3 Executive Summary Jaber International Group GmbH & Co. KG (JIG) is a group of internationally active companies which has been in business for over 20 years. Our headquarters is located at Technologiepark Dortmund, Germany. In our activities we focus on Real Estate Development, Information Technology and Education. JIG invests in real estate projects such as land development and existing sites of different sizes, both in Germany and abroad. We work with selected partners on a project-by-project basis. 4 Location The Ruhr District The Ruhr District is the largest conurbation in Germany, and the fifth-largest in Europe. The Ruhr District is home to 5,1m people living on 4,435 km3. It stretches 116km from East to West and 67km from North to South. It has an excellent infrastructure of autobahns and rail lines, rivers and canals. Usually a traveler will not even notice when they cross from one city into the next; to the West the Rhine River is seamlessly connected to the Rhein-Ruhr network of waterways. Dortmund, Essen, Duisburg and Bochum are old cities which were founded in the Middle Ages along the Westphalian Hellweg. They are the natural urban centers of today s Ruhr District. Purchasing power per capita is 20,174 (2016) with an upward trend. Dortmund has worked hard to become one of the most dynamic cities in Germany. Innovative concepts and clever local planning have turned it into a rapidly growing technology hub and into a showcase example of urban development in Germany. Dortmund also has built an international reputation as a place for innovative Science. 10 Kampstraße Kampstraße is conveniently situated within walking distance to both Dortmund Central Station and the Westenhellweg shopping district, which it runs parallel to. Westenhellweg draws shoppers from across the region, and it has one of the highest pedestrian frequencies in Germany. Right next to Kampstraße to the West is Unionsviertel (Union Quarter), which gets its name from The Dortmunder U, opened in the context of RUHR.2010 European Capital of Culture. It has since remained a popular venue for artists and other creative entrepreneurs. Thier-Galerie is Dortmundʼs top-rated shopping mall with more than 160 specialized retailers, cafés and restaurants. It is also within walking distance of Kampstraße. 11 Boulevard Kampstraße Kampstraße got a boost in value when it was lavishly remodeled as part of the Boulevard Kampstraße initiative for urban revitalization. Boulevard Kampstraße is now an attractive urban space with a wide variety of specialist retailers and services, as well as diverse restaurants and cafés. It runs 1,200m in length, and the carriageway in the middle is now only 6m wide, with both parking spaces and greenery to the sides. The sidewalks are fully accessible.
