3 Spring housing season is here The remains mixed from region region At the beginning of Spring, the estimated value of the housing asset class was $6.7 trillion, making housing the nations largest asset class by a significant margin. Growth in the overall value of Australian housing is being pushed higher by increasing dwelling values as well as a record amount of new housing being added the. Importantly, housing is one of the primary wealth drivers for Australian households, comprising more than half of Australian household wealth. The Australian housing is in the fourth year of a strong capital gains cycle, with capital city dwelling value increasing by a cumulative 39.9 per cent since dwelling values started rising in June While growth conditions remain strong, at least at a macro level, we are now seeing a slowing trend in the pace of capital gains after the annual rate of value growth peaked in July 2015 at 11.1 per cent. By the end of August 2016, the annual rate of growth has reduced 7.0 per cent across the combined capital cities. While the headline rate of growth remains solid at 7.0 per cent per annum, there is a great deal of diversity in housing conditions from region region. Differences in economic and demographic facrs around the country have resulted in substantial differences in housing demand. 4 There s been a 7.0% rise in housing value in capital cities over the past 12 months Outside of the capital cities, regional areas connected with the mining and resources secr have recorded a substantial decline in housing conditions, while many of the coastal and lifestyle s are showing consistent increases in transaction numbers and dwelling values. The capital city housing s are also returning a varied performance, as can be seen from the graph below which shows the capital gain or loss over the twelve months ending August At one end of the spectrum we have Sydney and Melbourne where dwelling values continue trend substantially higher, although the growth trend has been moderating in both cities since the middle of Annual change in housing values, capital cities Combined capitals Canberra Darwin Hobart Perth Adelaide 7.0% 7.6% -4.2% 6.5% -4.2% 2.8% At the other end of the spectrum are the cities where values have softened over the past year. In stark contrast Melbourne and Sydney s housing s, dwelling values are down by 4.2 per cent in both Perth and Darwin over the past year due weaker economic conditions and a downturn in migration rates from both overseas and interstate. There are some early signs that housing conditions are gathering some momentum in Canberra and Hobart, with these cities showing a considerably stronger pace of capital gains compared with a year ago. Adelaide s housing has showed a reasonably consistent and sustainable rate of growth in dwelling values, despite a weakened local economy, while Brisbane s housing has recorded a moderate rise in the trend rate of growth as the South East Queensland economy gradually improves and interstate migration starts move higher. Prospective home buyers should be aware of the vastly different housing performance from region region. 5 House sales cool across the What are the facrs influencing the slowdown in activity? Nationally, CoreLogic estimates there were almost 455,000 house and unit sales settled over the twelve months August 2016, which, despite the lowest mortgage rates since 1960, is 10.8 per cent lower compared with the same period a year ago. While there will be some upwards revision in these numbers as the large number of off the plan units move through their settlement phase, the slowdown in activity is occurring across each of the capital cities varying degrees. The lower number of dwelling sales can be attributed a number of facrs including affordability constraints in some s, tighter lending conditions, and in some cases a shortage of sck available for sale. The cities where conditions have softened (Perth and Darwin) are showing elevated sck levels while Sydney and Melbourne are seeing tal listings which remain relatively low with very low levels of new sck additions being added the. The shortage of listing is likely adding some amount of urgency the in these areas which is contributing the upwards pressure on prices. With housing demand showing some moderation, there has been a recent trend wards homes taking slightly longer sell. Despite the recent rise in the average number of days on, vendor ing rates remain largely unchanged across the combined capital city. The lack of new properties advertised for sale is having a positive impact on the auction. The average clearance rate has been recorded at in excess of 70 per cent for each of the past nine weeks indicating strong demand while volumes are much lower than a year ago. 7 Questions and Answers? What s a median value? CoreLogic estimates the value of virtually every residential property each week. The median value is simply the median, or middle estimated value of houses or units within the specified region. Before calculating the median value we filter out value estimates that we aren t confident about and haven t reported a median statistic where there were fewer than fifty valid valuation estimates within the suburb and ten sales over the year. A median value measure tends provide a much more reliable and stable reading about the typical value of a house or unit within a region compared with a median sale price which is based on only those homes that have sold within the specified region over a given period.? What is the vendor? Moniring property advertisements is a core part of CoreLogic s business. We gather listings data from online and print media, match the listings against our property ownership database, de-duplicate the listings and count them for our sck on measurements. Apart from tracking the advertising hisry of any home that has been listed for sale, a useful bi-product of this data is work out what the difference is between the original asking price on a property compared with the ultimate selling price (ie the contract price). The vendor is simply this difference expressed as a percentage. For example, if a house was originally advertised for sale at $500,000 and eventually it sold for $480,000, the vendor would be 4 per cent. Note that we don t calculate a vendor figure if there is fewer than ten observations of a listing and sale pair over the period and auction sales are excluded from the calculation.? What about time on? Our time on statistics are calculated in a similar way the vendor. Time on, or the median selling time of a house or unit, provides an indication about how long a property takes sell within the specified region. A faster selling time implies a fairly hot while a longer days on figure would normally indicate sedate conditions. Note that we don t calculate a time on figure if there is fewer than ten observations of a listing and sale pair over the period and auction sales are excluded from the calculation. 8 ? What is the median? This figure provides an indication about the typical weekly rents being offered within the region. Asking rents are derived from rental listings. Where there are fewer than ten observed rental advertisements over the period, a rental statistic has not been calculated.? What s the gross rental? The gross rental is calculated by dividing the annualised advertised rental price of a property by its estimated value. The is gross as it does not take in account any expenses associated with the rental income such as the commission the property manager, interest costs on the mortgage or maintenance on the property. A net can be calculated on individual properties by subtracting any costs from the annualised rental estimate on the property then dividing the net rent by the tal purchase price.
