2 LOCATION Werrington is a suburb located in the Penrith City Council local government area of Outer Western Sydney, New South Wales. With a population of 3,848 residents. It is 48.5 kilometres west of the Sydney central business district. Settlers Estate offers easy access to the M4 motorway and Great Western Highway and is located in close proximity to schools, Western Sydney University, Nepean Hospital, local shops, places of worship and public transport. 3 TRANSPORT Werrington railway station is on the North Shore, Northern & Western Line of the Sydney Trains network with direct trains to the CBD. Fast (limited stops) trains can be caught from Penrith Station (approx 4.5km distance). Although Settlers is located within the suburb of Werrington, it would be more convenient for residents to use Kingswood station. Settlers Estate is accessed from the Great Western Highway and serviced by the M4 Western Motorway (Mamre Road exit). Werrington Arterial Road - Stage 1 is currently under construction (Scheduled to complete end of 2016 ) and is set to connect the Great Western Highway and the M4 Western Motorway providing direct access to the M4 Western Motorway with entry and exit ramps at Werrington. On completion, it will result in improved travel times for residents traveling to the Sydney CBD. 5 AREA PROFILE Settlers Estate Werrington and neighbouring suburbs have a lot on offer when it comes to education, recreation, sports and shopping. There are also some great healthcare options close by with Nepean Hospital being approx 3km away. Education and Childcare: There are a number of educational facilities in the area. One of the major facilities is the Western Sydney University. The Penrith Campus consists of three sites; Kingswood, Werrington South and Werrington North. As one of the largest universities in Australia, and ranking in the top 2% of Universities in the world, WSU certainly does set students up for success through their broad range of degrees. Students of WSU who will live in the Settlers Estate should consider taking advantage of the WSU shuttle bus which picks up students from Kingswood Station approximately every 10 minutes and drives directly to the Uni buildings. Werrington has access to a number of primary and secondary schools, with public or private options, some of these include: Kingswood South Public School, years K-6 Werrington Public School, years K-6 St. Joseph s Primary School, years K-6 Wollemi College, Independent Catholic Boys School years 3-12 Montgrove College, Independent Catholic Girls School years 3-12 St. Dominic s College, Catholic Boys years 7-12 Penrith High School, years 7-12 Kingswood High School, years 7-12 Kurrambee School, students from the age of 4 until 18 who have an intellectual disability with moderate to high support needs. A number of childcare and before and after school care centres are available in Werrington and close by.

6 Hospitals and Healthcare: The Penrith area has several medical centres and specialist centres available. Nepean Public and Private Hospital is approximately a 3km drive from Settlers Estate and care for a number of medical services. Services include maternity, gynaecology, neonatal intensive care, emergency, diagnostics, pediatric, surgical, intensive care, coronary care, rehabilitation and mental health. Also on the Nepean Hospital campus are a Tresillian Family Care Centre, Menopause Service, Nepean Cancer Care Centre, Diabetes Service and the Wentworth Centre for Drug and Alcohol Medicine. Nepean Hospital is a teaching hospital of the University of Sydney for medical students and also provides nursing and allied health training for many other universities. 7 Sports and Recreation: Below is a list of some of the main sporting fields and recreational facilities available in Werrington and surrounding suburbs: Colonial Golf Course Dunheved Golf Course The Kingsway Playing Fields Dunheved Archery Club Penrith Valley Regional Sports Centre (indoor) Werrington Lakes Many beautiful parks and reserves. The Great River Walk offers stunning scenery along the Hawkesbury-Nepean River. Take your bike, pack a picnic or put on your walking shoes and visit the Great River Walk as it passes through Penrith at the foot of the Blue Mountains. Over the past five years Penrith City Council has created almost eight kilometers of walking track along the Nepean River. Known as the Great River Walk, it features spectacular views of the beautiful river set against the backdrop of the Blue Mountains. Most of the track is part of a six kilometer loop that follows the riverbank on both the Penrith and Emu Plains sides of the river. The walk is accessible from both Penrith and Emu Plains Railway Stations. The walk features resting points and lookouts where you can see bird and other wildlife in a natural setting. 8 Shopping: Shop-a-holics beware! Shopping in the Penrith City Centre can be addictive! From the aweinspiring architecture of Westfield Penrith and Nepean Square to the numerous little arcades in the main street, there s bound to be a bargain waiting for you! Penrith Westfield is located 4.5km from Settlers Estate featuring a number of supermarkets, department stores and places to eat. The retail precinct boasts a wide range of outlets with an extensive selection of products yet it is compact in size, making shopping a lot of fun and very easy on the feet. All in all, the Penrith City Centre is an absolute paradise for those who love to shop.
