2 Lurmachd Cottage. We are pleased to offer this rare opportunity to purchase a bothy located on the shore at the old village of Smirisary near Glenuig. The property was an old uninhabited croft house which had been used as a byre until the present owners took it over and converted it in Access is by footpath only from the end of the public road which is approximately one mile away. Further access can be achieved by boat subject to tides, weather and ability. The cottage is located within a stone's throw of the waters edge with magnificent views to Rum, Eigg, Muck and Skye. The grounds extend to approximately 1.25 acres and include several ruined buildings. The bothy is completely off-grid. Water is obtained from the adjacent stream or from a nearby well. There are two chemical toilets and power is from a generator. The bothy is heated by a Rayburn cooker, a multi-fuel stove and several gas heaters. The bothy is a traditional stone-built building with a cedar shingle roof and comprises a kitchen/dining room, living room, conservatory, sleeping loft and small shower room. There are two double bedroom chalets, one adjacent to the main building and the other a short distance from the building within one of the old byres. The furniture and many of the contents are being left. The nearby village of Glenuig has a small village shop where a wi-fi signal can be obtained. There is also a hotel and smokehouse in the village. Further shops can be found in Mallaig and Fort William.
3 ACCOMMODATION: LIVING ROOM Wood lined with high shelf around. Windows to front and rear. Views to the islands. Solid fuel stove. Built in bookcase. KITCHEN/DINING ROOM This large room is the hub of the bothy. There is a Rayburn cooker, compact gas cooker and paraffin fridge. White washed stone walls and wood lining. Velux rooflight over and window to front. SLEEPING LOFT - Accessed via ladder from the kitchen this space currently holds a double futon bed and storage space. Although not full height, this is a useful additional sleeping space. CONSERVATORY This room is right across the front of the building taking advantage of the spectacular views. Wood lined walls. SHOWER ROOM This small room off the conservatory has a caravan type shower fed from a container of water which is heated on use. A wash hand basin and chemical toilet. BEDROOM CHALET 1 This is a separate timber chalet adjacent to the bothy which takes a double bed. Glazed door towards views. BEDROOM CHALET 2 Another separate timber chalet a little further from the bothy and built within the wall of one of the old byres on the site. Would take a double bed but currently houses two single beds. STORAGE SHED A former byre converted to house shelving and useful storage area. There is an additional chemical toilet within this structure.

5 GENERATOR There is a Honda generator which supplies two sets of wiring. There is a 240 volt circuit and a 12 volt circuit. There is a bank of batteries for some of the lighting and the shower. The batteries are additionally charged by the solar panel on the roof of the bedroom chalet. EXTERNAL The bothy sits within grounds of approximately 1.25 acres. It is on the shoreline so the sea is literally a stones throw away. There are four additional ruined buildings on the site, one of which was once another croft house although is now only walls. There is a large grassed area to the front of the bothy which is ideal for an outdoor seating area. Further down the coast there is an attractive sandy beach. PLEASE NOTE There is no vehicular access to this property nor is there any possibility of any future road access. All supplies must be carried in or brought round by boat. The footpath is rough and wet in places so sturdy footwear is required.

Council Tax Band Not applicable Non domestic rates (Currently per year) DIRECTIONS From Fort William, travel north on A82 and turn left onto the A830 to Mallaig. Continue to Lochailort and turn left onto the A861. Continue for approx 8 miles to the village of Glenuig. Turn right signposted Smirisary & Glenuig Inn. Follow single track road to end and park in lay-by. (Please don't park in the turning area) Walk down road a little and turn through gate on the right. Continue down the road and then take track to left of house. Continue up the hill to crest of the ridge. Just over the top the path divides. Both reach Smirisary, the left is longer and the right is steeper.
