Published Monthly and distributed without charge and for the benefit of all cottage owners at Lancaster Camp Ground, 2151 W Fair Ave., Lancaster, OH Letter from Lancaster Camp Ground Board President Dear Lancaster Camp Ground Cottage Owners, It has been nearly four months since our last Town Hall meeting to discuss the IRS tax matter and the legal restructuring of the LCG. In those four months, there have been several changes on the grounds, which is the topic of this letter. It is time for an update on the following important matters: personnel changes what the Board has been discussing in executive session the November, 2012 fire status of the IRS tax matters the legal restructuring Regarding personnel, I am pleased to announce Mr. Bruce Purdy has accepted the position of General Manager at the Lancaster Camp Ground. He brings a diverse background to the LCG that will help lead the LCG in the right direction, and help us successfully get through the IRS matter and restructuring. He will be starting early May and we (the Association) will hold a special potluck to welcome him and his family to the Lancaster Camp Ground. Mr. Purdy s start date and potluck date will be determined and announced as soon as possible. Ms. Peg Clifford was kind enough to come in as Interim General Manager until we found a full-time General Manager. She has done an excellent job of keeping the day-to-day operations of the LCG in order during her time as GM. In addition, Ms. Clifford has been diligently working to get the office in order for the next GM, and has done an excellent job of engaging the staff during this transition and keeping their morale up. I would like to thank Ms. Clifford for all she has done for the LCG during her short tenure with us. She will be staying on long enough to bring Mr. Purdy up to speed on the daily operations of the LCG, then departing. Although she has been with us for a short time, she will be missed. 1 P a g e
2 Due to the sensitive nature of personnel matters, I am unable to speak in detail about what the Board has been discussing in executive session. However, I will say that the Board has been faced with many tough choices over the last few months and has acted in the best interest of the cottage owners. These decisions were made to ensure we as an association are protected. I am sorry to say that we still have not received a final report from the Fire Marshall on cottage #84 and have no indication of when we might receive the report. The only official statement we have received is that the fire is still under investigation. We have received the police report, which does not speak to the cause of the fire. This report and the Fire Marshall s report can be picked up in the office. I am pleased to report the City of Lancaster has a grant to remove the burned structures. The process does take a little time but is underway. Concerning the IRS matter, I am happy to report that our back taxes are paid and we have not heard anything more from the IRS. This is excellent news, but it does not mean we will never hear from them again. The IRS still could force us to pay penalties and interest; however, our legal and financial counsel is confident we will not hear from the IRS again. Please remember this does not mean we will ever hear from them again. In conjunction with managing the IRS matter, the Board has been diligently working on the legal restructuring of the LCG. The Board has found an attorney that has experience with both not-forprofits and homeowners associations. Our attorney and accountant will be meeting April 24 th to discuss the best direction for the LCG from both a legal and financial stand point. Once this meeting takes place, the process will start moving much faster. I know this has been slow moving up to this point, but it was critical that the Board select the right legal and financial counsel that understands our needs and vision. It is unfortunate the way the restructuring has come about, but it has been a blessing in disguise. This will properly set us up to operate more efficiently in the future and I am confident we will be able to continue to enjoy the majority of the tax benefits we currently receive. Another town hall meeting will be scheduled once the Board receives more details to share to ensure we are moving in the direction that is best for the cottage owners. The Board and I have two promises to the cottage owners. First, we will only do what is in the best interest of the cottage owner. Second, we will not take God out of the Lancaster Camp Ground even though we will no longer be legally structured as a church. We are here today because of God and removing Him would ensure we are gone tomorrow. Most importantly, I must thank the Association for their patience with the Board as we have been diligently working to resolve multiple cottage owner concerns. We could not do this without your support. I encourage you to attend the Board meetings to ask questions or you may contact me directly with any questions. 