3 EXECUTIVE SUMMARY Available for immediate lease Class A 90 x 80 Aircraft Hangar at the Spicewood Airport (FAA 88R) in Spicewood, Texas just 20 minutes west of Austin, Texas. This premium 7,200 SF custom built hangar is one of the largest and nicest, well equipped hangars at the Spicewood Airport. This hangar is located at 105 Sky King Taxi-Way within the air park and Sky King is the 1st main Taxi-Way just off the main runway at mid-field and offers the quickest and most direct access to Runways 17 or 35 and is also one of the closest hangars to the self-service fuel station offering 100 LL and Jet-A Aviation Fuels. ** This class A hangar facility is being offered for long term lease at this time. The owner would consider a sale for serious and strong offers, only. The hangar building is 90 wide x 80 deep and sits on a 100 wide by 150 deep lot including the 100 wide by 50 deep concrete hangar entry apron. The custom fabricated, 1 piece, 70 wide by 17 high hydraulic hangar door provides aircraft access to the 5,400 SF hangar floor area and will accommodate multiple aircraft and equipment. This hangar has front and rear access capability which is very rare for this airpark, with only several lots/hangars offering dual access points. This hangar can be accessed by aircraft and automobile from the front aircraft hangar door or by automobile only from the rear via the main airport entry road Hollingsworth Rd. The rear of the hangar has a 3 walk-door and a 16 roll-up door that opens up to 10 concrete surface parking spaces. At the rear portion of the hangar there is a 1,400 SF 1st floor climate-controlled work/warehouse space with restroom and kitchenette and above that on the 2nd floor mezzanine area, a 400 SF studio apartment with full bathroom and kitchen and 4 private offices and/or conference rooms, each 12 x20 totaling nearly 1,000 SF of business space. Flexible interior construction allows for easy modifications of interior spaces.
4 EXECUTIVE SUMMARY CONT. The hangar is well lighted with high-tech LED commercial lighting and has data cabling throughout with data ports on both floors, as well as a security camera system that can be monitored via the internet. This hangar with workshop space, professional office and conference room space and studio apartment, make it an ideal opportunity for a pilot to also operate their business from this dual-purpose facility or a business owner that fly s frequently to other locations. Spicewood Airport FAA 88R offers a 4,185 x 40 wide asphalt runway that was completely shaved, re-surfaced and widened to 40 of pavement in Runway s 17 and 35 are at 830 MSL and are restricted to daylight operations only and don t provide Instrument approach. The airport permits air traffic of Piston Prop, Turbine Prop, and VLJ (very light jet) aircraft up to 12,500 lbs. The air park consists of over 75 hangars with 83 aircraft based at the field consisting of 70 single-engine, 10 multi-engine and 3 Helicopter Aircraft. Self-Service fueling is available with 100 LL and Jet-A Aviation Fuels. Aircraft maintenance and repair services are also available at the field. "It s Not Just Another Airport! At Spicewood Airport we pride ourselves in helping every pilot find a perfect spot that fits their aviation needs. Originally completed and opened in 1972, this airport blossomed in 1998 when hangar development and runway extension began and has become the dream of many pilots. We maintain that small town airport atmosphere with our friendly welcoming pilots and neighbors. Quality restrictions, and a great Pilot s Association is at the heart of our successful community airport. Whether you rent or own, you become a member and play a valuable part of our little airport community. Owned by the Spicewood Pilots Association and supported by the pilots who fly here.
