted that the AHRB does not necessarily like gates. Mr. Thorpe stated that the gate has simple slates, is 15 wide from post to post clearing and meets the 5 maximum height requirement. He stated that it is 5 to the center of the gate. The gate itself is 4. It will be natural mahogany left to weather. Chairperson Sandford noted that she does not like the gates. Tom White suggested they lose some of the slats to which Mr. Thorpe responded that the applicant is concerned about sound and wanted screening from the street. Mr. Thorpe stated that it would create a break in the barrier to which Chairperson Sandford responded that the AHRB likes those breaks and want openness to the homes. Chairperson Sandford asked what the purpose of the gate was and if the gate was the idea of the owner or the architect to which Mr. Thorpe responded that the architect offered the gate in the landscape package. Mr. Thorpe stated that the slats on the gates will be 2 with 1 in between the slats. Chairperson Sandford would like more space between the slats and Tom White suggested that they do without the gates. 9

10 Chairperson Sandford suggested they come back at a later date for the gates or delete the gate altogether to which Mr. Thorpe responded that they will move forward without the gates. Chairperson Sandford asked for a motion to approve the construction of a two story, single family dwelling with attached one car garage, sunken patio, 1 st & 2 nd Fl unroofed decks, 1 st & 2 nd Fl covered porches, pergola, swimming pool with code compliant enclosure. She noted that the gates are not part of the approval. A motion was offered by Robert Barandes and seconded by Sean Selfe. It was unanimously approved. 2. Nancy Ellen Davis 216 Parsonage Lane Applicant proposes construction of a two story, single family residence with two covered porches and finished basement Eric Woodward, architect, presented the application. He stated that his client is proposing the construction of a house and a pool house. He presented an aerial photo of the lot and noted that there is a series of four little houses next to it with an agricultural reserve that is part of one of the parcels. Mr. Woodward stated Mr. Davis received a permit when it was under Southampton Town to build a new house and he started construction. Mr. Woodward stated that he believes that it was when the Village was newly incorporated and there was an overlap between the two jurisdictions. He stated that they had to get a variance from Sagaponack, but the permit is from the Town. They put in the foundation. He noted that what is there now is the foundation of the house that was started and they decided that it is too big for the lot. Chairperson Sandford asked what the acreage of the lot was to which Mr. Woodward responded that it is 23,494 feet or ½ acre. Mr. Woodward stated that the total GFA for the previous house was over 7,000 sq. ft and the house proposed now is 6,295 sq. ft. Chairperson Sandford asked if that was on a ½ acre to which Mr. Woodward responded that it is permitted because it was grandfathered in by a variance by the ZBA. He noted that the structure is bigger than what would be allowed under our current code. Chairperson Sandford asked what the view from the front was to which Mr. Woodward responded that the furthest most projection is garage, but the garage doors do not face the street. He stated that the front porch is in the middle and it is a shingle style house. Robert Barandes stated that the setback is 18 1 on each side it is Westhampton Dunes to which Mr. Woodward responded that the variance was for the garage setbacks and the other setbacks total the required based on the 4/10ths rule. He stated that if you have a lot that has undersized widths, the lot automatically gets relief. He stated that he went through this a number of times with Village Building Inspector John Woudsma. We redesigned the house to fit those numbers. 10

11 Sean Selfe stated that with the variance for that 4/10ths you kind of centered the house to which Mr. Woodward responded that the 4/10ths rule said of the 90 5 total front yard that your total side yards have to be at least 4/10ths of that number. Mr. Woodward stated that the house has these hip roofs on the sides in order to meet the pyramid law on the small lot. Chairperson Sandford asked what color the window frames are to which Mr. Woodward responded that they will be all white trim and wood windows. Chairperson Sandford noted that there is too much white in Sagaponack to which Mr. Woodward responded that they could make the trim celedon green. Chairperson Sandford responded that she likes that better. Mr. Woodward stated that the permits for the former house were from the Town of Southampton, but they had to go to the Sagaponack Zoning Board of Appeals for the variance. Sean Selfe noted that the permit would have expired to which Mr. Woodward responded that is correct. Village Secretary Pat Arancio-Remkus stated that Village Building Inspector John Woudsma would have written a letter of no objection to Southampton Town allowing them to renew the permit. Sean Selfe asked if they are using the foundation that is there to which Mr. Woodward responded no. Robert Barandes noted that he needs clarification from Sagaponack Village Clerk- Treasurer Rosemarie Cary Winchell. He stated if the position being taken by the building is that the variance that was granted for a house that was not built applies to this new defined house even though the applicable rules for that property have changed. Nothing was built there and you are taking a position..to which Mr. Woodward responded that construction was started and when you get a variance, the variance goes with the property. Sagaponack Village Clerk-Treasurer Rosemarie Cary Winchell stated that it received a Gross Floor Area variance in July, A gross floor area of 7,033 sq. ft., an individual side yard of 9 instead of 14 6, a front yard of 46 where 80 is required and a rear yard accessory structure setback of 20 where 30 is required and a side yard accessory structure setback of 20 where 30 is required. Tom White asked if this variance was granted through the Sagaponack Village ZBA to which Sagaponack Village Clerk-Treasurer Rosemarie Cary Winchell responded yes. She noted that it was filed in Sagaponack Village July, Sean Selfe stated that it seems like you went forward with one project and change your mind and you still want to use the same parameters to which Sagaponack Village Clerk- 11

