1 EAST DUNDEE S HOMETOWN SUMMER 2016 EVERY CHALLENGE IS AN OPPORTUNITY TO GROW With summer and all of our events in full swing, it s great to see people enjoying our beautiful historic downtown. As a small business owner, I hear comments every day from people who live in the surrounding communities. They re excited about the changes we ve made to our little town and that s the reason they return every weekend to shop, eat and walk around. Our retail businesses are really enjoying this upswing in visitors as well, as sales have increased dramatically this year for many retailers. However we ve had some challenges. ECONOMIC AND EMOTIONAL LOSS This summer we lost our largest sales tax revenue provider, Walmart; as well as our oldest continuously operating business, Haeger Potteries. After 145 years, this family business will close its doors for good. In addition to its historical significance, Haeger employed generations of East Dundee families so their closing is an emotional loss for all of us. We are working with the Haeger family to determine the best use of the property. There are several developers interested in a residential development but before that can happen, there will be multiple public hearings and meetings where you ll be able to voice your concerns. OPPORTUNITY The good news on Walmart is that we ve added a considerable amount of retail to replace their revenues and already have several investors interested in purchasing and rehabbing the building they vacated. We recently won our appeal, which overturned all previous rulings, and are considering our next move. Walmart has every right to relocate, but we argue that the incentives they were given do not comply with the anti-poaching legislation provisions, as it will greatly impact future revenues to our school district by over 6 million dollars over the life of the TIF as well as our loss of revenues. MORE OPPORTUNITIES We are now talking with the owners of River Valley Shopping Center (the old Dominicks location) regarding sale of the property. Since the current owners had no intent to lease or sell the property for the next 10 years, our attorneys filed an eminent domain suit against them, and it appears they are now anxious to work with us. While not a choice taken lightly, it was evident that this was the only way to have the building sold, renovated and leased to a full service grocery store. This has been a top priority for the Trustees and while the process has been lengthy, it looks like we re finally making progress. There is little doubt that the first half of the year has brought many opportunities and challenges. But in spite of them we feel we re in a better position than ever to capitalize on our strengths, as businesses and investors want to be a part of our successful and carefully planned growth. 2 2 VILLAGE UPDATES VILLAGE UPDATES VILLAGE TACKLES DOWNTOWN PARKING ISSUE Sometimes finding a parking space in downtown East Dundee can be a challenge. Between the bicyclists, business clients, visitors to the area and employees of businesses, the area s limited number of spaces are always filled at peak times. In recognition of the growing need for parking, the Board of Trustees is reviewing various options outlined by the Village administration. After listening to the complaints and suggestions from local property owners and business owners, the board has adopted the creation of some type of restricted parking in the area. The Hill Street Municipal Lot behind Dundee Depot Dogs will alleviate some of the problem. Better signage may help. People just don t know that lot is available, said Village Administrator, Bob Skurla. But we think signs, arrows and just simply talking to people will help alert them to this safer option. In addition, certain parking spaces along River Street and Barrington Avenue will be restricted to three hours from 7 am - 5 pm, seven days per week. There will be no parking restrictions along Meier Street. This new parking plan is a work in progress, but its first phase with improved signage will be in place by August 1. WATER QUALITY REPORT MAILED TO RESIDENTS This annual report, recently mailed to residents, outlines the results of tests done to check the levels of a variety of contaminants found in residential drinking water. The Village resampled lead and copper during the last six months of 2015 and found that the Village meets safe limits of the lead and copper rule set by Federal and State agencies. The source of drinking water used by East Dundee is ground water from wells. Specifically Well #5 and Well #6 at 226 Prairie Lakes Road. The water is filtered and softened at East Dundee s Water Treatment Plant where it is also monitored and regularly tested in-house or sent to a separate laboratory for testing. The tests check a wide range of regulated contaminants such as hardness, lead, iron, ph, chlorine and fluoride. Although the Village is responsible for providing residents high quality drinking water, it cannot control the variety of materials used in individual plumbing components. Residents concerned about the potential for lead exposure may take the added precaution of flushing longstanding water through their tap for 30 seconds to 2 minutes before drinking or cooking with it. Drivers need to be especially alert for the following situations: Children walking or riding bicycles Children getting on and off buses Crossing guards at school crossings Posted school speed zones of 20 MPH The East Dundee Police Department strictly enforces all laws regarding school speed zones, school crossings and bus stop requirements. A high percentage of the products sold are American made by local or independent companies. Positioned as offering products that make homemade easy, the store is proud to feature clean label products that include 15 ingredients or less. According to Opfer, Many of our products are prepackaged, ready-to-make items that provide a starting point for making a delicious and nutritious meal quickly and easily. Opfer came to East Dundee because she liked the friendliness of the town and was attracted by the Village s commitment to developing the downtown district into a culinary destination with the right mix of retail, restaurants and residential. Opfer previously ran successful businesses on both coasts and has over 25 years of experience in sales. Pete Pezzetti oversees a five-man crew that is responsible for a wide variety of tasks in the Village. From street cleaning, snow plowing and tree removal to repairing public sidewalks as well as vehicles, buildings and grounds maintenance, his crew is constantly in demand. They also help set up all the special events that are held throughout the summer. There s always a different project that needs to be done each day and that s what I like about the job. It s never the same old, same old, he said. PETE PEZZETTI PUBLIC WORKS STREET DEPARTMENT Pezzetti has seen a lot of changes in East Dundee since he began in 2012 particularly in the downtown district. The transformation has been amazing. His crew, in fact, has helped with a good deal of that transformation. They readied the grounds for new sidewalks to be laid, trimmed and removed diseased trees, mounted new bike racks, helped to renovate the inside of and installed some of the new landscaping. They ve also been busy helping to move employees into the new Police Station and Village staff into offices vacated by police personnel. Although he was born in Chicago and raised in Elk Grove Village, Pezzetti now resides in Roselle with his wife and five children. eastdundee.net
