4 Property News ON THE UP Price of New Homes On Rise in Canaries The price of a new home in the Canary Islands has risen by 8.5% over the last year. According to a recently released survey from the Sociedad de Tasacion, one of Spain s leading mortgage evaluation agencies. The Sociedad de Tasacion survey further reveals that specific regions within the archipelago have emerged as new-home hot spots, having dramatically outperformed this median percentage figure. The biggest of these price rises has been recorded in the district of Tias, on Lanzarote. Where the cost of a new home has, reportedly, risen by 6.5% over the last twelve months. Above average growth has also been recorded in San Sebastian, La Gomera (2%) and La Laguna, Tenerife (0.%). These price rises appear to reflect the fact that buildable land is in limited supply in these locations. The sharp rise in the price of a new home in Tias, for example, has been attributed to the fact that there is currently a shortage of designated land available for new development in the district. The Sociedad de Tasacion survey also suggested that property prices in the Canaries are undervalued versus other Spanish sunspots. Despite the fact that the Islands enjoy year round sunshine and millions of tourist visitors every year the average cost of a new home in the archipelago is still just,827 per square metre. Making the Canary Islands the fourth cheapest region in Spain for new homes behind Extramadura, Murcia and Galicia. Whereas regions such as Andalucia, which encompasses the resorts of the Costa del Sol and the holiday islands of the Balearics are far more expensive, costing 242 and 2763 per square metre for a new home respectively. And now, according to one of Spain s leading meteorologists, the Islands are about to become even hotter still. Thanks to the impact of global warming. SOME LIKE IT HOT Canary Island Temperatures Set To Increase By 3% Emilio Cuevas, who is engaged in climate research at Tenerife s Izaña atmospheric observatory, recently stated that the Canary Islands are going to experience an annual temperature increase of up to three degrees Celsius over the coming fifty years. As well as starting to enjoy warmer, more tropical night time temperatures too. Senor Cuevas assertions are based not just on the general effects of global warming but also his observation that the Trade Winds, which cool the Canaries, are becoming weaker. Especially during the summer months. Resulting in greater air stagnation which has a calima like impact, forcing temperatures upwards. 5 HOLIDAY HOME Canaries Voted Top Tourist Destination Where is the best place to take a holiday in Spain? There are plenty of outstanding options to choose from, such as The Balearics, Andalusia and Barcelona. But according to a recent survey of those who are really in the know that is to say Spanish travelers - the Canary Islands are the number one domestic destination. This finding comes as a result of a comprehensive survey conducted by travel company MuchoViaje, who polled 00,000 Spanish holidaymakers. And the Canaries emerged as top dog thanks to the Islands clement climate, natural beauty and on-going improvement of amenities and attractions for holidaymakers. BIGGER BILLS Small Rise in Spanish Utility Bills Canary Island property owners will be paying more for gas and electricity during 2007, as the Spanish Government has authorized an increase in utility prices nationwide for the coming year. In contrast to the sort of inflation-busting price rises recently experienced in the UK however these adjustments are moderate. As electricity prices will rise by 2.8% and household gas by 2.2%. Telephone line rental charges are also up by 2%. These increases are below the current Eurozone inflation rate of 2.9% and still leave the overall cost of utilities in Spain amongst the lowest in Europe. PLANE TALKING Major Expansion Planned For Tenerife South Airport Big budget plans to expand facilities and add an additional runway at Reina Sofia Airport in Tenerife are now underway. Ensuring that the Tenerife South airport can handle evergreater passenger numbers over the coming decade. The developments at Reina Sofia have been initiated under the aegis of the broader Plan Canario, which will bring improvements to all of the airports in the archipelago and which commands a massive budget, according to airport operators AENA, of over 900 million. The improvements at Reina Sofia will include the creation of a new second runway and terminal, expansion of the existing terminal and the creation of new car parking areas. As well as redevelopment of the existing control tower and construction of a new maintenance hangar. Work has already commenced with the creation of new access roads and roundabouts and the project is expected to last at least four years, with a projected completion date of 20. Once completed, this expansion in capacity will allow the airport, which was originally opened in 978, to handle some,500,000 passengers annually. GIVING CREDIT Euribor Up And So Is Borrowing The recent increase in the Euribor, the motgage rate derived from the base rate set by the European Central Bank, has done little to dampen borrowing in Spain. As figures just released by the AHE, the Spanish Mortgage Asocation, reveal that lending has leapt by 23.8% over the last year. And now stands at a total of 896,042 million, a figure equivalent to Spain s estimated gross domestic product for 2007, according to Government sources. The ECB raised interest rates six times during 2006, with the last rise in December taking interest rates to 3.5%, the highest level recorded since 200. This latest hike is expected to add approximately 90 per month to the repayment on the average 25 year variable rate mortgage figure of 50, 000. Attracted by its hundreds of secluded sandy beaches and the year-round sunshine, the Becketts lost their hearts to the island somewhere between its 20- mile stretch of sandy coastline in the south and the dramatic sand dunes of Corralejo in the north. Jacqueline engaged in a respectful haggle to agree a price and then left a small deposit in order to set the ball rolling for the purchase procedure that was signed sealed and delivered within two months. And little wonder as it offers many advantages for overseas investors not least the opportunity to turn a tidy profit. PRICE DISCOUNTS One of the most attractive features of off plan property is the fact that developers offer prospective purchasers attractive price discounts. The rationale behind this is straightforward. As property developers reduce their risk exposure by using investors cash, rather than their own, to fund construction minimizing their own outlay on land and infrastructure and generating cash flow. In return, they offer these properties at anywhere between 0% to 30% below the current market value. Which basically means that you can purchase a villa or apartment for less money than if you were buying the equivalent as a new or recently constructed unit. CAPITAL GROWTH DEVELOPMENT : MIRADOR DEL SUR. LOCATION : SAN EUGENIO ALTO, TENERIFE PRICE : FROM 364,000.
