2 April 2015 in comparison to the previous year 1 Current overview of hotel performance for selected destinations in Germany: Berlin Occ: 76 %, ADR: 84, RevPar: 63 The Berlin hotel industry enjoyed a very satisfactory April. This year, fewer days of April were taken up by school holidays. Demand in the group sector was very good and there was some high-priced business and convention trade, especially following the holidays. The DDG Congress and the ConhIT event were very well booked. Occupancy only rose slightly (up 2%), but room rates were significantly (7%) stronger. There was also some additional short-term corporate business in the second half of the month. RevPar grew by 9%, even though the Easter bookings were somewhat weaker than last year due to the weather. Cologne/Bonn OCC: 68%, ADR: 93, RevPar: 63 In Cologne and Bonn, no one was sure about what April would really bring. Inquiries for the FIBO trade show (9 to 12 April 2015) came very late, but they were stronger and prices were higher than last year. The week after Easter is normally much weaker, although the FIBO trade fair does generate rather more business at this time. Compared to last year, fewer days of the Easter school holidays fell in April, which greatly swelled the number of business visitors. In January, occupancy rose by 8% and ADR by 7% compared to last year. This led to a 15% increase in RevPar. Dresden OCC: 62%, ADR: 69, RevPar: 43 Spring fever did not infect Dresden this April. More leisure sector business had been expected at Easter. Easter was significantly worse than last year due to the poor weather. The second half of the month was sluggish, too. The low number of bookings in the meeting and group sectors, as well as a lack of corporate business made life difficult for the Dresdner hoteliers. Though a few conventions and meetings went very well, these could not offset the generally negative trend. So while occupancy declined by 7%, room rates, on the other hand, rose 4% (RevPar: down 4%). 1 Temporary figures (daily collected) quoted are comparisons with those for the previous year Source: GmbH/STR Global, details as of Gesellschaft für Marktanalysen mbh Sachsendamm Berlin GmbH/Solutions Dot WG GmbH Page 2
3 Dusseldorf OCC: 59%, ADR: 89, RevPar: 53 April was again extremely negative for Dusseldorf, with a 22% drop in RevPar, mainly due to a big (21%) fall in room rates. This is mainly due to the absence of the important Wire & Tube trade show (held only every other year) in Frankfurt OCC: 65%, ADR: 107, RevPar: 69 The absence of the Light & Building event from Frankfurt this year (the last one was held from 30 March to 4 April 2014) hit room rates hard in April, with ADR down by 0.5%. Even though this year s Musikmesse was in demand, it was unable to sustain the room rate levels achieved by the Light & Building event. However, business during the Easter holidays (the first two weeks of April) was particularly satisfactory, and this was reflected in the positive occupancy and healthy overall figures (RevPar: +5%). Hamburg OCC: 81%, ADR: 116, RevPar: 93 April in Hamburg was marked by generally positive developments (Occ up by 0.7%, ADR up by 5% and RevPar up 6%). An increase in room rates had been expected due to the very strong international trade fair (International Aircraft Interior) and the annual Haspa Marathon (held in May last year). Nevertheless, the above average demand in the leisure segment that had been expected at Easter did not materialize, leading to a fall in occupancy. Leipzig OCC: 66%, ADR: 72, RevPar: 47 April in Leipzig was overall positive (RevPar: + 7%), due to an increase in room rates (ADR up 5%). This year, the Mekom congress took place in Leipzig (24 to 26 April), which explains the growth in ADR. Gesellschaft für Marktanalysen mbh Sachsendamm Berlin GmbH/Solutions Dot WG GmbH Page 3
4 Munich Occ: 74%, ADR: 112, RevPar: 83 The Easter weather was not very encouraging in Munich. Leisure sector business over the public holidays was correspondingly poor. There were no trade fairs in Munich this year. The Easter holidays came at the right time, leaving three full business weeks in April, for which there was great demand. Leisure sector demand was also high, especially during the school holidays and at the weekends. A major soccer match was also played on the last holiday weekend. Due to Ramadan, bookings from the Arab market were a little later in April. Occupancy declined by 1% but room rates increased by 3% (RevPar up 2%).
