2 Welcome to Hickory Hill Family Camping Resort! This directory serves as a reference tool for our seasonal campers and potential seasonal campers. We are pleased to have you as a part of Hickory Hill and want your stay to be pleasurable. We have plans for future improvements to further enhance the beauty of Hickory Hill and to add to your comfort and enjoyment here. Like any other set of policies, changes may be necessary for the benefit of all concerned. We shall notify you of any changes to this manual. 3 2018 Seasonal Manual The following regulations and policies have been established to insure your enjoyment and security at Hickory Hill. As our guest, you are most important to us! We have attempted to establish policies that will benefit the majority and at the same time retain and improve the beauty at Hickory Hill. We ask for your cooperation in abiding with these regulations and policies. If you have any questions, please inquire at the office. I. General 1. All alcoholic beverages are to be kept at your site. No glass containers are to be taken off your site. Disturbing the peace will not be tolerated. Quiet hours are from 11:00pm to 8:00am. Children 17 and under must be at their campsite during this time. 2. We sell firewood in the Country Store. Please do not cut or maim living plants and trees. Shrubs and trees are for your enjoyment! We ask that all seasonals follow the DEC do not move Firewood policy. Fires only in fire rings or approved fireplaces. Please do not move rings. 3. No gas powered mini bikes, all terrain vehicles or motorized scooters are allowed at Hickory Hill. Golf Carts can be brought in per our golf cart policy. Please ask in the store for more details. 4. No bicycle riding after dusk or in any building. Children 14 and under are required by New York State law to wear helmets. 5. No firearms, fireworks, sparklers or skylanterns allowed. 6. Hickory Hill is not responsible for articles lost, stolen, or damaged. Hickory Hill will not be held liable for injuries sustained by its registered guests or visitors. Hickory Hill is not responsible for loss, damages, or theft of personal belongings of any of its registered guests or visitors. 7. Any seasonal camper with a pet must provide the office with a copy of each pet s current rabies vaccination. This copy will be maintained in each seasonal file. II. Amenities

4 (A full list of amenities is on our website) Pools & Sprayground 1. The pool areas are open Memorial Day to Labor Day The sprayground & pool may open earlier and stay open later. Please see our website for specific opening and closing dates. 2. Please note: There is no lifeguard at the Sprayground pool, however, there is a lifeguard at the deep pool by the Adult Pool. 3. All persons shall obey the lifeguard or supervisor on duty. Running, flips, alcoholic beverages or rowdy behavior are not permitted in the pool area. No glass allowed in the pool area or Sprayground. No pets allowed in any pool areas 4. Children under 10 years old must be accompanied by an adult. 5. All seasonal campers must show their seasonal wristbands to get into the pool Adult Pool Rules 1. No one is permitted in our pools without a wristband! Only registered guests may use the pool. 2. Never Swim Alone. There is no substitute for adequate supervision! 3. A minimum of 2 adults, 18 years of age or older, must be present whenever the adult pool is in use, with at least one adult on the pool deck (out of the water). 4. No children (anyone under the age of 18) may use or be in the Adult Pool area. 5. In an emergency, notify the office and contact help immediately! A free, emergency telephone is provided on the front porch of the campground office. 6. Only use this facility during posted hours of operation. 7. No alcohol is allowed in any of our pool areas. Do not ever drink and swim. 8. If you notice any problems with the water quality or the absence of safety equipment, please notify the office immediately. 9. Rowdy, inappropriate, or unruly behavior will not be permitted in the pool area. 10. Management has the right to remove adults from the pool area if they are not compliant with the rules.

