2 foreword Welcome to Edition 101 of Invest in Queensland, the first of many for 2017, and a publication that our firm has had immense success with for greater than 27 years. On behalf of our team, we take exceptional pride in representing the quality of property within this magazine and urge you to take the time to review this document. Despite the uncertainties in particular sectors of the market, which has resulted in a challenging leasing environment, we are pleased to highlight renewed activity and worthy results in the commercial leasing market. This is evidenced in the decrease in total Brisbane CBD Vacancy from 16.9% to 15.3% over the previous 12 months. This is a noteworthy result on the back of an additional net supply of new Buildings totalling 122,715sqm. We have also seen gross effective rents increase dependent on the grade of the asset. Whilst the volume of capital transactions has declined over the past 12 months due in part to a lack of quality investment product on the market, prime and secondary yields have continued to firm over the course of 2016 and first Quarter of Brisbane CBD yields have fallen to a median range of 5.9% - 7.1% as demand continues to grow and the purchaser base continues to expand internationally. We envisage that due to the shortage of quality stock, demand for real estate assets will continue for the foreseeable future. For this reason, Chesterton International has chosen to divest itself of its own headquarters at 100 Wharf Street which has been in our portfolio for just on 10 years. This divestment strategy is part of the long-term business plan of Chesterton International to restructure itself into a more dynamic and boutique brand, resulting in a more agile business able to meet the ever-changing needs of our clients.
