1 OUR VISION Our vision for the Westin Darwin Hotel is to create an iconic tropical hotel, a hotel that is uniquely Darwin, embodying the rich natural and cultural heritage of the Northern Territory; a gateway to the natural wonders that draw visitors to the Territory. Engaging and contemporary architecture responding to the Top End climate, reflects Darwin s historic tradition of buildings placed in lush garden settings, in a unique waterfront location. The hotel is a building of its environment, designed to allow guests to comfortably experience the dramatic skies and shifting weather patterns of the Top End. The Project will connect the city to the water, completing the Waterfront precinct as Darwin s premier destination for leisure and lifestyle, and complementing the unique natural environment of Darwin. 2 OPPORTUNITIES FOR NT From inception, through to construction and operation, the Westin Darwin Hotel Project will create opportunities for Territorians. The Hotel development will boost the economy, be a drawcard for high-end business and leisure visitors and give Darwin a significant edge in the lucrative business conference market. EMPLOYMENT The economic flow-on effects from the increases in tourism will create more jobs for Territorians in this sector, both directly employed at the Westin Darwin Hotel, and through supporting businesses. The operators of the Hotel will provide opportunities to local businesses to tender for procurement opportunities to enable products, services and supply chains to be sourced locally TOURISM POTENTIAL The Westin Darwin Hotel will assist in attracting high-end tourists to The Top End This will provide new opportunities for a wide range of businesses associated with the tourism industry, from tours to cultural experiences The Westin Darwin Hotel will promote more overnight and tour exchange associated with the growing cruise ship industry. CONSTRUCTION The process of construction of the Westin Darwin Hotel will provide significant opportunities for Darwin residents The construction of the Hotel will provide opportunities to local businesses to tender for procurement opportunities to enable products, services and supply chains to be sourced locally Landbridge will be maintaining a database of local contractors and suppliers to maximise the economic benefits to The Top End during the construction process. CONNECTIVITY The Project will maximise the connectivity of the Hotel to the CBD and the waterfront precinct to enable the economic benefits to flow throughout Darwin. 3 Our strategy proposes to create connections within the Waterfront to enable the precinct to function as an integrated whole, anchored by the Darwin Convention Centre and the potential Stokes Hill development to the east and the Hotel and Cruise Ship Terminal to the west. We aim to produce a high-quality arrival experience from the Cruise Ship Terminal and the surrounding areas. 4 SITE PLAN ER IS VO JER DR IV E Our design begins with a study of the geographic story of the site; its former natural form as the Fort Hill promontory and its significance as the gateway to Darwin and northern Australia. The building is conceived as a landform gateway statement, marking the entry to Darwin and Australia. KI HU GH ES AVE NU E AD RO TC H EN 0 The curved form is designed to reference the layered histories of the waterfront landscape and to offer varied forms and perspectives as visitors move around the site, whether arriving by sea or land. The siting of the building and the creation of a formal landscape arrival sets up an axial relationship with Government House on the escarpment bluff, complementing its setting and settling into the site. The design acknowledges the importance of the Government House building both for its civic and historical meaning and for its response to climate in its embrace of natural stone and sheltered, protected verandas and breezeways. Our intention is for the hotel to embody the spirit of place, land and nature to create an identity that is uniquely connected to the Northern Territory. 5 PROTECTING THE SITE The Project incorporates a multi- functional sea wall to address the risk of flooding in significant storm events. It will provide protection to the development from storm surge but also includes a fully accessible waterfront public pedestrian and cycle path along the complete length of the site. The increasing frequency and severity of weather events, including cyclones and storm surges puts additional pressure on existing structures. Any development of this site needs to address the Northern Territory Government Storm Tide Inundation Mapping locating any habitable areas above the 000-year inundation level. This needs to include protection against cyclonic wave action. The works at the Westin Darwin Hotel site will assist in protecting the Waterfront. Locals will be able to enjoy continuous walking and cycling connections from Jervois Park to the Waterfront and on to Stokes Hill Wharf. FEBRUARY 0

6 SKYWALK The skywalk is considered a critical part of the project, providing seamless connectivity from the waterfront into the CBD. It will complement the State Square development proposed as part of the NTG city revitalisation package. The skywalk incorporates a lift tower providing public access to Goyder Park, which will enhance Waterfront precinct connectivity more broadly. The skywalk will also give connection to the rooftop facilities of the Hotel. Providing access The skywalk will provide connections between the Waterfront and the CBD from the Esplanade adjacent to Government House, offering direct public access to the precinct and to the Hotel s iconic rooftop restaurant and bar. for locals and guests directly to the rooftop restaurant, bar and spa. It will be a destination in its own right, with spectacular 0 water views. Display boards identifying and describing the culture and heritage of the surrounding areas will highlight existing Hughes Avenue heritage features. It will provide an opportunity to showcase Government House to the public from an aspect not previously available. In order to make best use of this opportunity FEBRUARY 0 and to minimise interference with vegetation and heritage cultural relics, it is proposed that the skywalk will be constructed along the current Hughes Avenue road corridor. This will require implementation of one way traffic flow inbound from the Esplanade, and will present an opportunity for an enhanced, shared pedestrian/vehicle zone, with wider pedestrian walkways and a cycle lane; along with interpretive infrastructure reinforcing the historical, cultural and war-time significance of the area.

7 DESIGN The hotel design is a refined, significant, architectural statement imbued with natural materials and encircled by gardens and water. We intend the hotel and the gardens to capture the experience of the Northern Territory landscape, in its expansive and unique terrain, environment and features. For visiting guests and Territorians we look to create memorable experiences. The experience of water running through and over natural hues of stone permeates the landscape and public areas of the hotel. Water runs through the site, creating spaces of cool respite and reflection. These intimate havens create a unique Northern Territory experience of luxury. The lower levels of the hotel echo the rock foundations of the Darwin escarpment and the heritage buildings around State Square. Employing natural stones along with landscape and water features, cool, shaded, protected lobbies, bars, restaurants and function areas will enjoy expansive views over the water within and beyond the hotel. 8 DESIGN The hotel is a building of its environment, designed to allow guests to comfortably experience the dramatic skies and shifting weather patterns of the Top End. 9 OUR ROADMAP Following feedback from community the Project team will lodge relevant planning and development applications with the aim for development approval by the end of May 0. 10 LANDSCAPE DESIGN The hotel and it s Landscape offer an integrated approach to development within the Darwin city s Landscape. The Landscape interfaces connect to and sensitively consider neighbouring features such as the wharves, the waterfront, Goyder Park, Jervois Park, escarpment and Government House. To achieve this a palette of hard and soft Landscape materials have been selected to aid the site s sense of connection to it s immediate context. Due to the careful selection of plants and horticultural understanding the plant palette will exhibit health and vigour throughout both the dry and wet seasons creating a naturalistic tropical landscape.