5 III. Your Campsite We all want Hickory Hill to retain its natural beauty and we thank you for your cooperation in maintaining your sites. 1. The campsite will be kept neat and clean at all times. Management will perform an inspection of each seasonal site at the beginning of each season to ensure compliance with our site maintenance policies. Any violations will be communicated in writing to the seasonal camper and must be corrected by the date stated. 2. If a seasonal camper wishes to move to another site within the campground, a request to move should be submitted to the office. A log is maintained by the office of seasonal requests for various sites. If a seasonal site should open, we will give priority to existing seasonals and review our log to determine who has requested the open site first. Seasonal campers can request several sites to move to if they wish to move. 3. Well-tended gardens and flowerbeds are encouraged. Tree planting is encouraged, and the location must be approved by management. 4. Firewood should be neatly stacked. 5. You are responsible for mowing and trimming your site. We have hand mowers you may borrow to mow your site. They are located in the shed by the Activity Hall, and we ask that you check the gas and oil before taking the mower to your site. Gas will be provided by Hickory Hill for the borrowed mowers only. 6. Only one trailer per campsite. No permanent structures may be attached to the trailer and wheels must remain on the trailer at all times. Small tents may be put up on your site for your children s (under 18) use; however, a suitable location must be approved by the owner/manager. 7. We will allow you to wash your trailer; however, prior approval from management is required. 8. Trailer locations on campsites must have the approval of management. 9. No washers or dryers are permitted. Please use our Laundromat adjacent to the Activity Hall. 10. Wooden decks are not permitted, only concrete patios installed by Hickory Hill are allowed. If you wish to have a concrete patio installed, you will pay for the materials only. Hickory Hill will provide all the necessary labor. Should you change sites or leave the campground, obviously the pad does not go with you. 11. Only umbrella clotheslines may be used at Hickory Hill. The location must be determined by the owner/manager. No ropes may be strung in trees or on structures.

6 12. If, for any reason, we must do repairs or maintenance work on your site, we will restore your site as close to its original condition as possible. 13. If you move to another site within Hickory Hill, or leave the campground, you must leave your site free of any rubbish, firewood, pallets, etc. If Hickory Hill must clean up your site after your departure you will be billed for the cleanup. 14. Any fencing or skirting must have the approval of the owner/manager prior to installation. 15. Any style of outdoor swing must have approval from the owner/manager. 16. No Burning Leaves. Please place leaves in garbage bags by the side of the road and we will pick them up. 17. Invisible fences for your pets are not permitted. We do require all outside pets be on a leash or crated at all times. Owners are responsible for cleaning up after their pets and are not to leave them unattended at the site. 18. NO outside refrigerators or hot tubs are allowed. 19. Lights of any type are not permitted in any trees on the property. 20. Satellite dishes may be installed at your site, however, the location must be approved by management in advance of the installation. Upon departure, you are responsible to remove the dish and any supporting structure (pole and supporting concrete). 21. We all enjoy the peace and quiet of Hickory Hill. For the benefit of everyone we will allow seasonal campers to use power tools (e.g. circular saws, electric drills, power sanders, etc.) between the hours of 11am and 3pm only. Regarding the use of lawn mowers, blower and trimmers, these may be used anytime quiet hours are not in effect. Please be considerate of your neighbors and remember that chain saws, electric or gas, are not permitted in the park at any time. IV. Garbage/Recycling Garbage dumpsters are located throughout the property for your convenience; please dispose of all trash in these designated locations. Do not dispose of metal or large items in the dumpster, please leave these items next to the dumpster for maintenance to dispose of properly. In compliance with the Town of Bath and Steuben County regulations, Hickory Hill has a mandatory recycling program. We ask that you place your recyclables in one of the small bins located adjacent to each of the large dumpsters. For the current recycling requirements, please stop in the store.

7 V. Your Camper/RV/Trailer 1. You shall maintain insurance on your recreational vehicle/trailer. Management reserves the right to request a copy of the insurance policy. 2. Trailers brought into the park to become seasonal may be no older than 12 years. 3. If a seasonal camper wishes to buy a new or different trailer, approval must be obtained from the owner/manager prior to the purchase of the trailer. 4. Any seasonal camper wishing to sell their camper on site is required to pay a fee of $ to the campground before listing it. Before selling your trailer to a new tenant, approval must be obtained from the owner/manager. For Sale signs, commercial enterprises, salesmen, and solicitations require the approval of management. VI. Your Children Children, whether they are toddlers or teenagers, can be a source of satisfaction and joy to any parent or campground. Occasionally, however, they can cause problems, either intentionally or accidentally. With this in mind, the following guidelines have been established. 1. Parents are responsible for the behavior of their children and their visitors at all times and agree to pay for repairs or replacement of any property damage resulting from their accidents. 2. All children (17 & under) must be at their own campsite by 11:00pm. Any violation of this rule will NOT be tolerated. 3. Unmarried children of any age are not permitted to use their family s camping facilities unless they are accompanied by their parent(s). 4. Children under 13 years of age are not to be left unattended at the campground for extended periods of time. Children under the age of 10 years of age are to be accompanied by an adult at all times. 5. To protect your children and our trees, children are not to climb trees in the campground. The Playground 1. Children under 10 must be accompanied by an adult or responsible person when using the playground.

