1 Streets of Belgravia and Knightsbridge are the most expensive in England and Wales Located in one of London's most prestigious areas in the heart of Belgravia between Hyde Park Corner and Belgrave Square, Grosvenor Crescent is the most expensive residential street in England and Wales, according to latest research from Lloyds Bank. To acquire a typical Grade II listed house on Grosvenor Crescent will cost an average of 16,918, Five of the ten most expensive streets are in the prime residential areas of Belgravia and Knightsbridge in the City of Westminster. They include Eaton Square with an average property value of 15,520,000 and Chester Square ( 8,282,000) both are in Belgravia; Trevor Street ( 10,150,000) and Montpelier Street ( 8,483,000) in the Knightsbridge area. The remaining four streets are in the Royal Borough of Chelsea; they include Cadogan Square ( 8,592,000), Elgin Crescent ( 7,683,000), Egerton Crescent (the most expensive street for the past two years, 7,100,000) and Hillsleigh Road ( 7,091,000). Outside central London the capital's most desirable addresses are Cambridge Gate in Camden which has an average property value of 6,670,000, Coombe Park in Kingston upon Thames ( 3,515,000) and Lichfield Road in Richmond upon Thames ( 2,863,000). (See Table 1) Andy Hulme, Mortgages Director at Lloyds Bank, comments: "London dominates the list of the most expensive residential addresses in England and Wales. As an international city, London has always attracted overseas buyers and in recent years the capital has been a magnet for ultra high net worth individuals. This has led to soaring demand for homes in the prime residential areas of central London and as a result values have grown significantly. For the first time since this survey began, there are three streets with an average property price of over 10 million. "The Royal Borough of Chelsea has always pulled in wealthy buyers, but this survey shows that properties in Belgravia and around Knightsbridge are now the ones commanding the highest prices." Most sought-after addresses in southern England. Away from the capital, the most expensive street is Spicers Field ( 3,734,000) followed by Leys Road ( 3,609,000) - both in Oxshott - Virginia Avenue in Virginia Water ( 3,320,000) and Icklingham Road in Cobham ( 3,264,000). A place near the sea has obvious attractions for many wealthy buyers and several exclusive addresses are dotted along the south coast. These streets include Sandbanks Road on Poole harbour ( 2,493,000), Western Avenue also in Poole ( 2,450,000) and Restrongeut Point in Truro ( 2,097,000).
2 Premium streets in the north The only address outside southern England in the top 50 most expensive streets is Park Lane in Altrincham with an average property price of 2,494,000. Park Lane is followed by South Road ( 2,025,000) also in Altrincham. Other exclusive addresses include Withinlee Road in Macclesfield ( 1,960,000), The Ridgway in Leicester ( 1,783,000), Tiddington Road in Stratford upon Avon ( 1,313,000), Runnymede Road in Newcastle ( 1,154,000) and Rutland Drive in Harrogate ( 1,152,000). REGIONAL KEY FINDINGS North East Seven of the ten most expensive streets in the North East are in Newcastle, mostly in areas such as Gosforth and Ponteland. Runneymede Road is the most expensive with an average price of 1,154,000, followed by Graham Park Road ( 1,091,000), Elmfield Road ( 1,056,000) and Ash Meadows in Washington ( 852,000). North West Outside southern England the most expensive street is Park Lane in Altrincham with an average property price of 2,494,000. Park Lane is followed by South Road ( 2,025,000), also in Altrincham. Other exclusive addresses include Withinlee Road ( 1,960,000) and Castle Hill ( 1,856,000) - both in Prestbury - Leycester Road in Knutsford ( 1,760,000) and Thorsway in West Kirby in the Wirrel ( 1,351,000). Yorkshire and the Humber Eight of the ten most expensive streets in Yorkshire and the Humber are located in the area that makes up the "Golden Triangle" between Harrogate, Wetherby and north Leeds. The region's most expensive street is Rutland Drive in the spa town of Harrogate ( 1,152,000). Other exclusive addresses include Park Edge ( 1,078,000) and Queens Parade ( 923,000) in Harrogate; College Farm Lane ( 1,012,00) and The Ridge ( 978,000) - both in Wetherby; Hall Drive ( 938,000), Bracken Park ( 932,000) and Wigton Lane ( 864,000) all in north Leeds. The streets outside the Golden Triangle are Curly Lane ( 1,012,000) and Moor Lane ( 910,000) - both in Ilkley. West Midlands The most expensive streets in the West Midlands are Tiddington Road in Stratford upon Avon ( 1,313,000), Rosemary Hill in Sutton Coldfield ( 1,268,000), Westfield Road in Edgbaston in Birmingham ( 1,179,000), Vicarage Hill in Solihull ( 1,175,000), Church Street ( 1,154,000) in Broadway and Kington Lane in Claverdon in Warwick ( 1,140,000). East Midlands The most expensive street in this region is The Ridgeway in Leicester with an average price of 1,783,000. Other expensive streets in the East Midlands include Lyndon Road in Rutland ( 1,146,000), Croft Road ( 1,143,000) and Valley Road ( 861,000) - both are south of the
3 River Trent in Nottingham; followed by Golf Lane in Northampton ( 854,000) and Blidworth Waye in Pepplewick in Nottingham ( 852,000). East Anglia Nine of the 10 most expensive streets in East Anglia are in Cambridge. Most of these streets are close to the main University area in the CB2 and CB3 postal districts. The most expensive streets are Newton Road with an average house price of 1,803,000, Barrow Road ( 1,645,000), Woodlands Road ( 1,614,000) and Millington Road ( 1,585,000). South East The 10 most expensive streets in the South East are in Surrey. The most expensive street is Spicers Field ( 3,734,000) followed by Leys Road ( 3,609,000) - both in Oxshott. Other expensive streets in the region include Virginia Avenue in Virginia Water ( 3,320,000) - and Icklingham Road ( 3,264,000) and Eaton Park ( 3,131,000) - both in Cobham - and Moles Hill in Oxshott ( 3,075,000). South West In the South West most of the exclusive addresses are along the south coast with five of the ten most expensive streets in Poole in Dorset. These include Sandbanks Road with an average property price of 2,493,000, Western Avenue ( 2,450,000), Brudenell Avenue ( 2,004,000), Haig Avenue ( 1,923,000) and Banks Road ( 1,597,000). The region's other top addresses include Restronguet Point in Truro ( 2,097,000), Mudeford in Christchurch ( 1,569,000), South Town in Dartmouth ( 1,549,000) and Upper Castle Road in St. Mawes ( 1,543,000). Wales The most expensive streets in Wales are mostly in Cardiff; they include Rudry Road ( 858,000), Llandennis Avenue ( 849,000), Hollybush Road ( 739,000), Lisvane Road ( 718,000) and Druidstone Road ( 679,000). Other streets from outside the capital are Gannock Park West in Conway ( 711,000), Bridge Road in Cowbridge ( 680,000) and Victoria Road in Penarth ( 664,000).
