2 Introducing Clyde Situated less than an hours drive from the Melbourne CBD, in the Casey City local government area (LGA), are the currently developing suburbs of Clyde and Clyde North. Casey City, the most populated LGA in Victoria and one of the fastest growing LGAs in Australia, lies in Melbourne s South East Growth Corridor. Melbourne is presently the fastest growing capital city in Australia, the second biggest city by population in Australia and in future, will become the nation s largest city, with a population breaching 8 million by According to the Global Liveability Index in 2015, Melbourne, the capital city of Victoria, was the most liveable city in the world for the fifth year running. A survey undertaken by the Conde Nast Traveler Magazine in 2014 awarded Melbourne the title of friendliest city in the world. Melbourne was also named the top Major City in Human Capital and Lifestyle, due to its high scores in categories like literacy rate and quality of life, in the 2014 Global Cities of the Future report. On top of these achievements, Melbourne is considered one of the education cities of Australia, as it s home to 10 internationally-renown, top-class universities, was voted the second most student friendly city in the world in 2015 and is situated in Victoria, the second most educated state in Australia in Additionally, Melbourne is a globally recognised medical hub for its cancer research and treatment and is supported by Victoria s status as an international leader in neuroscience, medical device design and infectious diseases. Considered one of the strongest performing financial centres in the Asia Pacific region, Melbourne is in the top 30 cities in the world on the Global Financial Centres Index. Its position in the global financial industry is aided by Australia s biggest airport and busiest container port being situated in Melbourne and by the strength and quality of Victoria s economy. It s firstly, bigger than most south-east Asian nations and secondly, has maintained a triple A credit rating, the only state to have such a prestigious rating in Australia, for 10 years. Forecasts suggest that Clyde will greatly benefit from its place in the award-winning city of Melbourne and is set for massive population and employment growth. Over the next 5, 10 and 15 years, the combined population of the Clyde Growth Area and Clyde North suburb is expected to grow significantly faster than Victoria as a whole. From 2016 to 2021, the annual growth rate is a tremendous 30.29%, which means the area is growing over 17 times faster each year than Victoria during the same period. An annual growth rate of 28.29% is predicted to occur from 2016 to 2026 and this rate is almost 17 times larger than Victoria s rate. Between 2016 and 2031, the annual growth rate of 24.30% is 15 times the size of Victoria s rate. This rate will increase the population from 2,160 in 2016 to approximately 56,400 in 2031, a population 26 times larger than its 2016 size. Another four years to 2036 and an estimated 87,900 people in total, will call the area home. Statistics suggest 7,300 people on average move to the Casey City region each year. Between 2011 and 2031, these new families will help to increase Casey City s population by 173,000 and will bring the total population to 434,000 people by Such a huge, future population requires support in the form of dwellings and jobs. According to forecasts, Casey City will add more residential dwellings, between 2011 and 2031, than any other LGA in Victoria. Approximately 68,300 new homes will be provided to residents. From 2011 to 2041, the combined number of residential dwellings in the Clyde Growth Area and the Clyde North suburb is set to increase by 11,148% or 40,000 dwellings and by 2041, a total of 40,400 dwellings will be accessible. Major residential development in the Clyde area, currently in progress and planned, is the source of these new dwellings and the influx of brand new housing has created demand from household-forming couples and families. Future development of large greenfield opportunities in and around Clyde will further drive growth and trigger more demand. CLYDE Suburb Profile I Page 2

3 Between 2013 and 2018, the Casey City LGA expects an employment growth of more than 10%. From 2006 to 2031, Casey City residents will gain access to 20,000 to 40,000 new jobs. Out of these jobs, a combined 25,500 new jobs could be generated by the completion of the Clyde North suburb, employment precincts, like the planned Cardinia Road Employment Precinct and employment clusters, such as the Dandenong South Employment Cluster. Industrial and business parks could also contribute 22,000 or more jobs in the near future. Additionally, billion dollar and multi-million dollar projects in progress, approved or proposed will produce thousands upon thousands of jobs. These projects include the Casey Central Shopping Centre redevelopment, the Melbourne Metro Rail project and the South East Airport project. Statistics suggest 7,300 people each year on average, move to the region. As a result of these growth rates, Casey City has been ranked one of the fastest growing LGAs in Victoria and in the top 10 fastest growing LGAs in Australia. By 2031, an additional 173,000 people will be living in Casey, bringing the region s total population to nearly half a million or 434,000 people. This tremendous increase in population has lead to Casey City being crowned the second largest growing LGA in Victoria from 2011 to On top of this achievement, the region will add more residential dwellings between 2011 and 2031 than any other LGA in Victoria. It s estimated 68,300 new homes will be provided to the City of Casey residents during that period of time. Demand for new dwellings has already been triggered, with the occurrence of $845 million dollars worth of residential building approvals in the 2014 to 2015 year. Out of Victoria s total of $20,337 million in residential building approvals in the same period, Casey City made up 4.15% of the approvals. 