1 DESTINATION High Sierra Lodge, a Hyatt Residence Club Resort 2017 Issue 1 A Message from the Resort Manager We are all hoping, as we do every year, for a snowy winter at Hyatt High Sierra Lodge, a Hyatt Residence Club Resort. It is always reassuring to see snow on the peak of Mt. Rose early and this year it came on September 12, In reviewing my notes from the owner s meetings on Wednesdays at 4:00 p.m. in the clubhouse, last winter there were a few questions that came up. Here are some answers: Why is it hard to get the bedrooms in our unit to warm up? The heating system in the units is a closed loop with hot water going through it. When the thermostat tells the system to turn on, the heated water starts flowing through the unit clockwise or counter clockwise. It does take a good 5 10 minutes for the heated water to warm the pipes and for you to start to feel heat. If you have your fireplace on and it is warm in the living room, it will tell the thermostat it is warm in the unit and turn off the heat for the entire unit including the bedrooms. The best thing to do if your bedrooms are cold is keep the fireplace off. Why are the trees and bushes taped up? The snow in Tahoe has a high moisture content and this tends to break the branches of the trees and bushes. Taping prevents the branches from breaking and allows us to have healthy trees and bushes in the spring. Why can t the plow turn off the beeping noise? The department of transportation requires the plow to have on the back up alarm. The driver does his best to avoid backing up as much as possible, but at buildings 4, 5, and 6, he has to back up. We look at it as a good thing. It means a good amount of snow if the plow is here. The most frequent question this past fall at the owner s meeting was when is the baby due? I am happy to announce we are proud parents to another baby boy, Charlie, born at the end of October. Thank you to the team for taking care of the property in my absence. 2 Board Update Dear Members of the High Sierra Lodge Owners Association, Your board wishes all members of Hyatt High Sierra Lodge owners association all the best this year. We met on September 29 for our annual board meeting and election. The annual meeting featured an owner comment period, reviewed our operational budget and reserve budget, and discussed future plans for the resort. This past year was a busy year. While we didn t have a major project, we completed the following projects in 2016: Resurfacing the parking lot and fixing the drainage, new front door locks for all units, as the old locks were malfunctioning and replacement parts were no longer produced. New heaters for the pool and spa, as the old one no longer worked, and sanding and staining of Building 2. New and additional bell carts were purchased, giving owners a bell cart for each floor to ease the check in/out process. The pool and spa are scheduled to be plastered during our maintenance week. We approved the purchasing of new dishware, as our old pattern was no longer produced and we were running low on replacement dishes. Lastly, we approved the purchasing of all new coffee makers, blenders and toasters. The next major project will be the replacement of all furniture; the board will hire a Hyatt/ILG approved design firm to produce a design that maximizes functionality of the units, while maintaining the Tahoe look and feel. We will share the design with all the owners, and new furniture is scheduled for installation in We thank Resort Manager Megan Humphrey for her and her staff s efforts and service. Shared ownership is a unique concept, and with over 2,500 owners, we receive a lot of ideas and comments. We listen to everyone and do our best to put our owners best interests first, while following our stated goals to keep the resort service and condition up to the high standards expected from the Hyatt/ILG brand, and maintaining an annual assessment structure as low as possible. Your board members are Director Steve Dallas, Secretary Linda Adkins, Vice President Steve Dykstra, and President James Novack. For 2017, the above board will be joined by Neil Glick, who was elected along with Messrs. Novack and Dallas to serve a two-year term. We again thank the owners for their support. You care. 4 Resort News Utilities As deeded property owners here in Incline Village, you pay taxes towards the Incline Village General Improvement District, IVGID, which takes care of many utilities in the community. These items include gas, trash, water and sewer. In addition to the utilities, they run the great added amenities of Incline Village, including Incline Beach, Ski Beach, Burnt Cedar Beach, The Incline Village Recreation Center, Championship Golf Course, Mountain Course, and Diamond Peak ski area.
