Parkland County, located just west of Edmonton and extending about 80 kilometres west to the Pembina River, is home to about 31,000 residents and over 1,500 businesses. From Parkland County, industry can directly access key markets and supply chains north and west of the region. This has created new opportunities for a wide range of industries that support the needs of established enterprises. The balance of well-established firms and new enterprises adds to the business acumen and energy within the County. With one of the lowest tax regimes in Western Canada, its cost-competitive land options, proximity to resources, a skilled labour force and one of the most beautiful rural settings in the region, Parkland County is one of the fastestgrowing industrial areas in Western Canada. Top sectors by number of businesses include construction, transportation and warehousing, and manufacturing. 3 ALASKA & YUKON PRINCE RUPERT GRANDE PRAIRIE FORT McMURRAY Enterprises worldwide recognize the colossal economic power of the Edmonton region. With its strategic location offering efficient access to Alberta s resource industries and supply chains, excellent transportation connections to domestic and international markets, a foundation of established business and industry and a skilled workforce, the Edmonton region is the right place to grow your business. VANCOUVER RED DEER CALGARY MEDICINE HAT The Edmonton region s economic strength is driven by Alberta s energy and natural resources. This has facilitated the development of a diversified base of businesses and industries selling to and servicing Alberta s massive oil sands, shale gas and the agriculture and forestry sectors. As well, the region s position as gateway to the North gives it access to a very active Western Canadian market encompassing over 10 million people. Diverse, sustainable economic strength The region s economic diversification offers business momentum. GDP projections for the Edmonton region show steady growth of 2.9% annually over the next several years because of factors such as: economic improvement of major U.S. indicators, sustained growth in China, a key trading partner, a lower Canadian dollar, enhancing cost competitiveness in export markets, the ongoing servicing needs of Alberta s significant resource extraction infrastructure, increasing market competitiveness for labour, construction, feedstock and overall operating input costs because of the easing of record growth levels, and a growing consumer base with disposable income that is fueling consumer demand. The Edmonton region acts as the primary logistical service centre for Northern Alberta, with OVER 182 BILLION of major new investments in Alberta over the next decade. Acheson Industrial Area, one of the largest industrial parks in Western Canada, has grown considerably over the past several years. More than 600 million in industrial building permits issued for Acheson development since 2006 make it one of the fastest-growing industrial areas in Western Canada. In 2014 alone, the area saw over 150 million in new construction. Since 2009, Acheson has averaged 700,000 square feet of development activity annually. 7 Favourable tax regime Containing annual operating costs is part of the business recipe for success. Parkland County offers one of the lowest industrial tax regimes in the Edmonton region and full-service municipal utilities at cost-competitive rates. While the recent softening fuel prices have impacted some sectors, the downward pressures on fuel and other operating costs improve the business bottom line for many companies. Businesses locating in the County also have ready access to a skilled workforce at wages competitive throughout the region and across Alberta. All other locations charge per truck (by volume). in Alberta Parkland County was recognized as one of Alberta s best communities for business by Alberta Venture magazine in 2010, 2012 and With the exception of the Hamlet of Entwistle, the County does not have franchise fees for utilities. 1 Municipal websites 7

8 TDL firms in Parkland County know their direct access to highways leading to customers west, north and northwest, and proximity to airports and rail intermodal yards are key to sustaining their businesses. From Acheson, most northern destinations can be reached in one trucking day, reducing every round trip truck movement by 10 to 75 km relative to other Edmonton region parks. This means huge savings since transportation costs can represent over 50% of total logistics costs. 8

9 Six highways run through the County: Highway 16 (Yellowhead), 16A, 22, 43, 44 and 60. The County offers easy access to Edmonton s ring road, Anthony Henday Drive (AHD), expediting travel around Edmonton and through the entire region. Acheson s location north of the North Saskatchewan River means firms can ship heavier loads without having to deal with weight restrictions on crossings. The Canamex Highway offers a seamless highway connection from Alaska to key U.S. and Mexican markets. The Edmonton region is a link on the Ports to Plains Corridor from the Port of Prince Rupert through the prairies and major Midwest U.S. cities to the Texas gulf coast. The North American Super Corridor (NASCO) links additional Midwest and southern U.S. markets and ports. Location and access are critical to the business bottom line of our distribution facility. Acheson Industrial Area meets our key logistical demands for market access and availability of a sizable plot of land. Another key advantage is Acheson s proximity for many of our staff who live in St. Albert or Edmonton s west end. DARREN MUNNICH, PRESIDENT, SYSCO Western Canada accounts for nearly 60% of Canada s rail freight loadings. Growing volumes and the multi-market access from the Edmonton region reinforces the growth potential for rail in the region. Spur lines are possible in Acheson off CN s main line. The CN McBain Intermodal Terminal is located on Parkland County s eastern border. CN s Walker Yard, located 20 minutes from Parkland County, offers extensive flat switching. CP s intermodal site is located within easy access to south Edmonton. Travel time to the Edmonton International Airport (EIA) is 15 minutes from the southeast corner of Parkland County. EIA offers full cargo handling 24/7. EIA has expertise in moving heavy and oversized loads and a cargo consolidation point for intercontinental cargo flights from major international carriers such as FedEx. Parkland Airport, located a few kilometres south of the Acheson Industrial Area, is used for recreational flight services. Nearby is the Villeneuve Airport for charter and recreational flight services. Parkland County s TDL firms serve an increasingly diverse customer base, from food distribution to oil and gas extraction activities. TDL services also fill an indirect but key role for businesses such as parts suppliers, heavy equipment supplies and industrial contractors that supply resource extraction firms. Opportunity also exists in the steadily growing consumer market across Western Canada. Particularly in northern communities, demand from the less-thantruckload sector is increasing to distribute consumer goods and foodstuffs where truckload deliveries must be consolidated and deconsolidated for multiple communities. 9

10 Drawing from a regional population of almost 1.1 million, over 60% of the available labour force has post-secondary education or apprenticeship training. Another 23% are high school graduates. 1 1 The Edmonton region is served by major post-secondary institutions including the University of Alberta, MacEwan University and the Northern Alberta Institute of Technology (NAIT), one of Canada s largest trade apprenticeship trainers.
