Situation Lagnagiogan is a charming former croft house set in a peaceful and scenic rural location near the centre of the iconic island of Iona, close to both the village and the world famous Iona Abbey. The ferry service from Fionnphort on the Isle of Mull to Iona operates regularly and takes just ten minutes. The island has a well-stocked general store as well as a number of other shops and businesses catering to locals and tourists providing general provisions, bicycle hire, souvenirs and food and drink. There is also a small post office, library, primary school, village hall, two hotels together with a restaurant/bar and various places of worship. The second largest of the Inner Hebrides, Mull is a highly accessible island, being reached by a 45 minute vehicular ferry from Oban. Services from Lochaline on Morvern and Kilchoan on the Ardnamurchan peninsula are also available. Local bus services covering the island are operated by West Coast Motors and there is a small airstrip at Glenforsa suitable for private aircraft. A main line train service operates from Glasgow to Oban, with most trains connecting with the ferry. Description Lagnagiogan offers well-proportioned accommodation over two floors and would benefit from some modernisation in places. It offers an idyllic lifestyle opportunity for a couple or small family. The landing has a Velux window and allows access to a sizeable attic through a ceiling hatch with a fold-down ladder. Each bedroom has a coombed ceiling with a dormer window offering stunning views over the countryside to Mull in the distance. The upper floor bathroom enjoys partial sea views and contains a bath, WC, wash hand basin and bidet as well as a heated towel rail and an elevated storage cupboard. External The property sits in a good sized garden enclosed by a combination of hedgerow, fencing and a gated stone wall which allows vehicular access to the property from the roadside - ample car parking space is available within the grounds. The garden, being laid largely to grass, is well maintained and features a variety of plants, flowers and saplings.
