After many years, the dream to own our own building has finally been fulfilled. Today we shall be witnessing the launching of the MIP Building by the Honourable Minister of Housing and Local Government, a historical day and event that all members should be proud to be a part of. The MIP Building was purchased on the 14th December 2004 at a cost of Ringgit 1.4 million. This four-storey building is a freehold property that was developed by Glomac Berhad. Located along the Damansara-Puchong Highway (LDP), the MIP building is well accessible and will soon be next to the up-coming Plaza Kelana Jaya, a unique twoshop, one-office unit development that opens to a lakefront promenade. The MIP Building was purchased in cash from funds obtained from the sale of MIP land in Section 5, Kelana Jaya. The 0.55 acres land was bought from PKNS in 1984 for less than RM 120, and was sold in 2003 for RM 2.5 million. We must thank our past presidents and council members and the first Land and Building Committee for this visionary decision that has resulted in a truly worthy investment. Our special thanks goes to Mr Lawrence Chan, Yang Berbahgia Dato Mohd Ishak bin Hj Mohd Arif, YM Raja Mohd Ali bin Raja Osman, Yang Berbahgia Datuk Zainuddin Hj Muhammed, Mr Ong Hong Fong, Mr Chan Kek Tong, Mr Chiam Soon Mock and many others for raising the funds to purchase the land. I hope all members will make the MIP Building your new meeting-place and a must visit place for the non Klang Valley residents. We have a training centre where we will be conducting small group CPD courses, workshops as well as MIP Courses and Exams. We have also created a Resource Centre which we hope to equipped and furnished with books, journals and references for members and eventually the public to access. We definitely welcomed any donations or contributions from you, either in the form of cash or books as we target to equip the Resource Centre by the end of the year. We received donations from Mr Lim Yau Lee and En Zaini Nordin for the Resource Centre in the last AGM and I ll like to thank them once again for their generosity. With this new MIP Building, it will also mark a new beginning for the Institute. MIP needs to reaffirm its core values, whilst reinterpreting them to meet changing circumstances and new planning challenges. The Institute must continue to provide the leadership in promoting and creating sustainable and liveable communities. I hope the launching of the MIP Building will lead to new spirits and commitments from all of you. Let us uphold the profession and the Institute and extend its spatial perspective nationally and internationally. On behalf of the Institute I would like to thank everyone who has contributed towards today s special occasion, the contributions made to purchase the MIP land, the planning submission made, the conversion from institution to commercial and the successful sale of the land to allow us to purchase this building. Today, I feel honoured to be part of this special occasion and I hope all of you share the same sentiments I have for the Institute. 4 THE MIP OFFICE BUILDING PROJECT (Khairiah Talha) The dream of having the Institute s own building started in the early 1980 s. A piece of land located in Kelana Jaya, Petaling Jaya, was identified and efforts to acquire it was made under the then President of MIP, Encik Ho Khong Ming. The land, identified as Lot PT 2820 (Lot 43805), Jalan SS 5D/6, Section 5, Kelana Jaya, Mukim Damansara, was only 2216 sq. m. (0.22 hectare) in size and belonged to the Selangor Economic Development Corporation. It was offered to the Institute for RM10.00 per square foot then, which was later reduced to RM5.00 per square foot upon appeal by the Institute s Land and Building Committee. It had a leasehold status and was already designated for Institutional use. In 1984, the deal was made with MIP making the 20 percent deposit payment on the land. This payment was made by borrowing from the MIP Education Fund. The proposed ten storey building that would house the MIP offices. The MIP formed its first Committee to see to the implementation of the building project. The members of the first committee then included Encik Lawrence Chan as Chairman, Encik John Lim, Encik Yee Ia Howe, Encik Chong Sun Yit, Tuan.Haji Ishak bin Haji Ariff, Encik Micheal Chong, Encik Megat Adlan bin Megat Said, Encik James Fredericks, Encik Ong Hong Fong, Encik Chiam Soon Hock and YM Raja Ali bin Raja Osman. However, it was only in 1993 that a resolution was made at a Special General Meeting, and subsequently agreed upon, to allow the MIP to go into a joint venture in order to get the land developed. So it was then that a joint venture agreement was signed between MIP and Amalan Ehsan Sdn.Bhd.

It would have a total (gross) floorspace of 7,071 sq.m. MIP was to get 15 percent of the floorspace; the rest would be for use by Amalan Ehsan Sdn.Bhd.

It subsequently became an abandoned project with the Institute having to continue with the payment of quit rent and assessment rates.

A resolution was made at the AGM of 2000, and subsequently, the land was sold for RM2.5m to Domain Properties Sdn.Bhd. in November 2001.

The Planning permission was submitted to MPPJ on the 24th September 1996, for the erection of a 10 storey building, with 3 levels basement parking. It would have a total (gross) floorspace of 7,071 sq.m. MIP was to get 15 percent of the floorspace; the rest would be for use by Amalan Ehsan Sdn.Bhd. Construction works were started on the building, with piling work and the completion of the lowest basement car park. However, the recession of 1997 brought to a halt all construction works. It subsequently became an abandoned project with the Institute having to continue with the payment of quit rent and assessment rates. This burden began to drain on the Institute s resources, so much so that the then Council decided to sell off the land and any proceeds from it would be used to purchase a shop-office lot. A resolution was made at the AGM of 2000, and subsequently, the land was sold for RM2.5m to Domain Properties Sdn.Bhd. in November The MIP building at B-1-02, Jalan SS 7/13B, Aman Sari, Kelana Jaya, 47301, Petaling Jaya The hunt then began to purchase a shop-office building, with a reasonable price tag as well as a good prime location. So it was in January 2004 that a development by the SEDC in Kelana Jaya, known as Aman Sari, was purchased, at a cost of RM1.4m. This then is the new MIP building. After 22 years since the dream by past Council members, the MIP finally has a home to call its own.
