2 INTRODUCTION Western Australia s rapid economic development, driven by the solid international demand for the State s abundant natural resources, has placed a premium on high quality, strategically located industrial land. The Avon Industrial Park is an ideal long term solution, offering a convenient and cost-effective location for companies servicing the agriculture, construction and resources industries in the Wheatbelt, Goldfields, Mid West and the northern regions of Western Australia. The 473ha Park, only 18km from Northam and 116km from Perth, has a total area of 203ha available for industrial use, and is located next to key transport routes, being close to the Great Eastern Highway and adjacent to the transcontinental railway line which could provide rail services in the future. Many companies have bought lots in the estate, taking full advantage of land costing about one tenth of comparable industrial properties in Perth, as well as offering broadband communications, underground 10mVa power and a plentiful water supply. The Park is now home to Master Projects, Bushy Tanks, Interquip, DE Engineers, CY O Connor TAFE, Tesla Pty Ltd and Hutchinson Builders. Independent market research anticipates that when it is fully operational, the Park should provide up to 2000 direct jobs and 3000 indirect positions. This could provide the Avon sub-region with a significant population boost. Collective wage and salary payments to residents in the region could be as high as $12million. The Avon Industrial Park project is a partnership between LandCorp, the State Government s land and property developer, and the Avon Community Development Foundation along with stakeholders such as the Wheatbelt Development Commission, Avon Industrial Park Advisory Board and the local community.

First, the purpose of developing the Park and the aim of all of LandCorp s regional industrial developments is to create jobs and encourage people to remain in rural WA. Second, Avon is the only industrial estate in Western Australia established as a result of the local community s initiative. Spearheading this is the Avon Community Development Foundation which represents local government authorities, local businesses, industries, the general public and State Government agencies. Third, accelerating demand for industrial land in Perth means the Avon is recognised as a logical and economic alternative to metropolitan industrial estates. LandCorp is proud to have helped transform the original vision of the Park into reality. I would encourage all enterprises to seriously consider the advantages of moving to the Avon Industrial Park. Increasingly the Avon Industrial Park has become a reality, those of us who have been involved from the outset have much to celebrate. Our Vision Statement is to facilitate opportunities for economic growth, employment and community development in the Avon Region through the development and expansion of the Avon Industrial Park. We can achieve this through partnerships with businesses that endeavour to create regional economic and employment diversity and opportunity. We are aiming at attracting skill-based manufacturing, processing and distribution industries that enhance and complement the sustainability of the region, without competing with existing lighter industries in regional local government precincts. With the Avon Industrial Park, the region can expect to benefit by diversifying away from agriculture, its fortunes no longer so closely linked to world agriculture and commodity markets. As the Park grows, this is expected to build investment confidence in the region, with job creation, construction and increased economic activity for local retail and service businesses. Collectively, wage and salary payments to the residents of the region when the Park is fully operational could be as high as $12million annually - representing a major boost to economic and social growth. We will ensure that those who move to the region receive a warm and genuine welcome and a helping hand. Northam is the largest inland town in WA and is second only to Fremantle for its rich collection of historic buildings and sites.
4 AVON INDUSTRIAL PARK 4 AVON: THE SCENIC HEART OF WESTERN AUSTRALIA One of the most important attributes of the Avon Industrial Park is its prime location in the rural heart of Western Australia. As the largest State in Australia (2.5million km 2 ), WA has a fascinating and diverse topography along with a world renowned environment. It receives an average of nine hours of sunshine year-round and has some of the best beaches in the world. The two million people who call Western Australia home enjoy a casual, relaxed lifestyle and a high standard of living with an emphasis on outdoor recreation. 5 AVON INDUSTRIAL PARK 5 LIFE AND LIFESTYLE The Avon Industrial Park and nearby Northam lie in the picturesque Avon Valley about 100kms east of the State s coastal capital, Perth. The scenic Avon Valley River winds its way through the region, and like its English namesake, is popular with tourists and holiday makers. The Wheatbelt Region covers almost 155,000km 2 and is home to over 72,000 residents, making it the third most populous region in the State. About 16,000 people live in the main centres of Northam, Beverley, York and Toodyay; the remainder live on the land on farms or small landholdings enjoying a relaxed rural lifestyle. The country life is almost a dying concept in today s bustling world. In a country town you get to know your neighbours, share in their achievements, maybe belong to the local footy or tennis club, bushfire brigade or country club. Surrounded by wide open fields, native forests and native fauna it s an every day experience to greet your local bank manager, postman and policeman by name. You might