20 Industry & Employment Casey City s labour force in June 2015 consisted of more than 150,500 people and is the largest local government area (LGA) labour force out of all LGA labour forces in Victoria. Clyde and Clyde North are situated within the Cranbourne South Statistical Area and it s estimated 5,000 people or 3.20% of the Casey City labour force worked in this statistical area in June According to forecasts, Melbourne Metropolitan s South East Growth Corridor, which encompasses the Casey City LGA, could generate 86,000 to 110,000 new jobs. South East Corridor s employment growth is one of the reasons why Melbourne Metropolitan will become Australia s largest business centre by Between November 2013 and November 2018 alone, the Casey City LGA anticipates an employment growth of 10% or more and between 2006 and 2031, the city s residents expect access to 20,000 to 40,000 new jobs. An estimated 2,000 of these jobs will be created via the completion of the currently developing Clyde North suburb. Other jobs will be produced via employment precincts and national employment clusters. National clusters are six areas containing businesses and institutions that contribute significantly to the economy. Industrial and business parks and recently completed, in-progress, approved and proposed infrastructure projects will also create jobs. Employment precincts include the Cranbourne West Employment Area, situated a 10 minutes drive north-west of the Clyde CBD and the Cardinia Road Employment Precinct, located a 15 minutes drive north-east of the Clyde CBD. Formed via the development of industrial areas, a business park, mixed use areas and a business activity centre in the Cranbourne West Precinct Plan, the Cranbourne West Employment Area could produce up to 17,000 jobs. Plans suggest the development of a business and industrial park and neighbourhood activity centre in the Cardinia Road Employment Precinct could generate 18,500 jobs. A 20 minutes drive north-west of the Clyde CBD is the 154-hectare Dandenong South Employment Cluster. Home to the award-winning Logis Eco-Industrial Park and three other industrial and business parks, the national cluster currently provides 55,000 jobs and is expected to generate another 5,000 jobs in the coming years. Further north-west, a mere 30 minutes from the Clyde CBD, is the 4,000-hectare Monash Employment Cluster, the largest, established national cluster in Melbourne Metropolitan. Monash consists of four industrial and business parks, as well as an array of health, education and research facilities. These include the Clayton Campus of Australia s largest university; Monash University, the future Monash Children s Hospital and the Monash Enterprise Centre. Not only is the Monash Employment Cluster the largest national cluster in terms of size, but it also contains the largest concentration of employment after the Melbourne CBD. Approximately 58,500 people work in the cluster and once a newly-created planning framework is in place, thousands of jobs will be produced in the near future. In addition to the industrial and business parks situated in the employment clusters, there are 10 completed and 9 in-progress industrial and business parks within a half an hours drive of the Clyde CBD. Though completed, parks such as the Casey Business Park and the Healey Industrial Estate still have the potential to offer new jobs. Upon the completion of parks like the South East Business Park, Thompsons Base Business Park and Caribbean Business Park, at least 22,000 new jobs will be made available to Casey-Cardinia residents. In-progress infrastructure projects with the greatest impact on the local job economy include the new Monash Children s Hospital, the Casey Central Shopping Centre redevelopment and the Casey Cultural Precinct project. Altogether, these projects are expected to generate thousands of full-time and part-time jobs. Projects in their awaiting commencement stage and proposed projects, such as the Melbourne Metro Rail project and the South East Airport, respectively, could create 113,500 full-time and part-time new jobs. 21 CRANBOURNE SOUTH UNEMPLOYMENT RATE 3.40% (in June 2015) In June 2015, Cranbourne South Statistical Area s unemployment rate was 3.40%. Compared to Victoria s unemployment rate of 6.40% in the same period, Cranbourne South Statistical Area has an extremely low rate, which indicates high employability for the area s residents. Statistics from the 2011 Census identify the construction industry (15%), manufacturing industry (11%) and the agriculture, forestry and fishing industry (11%) as the top 3 industries by employment in the Clyde and Clyde North area. Fourth and fifth industries respectively are the retail trade industry (9%) and the education and training industry (7%). Cardinia Shire as a whole, is supported by a number of key industries. Listed in order of the size of their economic output, the top 5 key industries are manufacturing, real estate services, construction, wholesale trade and retail trade. Forecasts suggest the construction and manufacturing industries will grow significantly alongside the advancing development of the Clyde and Clyde North suburbs and will therefore, remain the top industries over the coming years. As at June 2014 the GRP (Gross Regional Product) of the Casey City LGA was $6.18 billion. This represented 1.85% of Victoria s GSP (Gross State Product). From 2006 to 2014, the GRP increased by 32.40%.