3 Let us introduce Mr. Bruce Purdy Thanks for allowing me to have this opportunity to introduce myself and share a little of my background. My name is Bruce Purdy and I am delighted to have the privilege to serve as the General Manager of the Lancaster Camp Ground. As I had the chance to share with the Board of Trustees, my work history includes Executive Director of a non-profit, serving as a paralegal for several years, and working in communications. I believe I have the skills and background to serve the residents of LCG and look forward to meeting each of you. Over the years, many people have asked what drives me. I have always responded, to do something that will make a difference in the lives of others. I enjoy working together with others but also have strong organizational skills to make sure projects are completed on time and on budget. My background as a paralegal allows me to understand legal documents while my communication experience gives me the ability to work with diverse groups, whether with the Board of Trustees, the residents of the Camp Ground, the local community, or through social media. More on the personal side, I have been married 30 years to my wife, Lisa, who owns a local health food store. We have six children, ranging in age from I have been a believer in the Lord Jesus Christ since I was 8 years old and have a strong faith. We have been long-term residents of Lancaster and love the community. I am delighted to have been offered the position of General Manager and hope that we can work together to make the Lancaster Camp Ground both a place of community and a light on a hill Regards, Bruce Purdy P.S. Welcome a New Staff Member to the Lancaster Camp Ground Bob Eaton, Bookkeeper Biography: Bob and his wife, Kay, have been married for over forty years. They currently live in Logan, Ohio. They are the parents of three and have eight grandchildren. They also are the proud parents of three Chihuahuas. Bob retired after eighteen years from SEPTA Correctional Facility and has worked in law enforcement and taught high school mathematics. Bob serves as Third Elder/Treasurer for Blessings Memorial Church here in Lancaster and is a counselor for the Billy Graham Evangelistic Association internet outreach. Welcome Bob! 3 P a g e
4 WHAT S HAPPENING? Hilltop Women An organizational meeting is scheduled for Saturday, May 4, at 10:00am in Creighton Corner. The first regular meeting of the 2013 summer season is scheduled for Saturday, May 25, at 10:00am. All women are invited to join the Hilltop Women and to participate in our activities. This year we celebrate our 99 th anniversary of meeting in fellowship and working to benefit the Camp Ground. Camp Ground Yard Sale Saturday, May 18, 9:00am-3:00pm. Contact the office no later than May 15 th to reserve a table ($10.00 ea.) in the Activity Building or to place your cottage number on the yard sale map. Author's Tea On June 8 at 4pm, come meet Author Joyce Marion and enjoy an elegant tea, sponsored by The Hilltop Women, at The Lancaster Camp Ground, Creighton Corner. $20 per person, call or for tickets. UPCOMING: Comedy Caravan Dinner Theatre June 21, 5:30 pm. Pre-sale only tickets $20 Tickets on sale at all Risch s Drug Stores and Fish Shack. A flyer with details will be posted on Office window in June. Christmas Walk, December 6 & 7, 2013 An ad hoc committee is being organized to plan and to prepare for the 2013 Christmas Walk. A sign-up sheet is in the office for Association members who would like to volunteer to serve on this committee. REMEMBER THE ANT ARMY: We need the following equipment: 14 extendable tree pruner. One long-handled adjustable by pass lopper. Good by pass hand-pruning shears. 20 inch push mower. A gasoline weed eater would be nice. The plan is to keep the ANTS equipment in a storage locker in the garage where a storage unit is already available. Please contact Sara Russell or Ellen Ford, if you are willing to donate or purchase any tools. We would welcome monetary donations to purchase flowers, containers, etc. Contact Elizabeth Audretch at (Due to insurance liability, the Camp Ground cannot provide the tools for ANT projects. 8 Bird Lovers Make your own suet cakes for blue jays, woodpeckers, chickadees and titmice. I tried this and it works for all kinds of birds that eat at my feeder. 1 cup cornmeal 1 cup water ½ cup sugar 1 cup birdseed ½ cup flour 1 cup peanut butter 1 cup raisins Mix everything in a bowl. Microwave mixture on high for 3 minutes. Stir and pour into 2 plastic containers (size of suet feeder, square). Put a lid on container and freeze. A SWEET TREAT Cheesecake Crescent Rolls From Barb Carder 1 can crescent rolls 1/3 cup sugar 1 8 oz. cream cheese (softened) 3 Tbsps. butter (melted) 1 tsp. vanilla Cinnamon Spread ½ can of rolls onto 8 pie pan that has been sprayed with PAM. Combine cream cheese, sugar, and vanilla. Spread mixture over rolls. Layer other ½ can of rolls on top of this. Drizzle melted butter, over top; sprinkle with cinnamon. Bake 20 min. in 350 o oven. YUM!! YUM!! (cut for your recipe box) WHO KNEW?? According to insurance agencies; do you know what color cars are most likely to get in an accident?? (Look for the answer next month s newsletter.)