12 Treasurer Rosemarie Cary Winchell stated that when a variance is granted it is for the property not the project. Chairperson Sandford stated that everything you read may have been decided within the Village authorities, it was based on a prior set of variances to which Sagaponack Village Clerk-Treasurer Rosemarie Cary Winchell corrected her by saying that it is based on a prior set of plans. She explained that even though this plan may be different than what was submitted back in 2008, in 2008 the Zoning Board granted a 20 instead of a 30 setback. They are allowing the accessory structure setback to be 20. Therefore Eric can now use that 20 to place the structure within. Chairperson Sandford asked about the front door to which Mr. Woodward stated that it is a painted wood door with panels below and glass above. Chairperson Sandford asked if it was mahogany to which Mr. Woodward responded that it is painted and will be the same color as the trim. Chairperson Sandford asked about the chimney to which Mr. Woodward responded that it is a brick chimney. Tom White asked what is going on at the base of chimney that it needs to be 6 wide to which Mr. Woodward responded that it is part of the chimney in the house and also is decorative to the porch. He noted that one of the chimneys sticks out a normal amount of a regular chimney projection and the other chimney lines up. Mr. Woodward noted that the width can be reduced. Sean Selfe noted that it does seems very wide. Chairperson Sandford asked what the width at the top was to which Mr. Woodward responded that it is 4 3. It has to touch the dormers and the dormers are set back. There would be a space between the dormer and the wall. Mr. Woodward stated that it can be cut back they can stop it so that it is in line with the roof. Mr. Woodward stated that there also is a gas fireplace without a chimney. Chairperson Sandford noted that because we are interested in the public view, we have an issue with the width of the chimney, the upper 1/3 of the width of chimney can be seen and you have agreed that it can be made narrower, but we do not know by how much to which Mr. Woodward responded that he can reduce the east/west dimensions by 1. Chairperson Sandford asked if there is substantial hedging between this house and the Brennan property which is to the west to which Mr. Woodward stated that there is another house in between and the hedge shields that view. There is a 15 high privet. Chairperson Sandford noted that there are other houses that are close to the property line in this area. Mr. Woodward noted that this is the neighborhood and they are trying to keep within the character of the neighborhood. He noted that the proposed house is further back than the other houses. 12

13 Robert Barandes stated that we ought to put things into the character of the neighborhood. Since the two houses to the west of the proposed house would fit inside of yours, I don t know whether or not this is within the character of the neighborhood. Let s be realistic about the character of the neighborhood in terms of size of other homes in the neighborhood to which Mr. Woodward responded that they are all the same width, except for this first one which is narrower. Robert Barandes asked that we look at the square footage of the house next to yours and the square footage.i am not saying that you are inappropriate in any way, but in terms of the character of this neighborhood, this house will stand out prominently. Chairperson Sandford noted except that this is an addition to this house. She always thought it was awkward. It is not as wide as the one that is already there. Mr. Woodward noted that one of the houses is closer to the street and wider than this one. Chairperson Sandford asked if he was going to have only one driveway cut to which Mr. Woodward responded yes. Sean Selfe noted that it seems to take up a lot of front lawn. If this is landscaped your view is of the garage now, where if the driveway was straighter you would have a better entry view to which Mr. Woodward responded that is a possibility. Tom White noted that you are coming in straight you get a view of the house and appreciate the architecture and you do not turn the corner and flash the headlights at the neighbors. Chairperson Sandford asked what is in front, a hedgerow.there is a gorgeous view to which Mr. Woodward expects it to be left open. Chairperson Sandford asked if there will be a gate to which Mr. Woodward responded that there is no gate. Chairperson Sanford asked about the front steps to which Mr. Woodward responded that the risers on the front steps will be masonry and there will be two bluestone steps. It is not high off of the ground. Chairperson Sanford asked if they were going to be round to which Mr. Woodward responded yes. He noted that is what was drawn and proposed, but if they encounter a budget problem, they may be back. Mr. Woodward stated that in the back view there are brick sitting walls that will not be visible to the public except for the chimney which will be visible. Mr. Woodward stated that the pool house will be a regular gable structure with two dormers. The roof will be cedar shingles and will be left natural. It will be a two story structure with a small upstairs that will be used as a yoga space. 13

14 Chairperson Sandford asked for a motion to approve the construction of a two story, single family residence with two covered porches and finished basement subject to the trim color to be celedon, 1 will be taken off the depth away from the structure of the chimney and the front landscaping at the property line to remain low or open. A motion was offered by Robert Barandes and seconded by Sean Selfe. It was unanimously approved. IV. Chairperson Sandford reminded the Board that the June meeting will be held on June 18, 9:30 AM and that Tom White will chair that meeting. Chairperson Sandford asked Secretary Pat Remkus to send a reminder to all of the members. V. MOTION TO ADJOURN MEETING Chairperson Sandford asked for a motion to adjourn the meeting.