8 VII. Your Visitors Our seasonal visitor policy is as follows: Each seasonal camper will be entitled to 24 free visitors for the season. A visitor is one person, over the age of 3, spending one day at the resort. If this visitor stays overnight, they will be counted as 2 visitors. The 24 free visitors may be used all at one time or may be spread out and used over the course of the season. Once you have reached your limit of 24 visitors, we will invoice you for the visitors that exceed this limit. All visitors must register in the office upon entering; they may be required to wear a wristband and must leave the property by 11pm. This policy will be strictly enforced. Seasonal campers will be held responsible for the behavior of their guests. If you wish to have another camper stay on your site, (e.g. tent, a motorhome, pop-up, etc.) they will be charged $35 per night and must register in the store. Guests of seasonal campers are not permitted to bring pets into the park. VIII. Your Vehicles 1. Our speed limit is 5 MPH throughout the campground and is strictly enforced. 2. In an effort to keep our roadways clear, and in consideration of your neighbor, we ask that you only park two vehicles at your site. If there will be more than two vehicles, the additional vehicles must be parked in a visitor parking area near your site. See the campground map for the nearest visitor parking area to your site. 3. Motorcycles and mopeds are not to be ridden about the campground except when used for transportation to and from the campgrounds. Three or four wheelers and ATV s are not permitted in the campground. 4. Washing of automobiles or recreational equipment requires management approval. 5. Storage of boats, boat trailers, and similar items at your site must have the approval of the owner/manager. 6. If a seasonal camper wishes to have a golf cart at their site for transportation around the campground, approval must be obtained from the owner/manager. We allow seasonal campers to bring their own golf cart to Hickory Hill. The seasonal camper will be responsible for providing proof of insurance on the golf cart. Each season, a $50 permit fee and contract for the use of your own golf cart will be required. We allow one golf cart per seasonal site. If you would like a copy of the agreement please call us and we will send one to you. Golf carts can be stored in the Activity Hall for the winter months for $50.00.

9 IX. Sheds 1. Only sheds purchased through Hickory Hill are permitted. The sheds are 8 X8, and the location of the shed will be decided upon by management and seasonal camper. 2. It is your responsibility to keep the shed looking neat and orderly at all times. In order to maintain uniformity, paint must be ordered through the office. 3. Hickory Hill will no longer move sheds between seasonal sites. If a seasonal wishes to have a shed, they will be required to purchase a new shed. 4. If a seasonal camper changes sites, their shed will not be moved. They will be credited the value of their shed, and must purchase the shed on the new site. Special circumstances that may arise will be handled on a case-by-case basis by management. 5. If purchasing a new shed, the seasonal camper is responsible for the costs to prepare the shed site before installation. Our new sheds do not require a concrete slab, but you can request one if you wish. Concrete work must be arranged with the office prior to installation. If you require our assistance, you will be billed the hourly rate for labor, in addition to the cost of materials. Effective for the 2018 season 1. Seasonal campers will be required to purchase the shed on their site, if there is a shed. 2. If you no longer wish to be a seasonal camper, you will be required to sell your shed back to us at the end of your stay. If your shed is older than five years, and is deemed to be in good condition by management, we will buy it back for $ If it is less than five years old, we will buy back at the following rates: < 1 year Full price 1-3 years 90% of purchase price 3-4 years 75% of purchase price X. Miscellaneous 1. Hickory Hill has mailboxes available for seasonal campers. If you are interested in having your mail delivered to Hickory Hill, contact the office. 2. Sub-leasing of sites, or rental of your trailer, requires prior written approval of the owner/manager. Seasonal passes are not transferable under any circumstances. If permission is granted for someone else to use your trailer, they must obtain guest passes & pay the fee.

