3 Location and Amenities Longstone has a private situation close to the Tipperary/ Limerick county border. It is 3 kilometres to the south west of the village of Cullen which has two pubs. The village of Oola (5 kilometres) provides for everyday amenities and includes a shop, petrol station and post office. Longstone is conveniently located 10 kilometres to the northwest of the large town of Tipperary which provides a broad range of amenities and services. While Longstone occupies a rural setting, Limerick Junction Train Station is 9 kilometres distant and serves both the Dublin- Cork main line and the Limerick-Waterford line. Shannon Airport is 59 kilometres distant. Primary education is available locally, while the area is well served for private schooling including Cistercian College, Roscrea and Glenstal Abbey, Murroe. Longstone is very well situated for quality sporting and recreational activities. There is a number of challenging golf courses in the area including Ballykisteen, Limerick and Adare Manor. The area is renowned for racing, with Tipperary, Limerick and Clonmel Racecourses 8, 40 and 52 kilometres distant, respectively. There is a choice of excellent hunting packs locally including the Scarteen Black and Tans and the renowned Limerick Hunt, one of the oldest packs in Ireland. For the field sports enthusiast, there is a number of driven and walked-up shoots in the area, as well as snipe shooting. The Rivers Suir, Mulkear and Blackwater provide fishing for salmon and trout. Description Longstone is a compact farm extending to about 52 acres with a private situation. At the core of the property is a fine period home which has been extended and modernised by the sellers. Longstone includes a useful range of outbuildings and a ringfenced block of farmland. In addition to upgrading the house (with work completed in 2008), the present owners made alterations and improvements to the farm buildings and land to create a fully operational stud. In recent years the equestrian enterprise has been scaled back and the land has been let to a neighbouring farmer. Longstone is renowned for having produced Supreme Glory, winner of the Scottish Grand National and second in the English Grand National. The property s name is derived from the large limestone which is situated on a mound within a bivallate ringfort (rath). The site is reported to date from circa AD 1, with the 2.3 metre stone being added in around AD 600. Longstone House Longstone House occupies an elevated, south easterlyfacing situation with excellent views over the rural Tipperary countryside towards the Galtee Mountains. The property is entered through electric gates with a stone wall and is accessed via a hardcore, beech-lined drive which terminates at the front. The drive also leads to the rear, where there is parking and a garage. The house is a combination of traditional and modern construction beneath a pitched slate roof. It is entered via the original part of the house which is understood to date from circa 1860 and has accommodation over two levels, with the two principal reception rooms on the ground floor. The former kitchen (now used as a utility room), WC and boot room are at the rear and form part of a later, single storey extension. There are three double bedrooms (1 en suite) and a bathroom on the first floor. A number of period features form part of the original house, including cornicing, timber paneled doors and surrounds, and a ceiling rose. There is an open fire with marble surround in the drawing room, while the dining room has a solid-fuel stove which is set on a tiled hearth with a brick surround beneath a timber beam.

4 The current owners significantly extended the residential accommodation in 2006 from the western elevation of the original house to create modern living and bedroom accommodation over a single storey, tastefully completed in keeping with the original internal accommodation. A rear porch connects the extended accommodation with the original. The focal point of the house is the modern, open plan kitchen/ sitting room which also includes a breakfasting area. The extension is a feature of Longstone House as it provides the opportunity to separately accommodate two families at the property. Garden The garden is a particular feature of Longstone. There are gently sloping lawns to the front and sides. To the rear is a number of beds and borders which are well-stocked with flowering plants and shrubs, plus box-hedging. It is partially enclosed by a stone wall and includes a terrace area. Outbuildings Attached to the rear of the extension at Longstone House is a room with an external access containing the boiler. There is a range of buildings situated to the rear of the house. A garage/log store adjoins the rear garden. Beyond the garage is a stable block of stone and slate construction and containing 6 loose boxes. This building was upgraded by the current owners. The farm buildings have been adapted for equestrian purposes and include: Machinery store and turn out pen Hay shed 6 Stables Foaling box/store and turn out pen Secure tack room. Situated next to the buildings is a sand arena with central lunging ring, a 4-horse walker with rubber floor and an area of hard standing. Land The land extends to about 52 acres in total and lies within a ring-fenced block, with no exclusions. The farmland is presently all in grass and is used for the grazing of cattle and horses, with much of the land suitable for silage. There is good road access to the land and the undulating fields are bound by mature hedges and trees which provide shelter for livestock. The fields are fenced for livestock by a combination of electric and post and wire fences. There is a mains water supply to the fields. Part of the farmland is presently let to a local farmer for the grazing of livestock on a seasonal basis. There are no Entitlements to the Basic Payment Scheme included in the sale.
