This is evidenced in the decrease in total Brisbane CBD Vacancy from 16.9% to 15.3% over the previous 12 months. This is a noteworthy result on the back of an additional net supply of new Buildings totalling 122,715sqm. We have also seen gross effective rents increase dependent on the grade of the asset. Whilst the volume of capital transactions has declined over the past 12 months due in part to a lack of quality investment product on the market, prime and secondary yields have continued to firm over the course of 2016 and first Quarter of Brisbane CBD yields have fallen to a median range of 5.9% - 7.1% as demand continues to grow and the purchaser base continues to expand internationally. We envisage that due to the shortage of quality stock, demand for real estate assets will continue for the foreseeable future.
