Mirvac s Gainsborough Greens development is a master planned community directly across the road from the site, which on completion will accommodate approximately 2,300 households, surrounding an 18 hole golf course with clubhouse and community centre. The main trade area generally comprises the suburbs of Pimpama, Coomera and Jacobs Well. We anticipate Pimpama Junction Shopping Village to be the only convenience centre with a full line supermarket east of the highway until such time as the Coomera Town centre is developed. However, by this stage Pimpama Junctions catchment would have grown to such a level that it will no longer include Coomera Town Centre. So where s the competition? There are no full service supermarkets on the eastern side of the Pacific Motorway positioned to serve the primary trade area population. In fact, the nearest existing Woolworths or Coles is at Coomera City Centre & Upper Coomera, both being on the Western side of the motorway. Customer Profile Young Families, High Incomes The primary catchment will comprise young families with higher incomes that own their own homes demographically well above state averages: Main trade area household income of $106,000 is significantly higher than the South East QLD average of almost $88,000. The average household size of 3.0 in the primary trade area is well above the SEQ average of 2.6. Couples with children make up 58% of the family structure in the main trade area compared with the South East QLD average of only 46%. Similarly, couples (with & without children) make up 86% of the family structure in the main trade area compared with the SEQ average of only 76%
