The Sunshine Coast Airport is currently awaiting the approval of an Environmental Impact Statement for the expansion project. 19 Did you know The Sippy Downs/Buderim area has a population of around 49,000 residents, and has grown at a faster rate than the Sunshine Coast. With further potential for strong growth, due to the major infrastructure projects in the region, STRINGYBARK PLACE offers a compelling combination of factors for potential investors. Achieving excellence as a housing product does not eventuate without a combination of ingredients including an appealing location that already attracts an abundance of high-yield renters, plus future infrastructure and population growth. In real terms the residential vacancy rate in postcode 4556 (which includes Buderim and Sippy Downs) is currently just 1.0%. Given that a vacancy rate far below 3.0% exists, suggests an under supply of suitable rental product. An interesting fact for potential investors, suggesting a desperate shortage of appropriate rental accommodation in the locale. While the region also experienced a 10.1% growth in population over a five-year period ( ), which was higher than the national growth rate of 8.7% (ABS, 2014). Another boost for the Sippy Downs Town Centre is the recent decision by Insurer Youi to build a new head office and call centre to accommodate up to 2,000 staff. Costing between $80 million and $100 million with construction due to start later in Youi s investment supports the Council s strategy of bringing knowledgebased service industries to the Sunshine Coast and helping to diversify the Sunshine Coast s economy.