10 XI. Services Available Hickory Hill provides many services to their seasonal campers. All work requests must be done through the office. These include: 1. Discounted propane prices. We also have the ability to hook your trailer up to a 100# propane tank. If you desire this service you will be charged for the labor and materials to hook up the 100# tank. You will own these materials, except for the 100# tank and the regulator. We will fill the 100# tanks on a regular basis, in an effort to help prevent you from running out. 2. We fill propane tanks at 10:00 am and 4:00 pm, seven days a week. If you have a tank to fill, pick up a slip at the Country Store and attach it to your tank, and place your tank at the propane hut. We will fill your tank and deliver it to your site. 3. Winterization of your camper. We guarantee our work. 4. On-site winter storage for your camper. You may check on your trailer any time, however, access may be limited in the off season due to weather conditions. 5. Stone or dirt may be purchased by the tractor bucket load from the campground and will be delivered to your site at your specified location. If you desire more stone or dirt to be added to your site, you may purchase these from the campground. Notify the office as to how much you want and where you would like to have it dumped. 6. A fee of $35.00 will be charged if a seasonal camper wants us to move their trailer. This includes moving from one site to another site or moving the trailer around the existing site. If the seasonal camper purchases a new trailer, the $35.00 fee will include both moving the old trailer off the site as well as moving the new trailer onto the site. 7. Special Orders: Anytime a seasonal camper returns an item for credit that was a special order (e.g. for an item we do not normally stock), there will be a 20% restocking fee, plus any postage or shipping to return the item to our supplier. 8. We can perform limited repair and maintenance service for your campers, including: power washing trailers, sealing roofs, etc. Any work performed by Hickory Hill will be at a rate of $35.00 an hour, with a minimum charge of $25.00.

11 XII. Payment Schedule Hickory Hill opens the first of May and closes the last weekend in October. You may use your trailer as much or as little as you would like during this period without any additional camping fees. For seasonal campers only, we will have the electric and water on the weekend preceding May 1 st. The restrooms will not be open, but any seasonal camper wishing to camp that weekend may do so at no additional cost. Any seasonal wishing to stay in their trailer before or after the official opening and closing of the resort will be invoiced the nightly rate of $ We cannot guarantee there will be water, TV service, internet, or road access. Seasonal campers must call in advance of their arrival to assure the electric is on. Our seasonal rates are based on a party of four. Each additional person will be $40 per person for all persons over the age of 3. The base rate for a seasonal includes water, garbage disposal, sewer hookup, DirecTV, and WIFI. Each seasonal site has an electric meter to monitor the khz used, and seasonal campers are billed for their electric use on a monthly basis. At the end of each month, you will receive a detailed statement showing charges to your account, including electric, store purchases, propane, and any other charges you have authorized. Credit is extended to seasonal campers for store purchases. This is for use only by the adults listed on the license agreement, provided your account is current. Payment is appreciated within 15 days. Past due accounts: Any account that is 60 days or more overdue will accrue a finance charge of 1% per month, which will be added to the outstanding balance. We require a deposit by July 31st to hold your seasonal site for the next season. The balance of the year s rent can be paid by two different methods. The first is to pay the entire balance due by January 31st, less a certain discount for paying in full. The second is to pay 50% of the balance due by January 31st, and pay the remainder by April 30th. If you decide not to return as a seasonal the following year, you will need to inform us prior to January 31st in order to receive a refund of your deposit. After a site inspection and approval by management, your entire deposit will be refunded to you with no interest. A seasonal camper who vacates their site prior to the end of the season will not be entitled to a refund. A partial refund may be issued to the seasonal camper if the camping resort is able to rent the site after the site has been vacated by the seasonal camper.
