2 MOSN II NEWS Late evening on April 23 Dave Gatto was walking his dogs at the intersection of Narrow Pond Road and Meandering Way when he discovered a sizeable hole in the center of Narrow Pond Road. Authorities were notified immediately, and the area was barricaded until it was daylight and a determination of the exact problem. After a thorough inspection, it was determined that the hole developed as a consequence of a faulty sewer pipe. Repairs on the area began immediately. After discussions with Polk City officials, the cost of the repairs will be borne by Polk City. A few pictures or the area are shown below. 3 MOSN II NEWS Board of Directors 2017 The MOSN II Board of Directors Contact Information Jeff Kelly President Anne Ross Vice President Rodney Berry Treasurer Sue Syme Secretary Tom Chilcote Director Community Manager Pat Kloss A MESSAGE FROM It has been a busy winter season for the MOSN II HOA Board. We have two new directors, Sue and Tom, who replace Frank and Richard. Thanks to them for their support and excellent teamwork for the past year and I look forward to working with Sue and Tom. Thanks also to Pat for her continued excellent support. The new pool deck chairs and tables are in and they look fabulous. The replacement ice machine is in process. The median renewal has been completed and looks fantastic. The ponds that needed it have been cleaned up. An additional speed limit sign has been installed and stop signs have been installed at Lake Margaret Blvd and Nolan to make it a four way stop. This is an effort to slow drivers down. Additional actions are underway. Finally, many maintenance items have been completed. Thanks to Anne for coordinating the median renewal and Rod for coordinating the safety items! There continues to be a lot of new construction bringing us new friends and neighbors. Folks are starting to migrate north for the summer, please remember to have your lots kept up nice, including weeding, and to secure your freestanding items from winds. Our next board meeting is scheduled for Thursday, October 12th at 10:00. The board appreciates the excellent turnout that we have had for these meetings. 4 BOARD OF DIRECTORS NEWS MOSN II March 2017 Board of Directors Meeting MOSN II Board of Directors met in open session on March 9, 2017 and April 13, 2017 in Clubhouse #2. The agendas were shared with all MOSN II property owners via and the MOSN BBS. Minutes of the meeting were shared in the same way. The highlights of the meetings were the unveiling of the plans and an update to redesign the Lake Margaret Blvd. Pictures elsewhere provide a diagram of the median changes and pictures of the current work. Additional agenda items of interest included updates from the ARC and the Safety Committee. The photos below are from the meetings. 6 THE ARCHITECTURE COMMITTEE & MORE MOSN II ARC UPDATE The ARC continues to be very busy with requests for renovations and upgrades to existing properties. Construction of new homes dominate the building activity, but new RV pads and casitas are adding to the growing MOSN II community. Since the last newsletter, ARC approved 11 simple projects including painting, landscaping, patios and pavers updating. Seven new home projects were approved. The current ARC members for 2017 are listed below as appointed by the Board of Directors. When either away or on site, it's important to continue maintenance on our properties. 7 MOSN II SALES & NEW CONSTRUCTION Since the last newsletter new homes, RV pads and casitas continue to spring out of the ground. McKittrick and Goldsmith construction companies are kept busy with requests for their services. Rich Kloss, Lou Nelsen and Douglass Dillard of MOSN Realty are the principal sales agents for all the new property sales and resales in MOSN II. 8 From the Safety Advisory Committee The Safety Advisory Committee is looking for additional members/ volunteers. The committee s mission is to perform research, conduct planning, and advise BODs on the issues/topics/concerns that affect the health, welfare, and safety of the MOSN community. They meet on the 1st Wednesday of every month at Clubhouse 2 (Card Room). If you or someone you know is interested in joining this committee, please contact one of the Committee Co-Chairs (Bill Smith from MOSN I, or Tony Gatto from MOSN II). Safety should always be our first concern. SAFETY NOTICE REMINDERS The speed limit posted in MOSN is 15 mph. Please observe. You must be 16 years of age and be accompanied by an adult to operate a golf cart in MOSN II. Walk facing oncoming traffic, as far to the side of the road as possible When bicycling, wear a helmet, ride on the right (going in the same direction as automobile traffic), use hand signals when turning and always be alert. Wear reflective clothing and use appropriate lighting when walking, jogging or cycling before sunrise and after sunset. MOSN II Newsletter Spring 2017 Page 8 of 17
9 MOSN Dog Park by Anne Ross and the Dog Park Committee The dog park has been very busy and we really appreciate all our dog park friends picking up after their pets and keeping the park so neat! The last of the engraved Pavers are in and will be installed at the front gate with all the others. Olive Shores North social activities for late 2016 and into the Spring of 2017 have been the largest event offerings in the history of the committee. The committee members have worked hard to provide MOSN residents and guests with a varied event schedule.