grow your own fruit or vegetables because there is a bit more space to breathe; maybe you ll run a few sheep, cattle or horses or perhaps have a pony for the kids. No doubt you ll get involved with activities at the local school, maybe take an interest in local public affairs, and just generally get into the spirit of a country life with values and personal interaction that can be missing in the city. You ll enjoy locally grown produce - the Wheatbelt is the State s largest producer of lamb, mutton, oranges, cut flowers, honey and, of course, wheat. And there s plenty to do there! The Avon region boasts a number of high-profile tourist attractions such as the Avon Valley National Park, the annual Avon Descent river race, numerous festivals as well as nature s spectacular annual display of wildflowers each spring. The region has well-developed transport links, with major highways and rail routes to Midland and Perth along with easy access to Fremantle and regional ports. Daily Perth and return public transport service are available. So if you feel like an injection of city life or a swim in the sea, you re only about 90 minutes drive from Perth and the Indian Ocean. There are extensive health, recreational and cultural services and good educational facilities including primary and secondary schools, including the C Y O Connor College of TAFE. The area also offers affordable housing and commercial business premises in the heart of Northam. The Avon Valley is known for its high rainfall and lush surroundings, probably the reason it was selected for settlement by WA s early pioneers. York, about 35kms to the south of Northam, was settled in 1831 and is WA s oldest inland town. Both Northam and York still maintain their historic atmosphere, as does nearby Toodyay with its century-old gaol, flour mill and quaint main street. Northam, the hub of the Avon Region, is situated just 97kms from Perth, and the Avon Industrial Park is located 18kms east. Blessed with clean air, wide open spaces, a healthy, happy lifestyle and abundant natural beauty, the Avon Valley is an area full of promise and endless possibilities for those fortunate enough to call it home.
6 AVON INDUSTRIAL PARK 6 IN GOOD COMPANY A number of businesses have already chosen to make the Avon Industrial Park home. Bushy Tanks Bushy Tanks, the second company to move into the Park in 2004, moulds and manufactures custom-made tanks for rural and industrial clients, particularly mining companies. The company s Suzette Scheer says Avon Industrial Park was chosen because it has a fabulous location on Great Eastern Highway which has good access to the mining companies in Kalgoorlie and the northern regions. The company employs up to 20 people and operates on a 1.75ha lot with 1,550sqm of shed and offices. Interquip Interquip, which supplies and maintains processing equipment for the mining industry, purchased its 4ha site in June 2006, and has a 1.5ha office and workshop on the site. Managing Director Justin Hardy said the company was originally located in the Perth suburb of Maddington, but its facilities there were too small to cope with much of its repair and maintenance work, with the result that a lot of the work had to be outsourced. The establishment of its own facility in the Park means the company is now able to carry out all its own maintenance work without the need to outsource. It s been a good idea to move out of Perth it is very difficult to send road trains out of the metropolitan area. From here it is easy, he said.
7 DE Engineers DE Engineers is the largest manufacturer of grain seed cleaners in Australia, and one of the largest grain silo and field-bin manufacturers in the State. They purchased two lots at the Park in According to DE Engineers owner Kevin Prater, Avon Industrial Park offered the room to be able to expand their business and provide good sales and dispatch space for the silos and other stock before they head to customers. Its customers will benefit from reduced costs and greater accessibility, while the company will enjoy the options delivered through the extra space they will occupy compared to where they are now in Perth. Hutchinson Builders In 2010 building company Hutchinson Builders decided to buy into the Park with a predicted 300 jobs to be created at the company s new modular accommodation factory. The company s completed facility will have 15 production lines and at full capacity produce 50 fully equipped modules per week. Hutchinson s modular units will be delivered to the Pilbara to support the accommodation needs of the resources industry. Hutchinson Builders chose Avon Industrial Park because of the size of the lots, its proximity to Perth and major transport routes, existing infrastructure and potential multi skilled workforce. C Y O Connor TAFE C Y O Connor TAFE opened a new skills training facility at the AIP in August The CY O Connor Institute s new Industrial and Farm Safety Skills Development Centre will give people who work in the Wheatbelt s agricultural and industrial sectors access to a comprehensive range of equipment and teaching resources. The centre will specialise in safety training, delivering courses in high risk licences such as Chemical Handling, Forklift, Chainsaw, Scaffolding, White Card and Safe Operation of Tractors.
8 LOCATION The Avon Industrial Park is 18kms east of Northam and is only about 90 minutes from Perth. A convenient location for servicing Perth, the Wheatbelt, Goldfields, Mid West and Northern regions of Western Australia. PROJECT AREA Total area: 473ha comprising: 270ha of parks & recreation land and 203ha of industrial land. Target Industries Agriculture and resources support industries, innovative housing construction, minerals processing, transport, logistics and manufacturing.
