34 New Housing and Renovations Outlook Summary Interest rate rhetoric and movements will be the key driver of new housing activity in 2011/12, followed by on-going credit constraints. Labour market conditions will be a key positive for housing demand as will reasonably strong growth in household incomes. A lack of progress on key housing policy reforms looks set to persist due to budget constraints at a Federal and state level, a convoluted COAG agenda, and a lack of appetite at the Federal level. So, while new home building activity is likely to slow in it appears that the leading indicators are turning a corner and heading up again.
