4 Our proposal for Smithfield is to create much more than a collection of buildings We believe that the very essence of Smithfield will not be found in the internalised experiences of office buildings, but in the way in which all buildings and open spaces come together to form a greater whole, a greater order. The essence of Smithfield will be felt upon arrival, whilst passing through, on the way to work, during breaks, on the way home or in the awareness of proximity to the amenities of the context a revitalised public realm network. 12 Smithfield comprises 1.2million sq ft of office, retail and hotel space and will, over time, create more than 4,000 jobs, providing a multi-million pound boost to the North Staffordshire economy every year. A comprehensive masterplanning exercise was undertaken to create a dynamic and sustainable commercial centre for Stoke-on-Trent. No. 1 and No. 2 Smithfield have been designed to BREEAM excellent. 750,000 sq ft of Grade A office space 210,000 sq ft on site for occupation by SOTCC 60,000 sq ft of leisure and retail space 250 hotel beds 3.5 acres of open public space million sq ft of office, retail and hotel space Stoke-on-Trent City Council has already committed to the development and will occupy the first two office buildings, extending to 210,000 sq ft. Smithfield was identified as the ideal location and environment for the council to modernise its services whilst being a part of the new dynamic commercial centre. Smithfield will feature the highest architectural and urban design quality from leading designers, together with innovative techniques to keep energy use to a minimum.

The topography of the site is used to reinforce views and to create a series of steppingstones on the journey from station to city centre. That would not be achieved by creating a limited number of large buildings, which make people feel small. We are creating a place to attract people to spend time in a progressively improving urban environment. In partnership with: Stoke-on-Trent is famous for its pottery heritage and is now rapidly redefining itself as a major service centre in the Midlands.
