1 To: All Lawai Beach Resort Coral Building Owners For several years, Lawai Beach Resort has had a program to allow unit owners to deed back their unit ownership to the resort, when they are no longer able to travel to Kauai, or for other reasons. Also, there are always a number of unit foreclosures each year. These situations create a backlog of Coral units to the resort that all the other owners must cover the ongoing unit maintenance fees. The resort has had programs in the past to re-distribute these backlogged units to existing and new owners, but lately, the units have returned to the resort faster than we can reduce the backlog. Therefore, the Lawai Beach Resort Board of Directors desires to form Coral whole unit ownership units like the resort currently has in the Alii and Banyan buildings and then market them. This would greatly reduce this backlog and benefit everyone. This action would consolidate 52 weeks of unit ownership into one whole unit and it is possible 2-3 units could be created in the Coral Building. To allow this whole unit concept to happen, it would be necessary to have some Coral building unit owners exchange their existing deeded unit and have it replaced with an identical deeded Coral unit. Owners would NOT incur any fees or inconvenience from this transaction or loss of unit reservations, trading or deposit power, since we are a floating weeks ownership resort. For your cooperation in this effort, you would be rewarded with a $100 gift card for Keoki s Paradise and the satisfaction of knowing that you will be saving yourself and fellow unit owner s considerable future maintenance fee expense. The exchange of the deed and gift is contingent on receiving agreement for all of the intervals required. If your unit ownership is identified as a unit that is needed to make this whole unit concept work, a letter will be sent to you. Once the whole units are created, the resort will market them at a competitive price. It is expected that the whole units will readily sell with much benefit to all of us as Lawai Beach Resort owners. 2 Aloha, Noe Hookano General Manager Lawai Beach Resort 5017 Lawai Rd. Koloa, HI (808) Spring is in the air and Kaua i is very green from all the winter rains we ve had! Let s get you updated on the projects here at the resort. The Alii units are just completing the annual interior general maintenance. Engineering replaced the water line, valves and face plate for the toilets. They are replacing the exterior doors and refinishing the door trims. The interior doors are also replaced as needed. The new recliners arrived and were installed in February. Moving east, the Banyan units did not have too much going on. The new drapes and dim outs were installed in December. The last unit for renovation was completed, YEAH! New carpets arrived, and installation begins in April. In the Executive Suites, the recliners were replaced, and the bathroom renovation will begin in April. Further east, the Coral units will restart the floor tile replacement in April. The new recliners should be on island in June. New lanai light fixtures were ordered, and we will begin installation when delivered. Circling back to the west, Lika Lani's new drapes and dim outs were installed in December. Again, not much happening here at the moment. And on the exterior: The hallway carpets for both Banyan and Coral is scheduled for installation in May and June. We trimmed the plumeria trees while they are dormant We trimmed the mango tree at the Coral building, to reduce the number of birds nesting at night. We are replacing the ADA mats at all entries. Speed humps were added throughout the parking lot. Reservations Policy The enforcement of the 24-month rule has created some upheaval. Since we are enforcing it, owners of multiple weeks are unhappy, and we do understand. I have heard that many will sell their additional weeks, opting not to have to deal with waiting an additional month to book additional weeks. And this can also be multiple months depending on how many weeks are owned. I have received many suggestions such as a lottery system, changing the time from midnight to noon, serve owners with existing reservations (from prior month) first, tracking the seconds & not just the minutes, etc. I don t have a ready answer but do know we want to be fair to all owners. I welcome any suggestions and assistance, so we can accomplish this. Just drop me a note at n.hookano@lawaibeach.org. January, February and March has always been the most popular months for our owners to come home. The inventory has always been tight. The multiple week owners could book consecutive weeks through the 24th month and beyond thereby not have any concerns the enforcement now causes. As we review this, I do ask that you be respectful of our Associates. They are doing their jobs of enforcing the policy. 3 Night on Tuesday & Saturday Each Tuesday, we have a food truck on property to service our owners and guests before the Hula entertainment by Tamatea Nui. With the positive feedback we received from owners and guests, we have added another food truck on Saturday. They are on site between 3:30 4:00 p.m. Service begins at 5:00 p.m. and goes until 7:00 p.m. We alternate between Live Fire Pizza and Kickshaws each Tuesday: A Hui Hou Pete & Joan! We bid a warm farewell to Pete Goeldner. Pete represented the whole unit owners on the Board of Directors and did so very well. The Plumeria trees are dormant during the winter months and to keep the desired height this is the best time for pruning. Is the Resort transitioning to LED bulbs? Yes, we are slowly transitioning to LED bulbs. We need to ensure the switches and ballasts are capable of handling an LED bulb. Are there plans to heat the Banyan pool? No, there are no plans as yet. It takes a long time to preheat the oven, why? We have found with the new stoves that are more energy efficient, preheating the oven could take up to 15 minutes. -10-
8 Mark & Sharon Sutherland: We are from Mukilteo, Washington. We bought our first week in the Coral building in 2009 after our friends, also LBR owners introduced us to the resort. Purchased a week in the Banyan 2 years later. We love golfing, snorkeling and sailing. We purchased a 50 ft long catamaran in 2016 from Martinique, Caribbean. To bring her home, we did three seperate sailing trips; from Martinique to Panama through the canel, then to Oahu, Hawaii, and from Oahu to Puget Sound, Washington. We sailed a total of 10,000 miles during the trans-pacific voyage. Favorite Activities: We enjoy going to different farmer markets on the island, visiting Kilauea Light House and Polihale Beach and Waimea Canyon. During our stay this time, we joined the Ancient Kauai Excursion and learned a lot of Kauai history, culture, ecology, and had a chance to visit the Makauwahi cave. Makauwahi Cave Favorite Restaurants: Rum Fire, Duke's and Koloa Firsh Market. Favorite Things about LBR: The location and staff, this is our 2nd home. Improvements: Sharper knifes and it would be nice if an electic griddle is available upon request. Each team is asked to have a representative on the track at all times during the event.
